Keep as much original material as can be safely and reasonably repaired. First identify what the feature is made of, how it has deteriorated, and what is causing the damage; then choose maintenance, stabilization, repair, or limited replacement. That preservation-first approach follows the National Park Service (NPS) Standards for Preservation, but the right work for a particular home depends on its construction, condition, local requirements, and any landmark rules.

How should you decide what to repair?

In its Standards for Preservation, last updated June 20, 2023, the NPS says, “The historic character of a property will be retained and preserved.” In practice, that means treating sound original material as an asset—not assuming that replacement is the default solution. A vintage feature is not automatically historically significant, and NPS guidance does not replace a site-specific assessment or local building requirements.

  1. Document what is there. Photograph the feature and note its material, shape, finish, hardware, and visible damage before altering it. If a detail is unusual or might be significant, seek advice before removing it.
  2. Identify the construction. A wood sash, masonry wall, plaster surface, and tile floor need different repair approaches. Avoid choosing a product or method based only on appearance.
  3. Look for the cause as well as the symptom. A stain, loose finish, crack, or decayed patch may be connected to moisture or another underlying problem. Repairing only the visible damage can leave the cause in place.
  4. Choose the least extensive sound intervention. Consider maintenance first, then stabilization or repair. Replace only material that cannot reasonably be retained; where replacement is needed, match the existing feature’s material and appearance as closely as appropriate.
  5. Consider the whole result. Assess how much original material remains, whether new material is compatible with the old, how moisture will move through the assembly, how closely profiles and finishes can be matched, and whether the work affects operation or energy performance. These are practical decision factors, not an NPS scoring system.

The NPS Preservation Briefs index covers specific materials and problems, including moisture, windows, masonry, plaster, stucco, tile, and paint. For a complicated or extensive repair, a preservation professional or qualified contractor can help identify the material and scope before work begins.

Can old wood windows and doors be repaired instead of replaced?

Often, maintenance, stabilization, or replacement of individual parts can address problems without removing an entire historic window or door. The NPS guidance on weatherizing historic buildings treats those as distinct options, rather than presenting wholesale replacement as the only route to better performance.

Start with inspection, not a symptom-based fix

Sticking, drafts, deteriorated paint, loose joints, and localized decay are reasons to inspect the sash, frame, glazing, joints, and exposure to water. Any one symptom can have more than one cause, so it does not establish which repair is appropriate. Look for signs of water entry and consider whether the frame and surrounding wall are also affected.

Match the work to the condition

When work is mainly maintenance or stabilization, the NPS guidance supports repairing the window. If many parts need replacement, a replacement that matches the existing window may be worth considering. The guidance also discusses storm windows as an option. If adding a storm door, choose a compatible design with minimal visual impact where one is appropriate.

Maintain historic solid and paneled wood doors, and apply caulking or weatherstripping as needed. For either windows or doors, the specific repair depends on what remains sound and how the assembly is built; do not assume a draft or sticking sash calls for the same fix in every house.

What mortar should you use on historic brick?

For historic brick masonry, repointing mortar should be formulated for the existing masonry—not selected as a generic mix. NPS guidance says it should be lime-rich and slightly weaker than the masonry units, and should match the historic mortar in color, joint width, appearance, and tooling.

Repointing is not automatically necessary just because brick is old. First determine whether the joints are deteriorated enough to require work and, where possible, understand the existing mortar and masonry before specifying a replacement. A mix that is too strong or otherwise incompatible may damage the masonry; the appropriate formulation depends on the actual materials and condition.

Do not substitute joint sealant for mortar in vertical masonry joints. The NPS maintenance guidance cautions that sealants are not breathable and can contribute to moisture-related damage in adjacent masonry. For extensive deterioration or uncertain materials, get an assessment from someone experienced with historic masonry before repointing.

How do you repair vintage plaster, stucco, and interior details?

Plaster and stucco vary by substrate, composition, and period, so there is no one repair mix or method that suits every old wall. The NPS maintains separate guidance for historic flat plaster and historic stucco. Identify the surface and its condition before choosing a repair approach.

Retain sound historic finishes where possible

Interior character can come from more than a room’s layout. The NPS guidance on historic interiors identifies features such as cornices, baseboards, fireplaces, paneling, doors, hardware, flooring, wallpaper, paint, and decorative finishes. Repair deteriorated plaster where feasible rather than removing traditionally finished plaster simply to expose the masonry or wood behind it.

Gypsum board may be acceptable in some circumstances when historic plaster is too deteriorated to save and the walls are not highly ornamented. That is a limited option, not general permission to remove plaster that can be repaired or contributes to the room’s character.

Clean without stripping away character

Harsh cleaning can alter historic materials. NPS interior guidance cautions against destructive coating-removal methods such as torches or sandblasting and against harsh agents that can change wood. For masonry cleaning, the NPS Preservation Briefs index describes choosing the gentlest appropriate method and addresses the consequences of unsuitable water-repellent or waterproof treatments. Avoid experimenting on a prominent surface before the material and finish are understood.

What should you do about damaged wood floors or tile?

Wood flooring

If a historic wood floor contributes to the building’s character and can be repaired, retain and repair it. If it is beyond repair, choose a replacement that matches the historic floor. The NPS guidance on historic wood flooring notes that how closely a replacement must match depends on the floor’s role in the building’s historic character.

Ceramic tile

The NPS Preservation Briefs index identifies guidance on historic ceramic tile types, maintenance, cleaning, protective and slip-resistant coatings, repair, and selective replacement of damaged tiles. The appropriate treatment depends on the existing tile and floor; the available guidance does not justify prescribing a particular grout, adhesive, or coating for every installation.

How should you handle moisture and old paint?

Address moisture before repairing its effects

Moisture can damage finishes and building materials, and a repair that leaves the source of water in place may fail again. The NPS Preservation Briefs index describes guidance for diagnosing and managing moisture deterioration in historic buildings, including remedial treatments, maintenance, and common problem areas. Investigate the source as part of planning the repair instead of treating a stain or damaged patch in isolation.

Check current lead-safety requirements before disturbing paint

Old paint may contain lead, so sanding, scraping, or other work that disturbs it can create a hazard. The NPS lead-paint brief is marked as under revision; it should not be treated as current regulatory advice. Before disturbing old paint, check the applicable current federal and local requirements and use appropriate lead-safe practices. For work involving hazardous coatings or uncertainty about safe handling, consult qualified help.

When is professional advice especially important?

Get qualified local advice before proceeding if the work involves structural failure, extensive decay, uncertain historic masonry or plaster, hazardous old coatings, or a property subject to landmark review. In the United States, NPS guidance offers a useful preservation framework, but local codes, climate, building construction, and preservation requirements can change what is suitable for a particular home.
