How to Prevent Water and Drafts at Exterior Door Thresholds

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Stop threshold leaks by treating the doorway as two systems that must work together: a drainage system that catches water and sends it outside, and an air seal that closes the moving gaps around the door. For a new or replacement door, install a continuous sill pan with a back dam, end dams and an outward drainage path before setting the door. For an existing door, diagnose the entry point, adjust or replace the threshold weather seals, fit a full-length sweep and reseal only the joints intended to be sealed. Never caulk over a designed sill outlet or ignore rot beneath the threshold.

Why exterior door thresholds leak

A door opening interrupts the wall’s drainage plane. Rain that normally runs down housewrap or another water-resistive barrier reaches the rough opening and can enter at the sill, jambs or head unless flashing collects it. Wind-driven rain is pushed under a door, while water can also migrate through failed sealant, a loose threshold or concealed wood rot. Air follows the same discontinuities: a small gap between the slab, sweep and threshold can make a room feel cold even when the visible door appears closed.

The fix is not a bead of caulk alone. A pan flashing below the door provides a secondary water path; the threshold and sweep provide the primary surface seal; and the frame-to-wall joints must be integrated with the wall’s water-resistive layer. Building Science Corporation defines pan flashing as an element below a door or window that collects leakage and directs it back outside. The U.S. Department of Energy similarly emphasizes correctly lapped flashing so water goes out rather than into the wall cavity.

Decide whether to repair or replace the door

Start by identifying where water and air are actually entering. On a dry day, inspect the threshold, jambs and trim. During rain, look for the first wet point rather than the largest stain. A controlled spray from a garden hose, applied from the bottom upward and paused between areas, can help isolate a path; do not spray upward into the wall or use a pressure washer.

Condition Repair is usually suitable when Replacement is usually safer when
Threshold It is sound, supported, level and still has adjustment range. It is warped, cracked, soft, badly corroded or cannot be supported continuously.
Weather seal Compression seals are worn but the slab and frame are square. The slab is twisted, the frame is out of square or the seal gap varies substantially.
Substrate The floor is dry and intact after trim is removed. Rot, insect damage or wet sheathing extends into the rough opening.
Flashing Existing flashing can be exposed and tied into the wall drainage layer. No sill pan exists, or old flashing is discontinuous and cannot be integrated without opening the wall.
Performance goal You need to stop drafts or minor splash entry at a serviceable doorway. You need a durable water-management detail for a heavily exposed or repeatedly leaking opening.

If you find rot, stop sealing and remove enough trim or cladding to determine its extent. Covering wet or decayed material traps moisture and can make a later repair more invasive.

What a reliable sill pan must do

A sill pan may be a manufactured pan, a site-formed metal pan or a self-adhered formable flashing membrane approved for the opening. Whichever system you use, it needs the same functional features:

  • Continuous waterproof surface: No punctures, open corners or unsealed seams beneath the door.
  • Back dam or positive slope: Water must be prevented from running inward and directed toward the exterior.
  • End dams: The pan must turn up at both jambs so water cannot spill into the wall ends.
  • Overlap onto the drainage plane: The pan must connect to housewrap or another approved water-resistive layer, not terminate behind it.
  • Open exterior drainage path: Any sill weep, notch or front edge designed to discharge water must remain unobstructed.

Dimensions and corner details are product-specific. Follow the pan manufacturer’s instructions and the door manufacturer’s sill detail; a generic folded piece of flashing is not automatically adequate. Building codes commonly require pan flashing at exterior doors where no alternative approved detail is provided, but the adopted edition and local amendments control.

  • One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
  1. Inspect the rough opening. Remove the existing threshold, trim and damaged flashing as needed. Check the sill, jambs and sheathing for rot, wet insulation or insect damage. Repair and dry the opening before installing new materials.
  2. Prepare the opening and drainage layer. Cut the housewrap or water-resistive barrier in the pattern specified for the door. Fold and temporarily secure the flaps so the pan and jamb flashing can later be lapped into the wall drainage plane.
  3. Form or install the sill pan. Install a pan with a continuous waterproof bottom, back dam, end dams and a positive slope or directed path to the exterior. Press membrane firmly into corners without stretching it. Protect the pan from fasteners or shims that could puncture it.
  4. Bed or seal the pan as specified. Some systems require compatible sealant beneath the pan or at its back edge; others rely on adhesive. Use only the sealant or primer listed by the system. Do not place a continuous bead across the front where it would block drainage.
  5. Set the prehung door. Place the frame on the pan, keeping the sill straight and fully supported. Use compatible shims at the manufacturer’s locations and avoid crushing a manufactured back dam. Temporarily fasten the jambs, then verify the slab has an even reveal and latches without binding.
  6. Seal the frame-to-pan interface. Where the detail calls for it, fill the gap between the door frame and pan with low-expansion door-and-window foam, backer rod and sealant, or another specified material. Do not substitute high-expansion foam, which can bow the frame.
  7. Install jamb flashing over the pan. Apply compatible flashing to both sides so each jamb piece laps over the pan’s end dam and directs water onto the pan. Press or roll the flashing to eliminate channels and follow required minimum overlaps.
  8. Install head flashing over the jamb flashing. The head piece must shed water over the side flashing, not behind it. Integrate its upper edge with housewrap or another water-resistive layer, using the manufacturer’s sequence for tape, membrane or metal drip cap.
  9. Complete the exterior and test. Install trim with the specified clearances, seal the threshold-to-substrate joint only where the door detail calls for sealing, and keep the designed exterior weep open. After sealants cure, test with a gentle hose spray from the bottom upward while someone inspects the interior and the exposed sill edges.

The lapping order matters: sill pan first, jamb flashing over the pan, and head flashing over the jambs. Reversing those overlaps creates a path into the wall even if every seam appears sealed.

Repairing an existing threshold without creating a new leak

1. Separate splash entry from concealed leakage

Water on the interior face of the threshold may come over the front edge, through a gap under the slab, around a jamb, or from rot beneath the sill. Remove interior casing or exterior trim where necessary and inspect with a flashlight and moisture meter. Soft wood, dark staining, swollen flooring or a musty cavity indicates that a surface bead is not the whole repair.

2. Check support, level and adjustment

A threshold must be continuously supported and level across the opening. Tighten or replace loose fasteners, correct missing shims and repair a deteriorated subfloor. If the threshold has adjustment screws, raise it only enough for the door seal to compress evenly; excessive adjustment can make the door drag, prevent latching or leave a gap at the corners.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Replace compressed weatherstripping

Weatherstripping is the primary line of defense against air leakage around a door, according to Canada Mortgage and Housing Corporation. Replace seals that are flattened, torn, brittle or permanently set. Match the replacement profile and kerf or channel to the frame; a thicker profile can hold the slab open, while a thin profile may not contact it.

4. Fit a full-length door sweep

Choose a sweep that spans the slab and is compatible with the door bottom. With the door closed, the sweep should just contact the threshold or floor continuously. It must not lift the slab, increase latch pressure or hold the door open. Trim only as directed by the sweep manufacturer and check both corners, where short sweeps commonly leave leaks.

5. Seal the correct joints

Use an exterior-rated, substrate-compatible sealant at the threshold-to-floor joint, frame corners or trim joints identified by the door manufacturer. A Building Science Corporation door-sill detail specifies low-expansion foam or backer rod and sealant between the door frame and sill pan, plus sealant at the joint between the door threshold and exterior threshold to limit water penetration. These are targeted joints, not an invitation to coat the entire sill.

6. Rebuild flashing if trim is removed

If you expose the jambs or head, integrate replacement flashing with the existing housewrap or water-resistive barrier. Do not terminate new flashing against bare sheathing or tuck it behind the drainage layer in a way that sends water inward. If the opening has no workable sill pan, a full replacement may be more reliable than repeated caulking.

  • Slab-to-threshold gap: Confirm the sweep touches continuously when latched. A flashlight from the dark side reveals daylight, but a smoke pencil or incense should be used cautiously and away from open flames.
  • Compression seals: Look for uniform compression at the latch side, hinge side and head. Adjust hinges or the strike only if the frame remains square and the manufacturer permits it.
  • Frame-to-rough-opening gap: Remove interior casing where practical. Fill moderate gaps with low-expansion door-and-window foam or backer rod and sealant as specified. Foam is an air seal, not a substitute for flashing.
  • Threshold ends: Seal the ends where the threshold meets the jamb only if the design calls for it. Keep exterior drainage outlets open.
  • Door operation: The slab should close and latch with normal force. A seal that requires slamming is too thick, misaligned or over-compressed.

Do not rely on caulk to close a moving joint. Sealant belongs at fixed interfaces; weatherstripping and sweeps belong at moving interfaces.

Water-management and sealant mistakes to avoid

Mistake Why it fails Better practice
Caulking across the front edge of a sill pan It blocks the route intended to drain incidental water outside. Seal side and back interfaces as specified and leave the outlet open.
Installing jamb flashing before the pan Water can run behind the jamb piece instead of onto the pan. Pan first, jamb flashing over the pan, head flashing over the jambs.
Using high-expansion foam around the frame Expansion can bow jambs and prevent the slab from sealing. Use low-expansion door-and-window foam or the specified backer-rod detail.
Relying on interior caulk It hides symptoms while water continues into the wall. Repair exterior flashing and the drainage layer before cosmetic sealing.
Setting a new door on an uninspected sill Rot or an unsupported subfloor can undermine the threshold and seals. Open, dry and repair the rough opening before covering it.
Over-tightening threshold adjusters The door drags, fails to latch or develops uneven corner gaps. Adjust for even seal contact, then verify operation and drainage.
Mixing incompatible sealants or membranes Adhesion and curing can fail, especially on treated substrates or flexible pans. Use products approved together by the door or flashing manufacturer.

How exposure and floor conditions change the detail

A sheltered porch, a wind-driven coastal elevation and a snow-heavy entrance do not impose the same demand. At exposed elevations, prioritize a robust pan, positive exterior drainage and head flashing rather than depending on surface sealant. Where snow can cover the sill, verify that the threshold and pan outlet remain above the expected accumulation and that meltwater has somewhere to go. In freeze-thaw climates, avoid trapping water against porous masonry or a wood subfloor; use the manufacturer’s compatible membrane and sealant system.

Floor height also matters. A replacement door may have a different sill profile, exterior landing height or interior finish thickness. Confirm that the pan can slope outward without creating a trip hazard, and that the sweep can contact the finished floor after flooring is installed. If the floor is uneven, correct the substrate or use a threshold system designed for that condition rather than forcing a flexible seal to bridge a large void.

Code, manufacturer instructions and inspection

Local building code controls the legal installation. Code language commonly requires pan flashing at exterior doors unless an alternative approved detail is used, but requirements vary by adopted edition, jurisdiction and wall assembly. The door manufacturer’s instructions control compatible sealants, fastener locations, pan dimensions, shimming and drainage openings. Keep the installation instructions with the project record; an inspector may need to verify concealed flashing before trim or cladding covers it.

Testing and maintenance checklist

After installation or repair

  • Close and latch the door without slamming.
  • Check uniform contact at the sweep and weatherstripping.
  • Inspect both threshold ends for daylight or open corners.
  • Apply a gentle, staged hose test from the bottom upward and inspect the interior, jambs and sill edge.
  • Verify that water exits at the intended exterior drainage point.
  • Confirm that sealants are cured and that trim does not cover a weep or pan outlet.

Seasonally

  • Clear leaves, grit and snow from the exterior sill and drainage outlet.
  • Look for cracked sealant, hardened weatherstripping, loose threshold screws and sweep wear.
  • Check the interior floor and lower jambs for swelling, staining or musty odor after major storms.
  • Lubricate or adjust hardware only as the door manufacturer permits; do not change threshold height to compensate for a worn sweep.

Replace a failed sweep or weatherstrip promptly. If water reappears after a careful seal replacement, assume the source may be flashing or concealed rot until inspection proves otherwise.

Key takeaways for a durable threshold

  • Use a sill pan to collect leakage and drain it outside; a threshold bead alone is not a drainage system.
  • Preserve the lapping sequence and the wall’s drainage plane: pan, jamb flashing, then head flashing.
  • For drafts, restore even compression with correctly sized weatherstripping and a full-length sweep that touches without holding the door open.
  • Use low-expansion foam, backer rod and exterior sealant only at specified fixed joints.
  • Never block a designed sill weep or drainage outlet.
  • Repair rot and unsupported substrates before installing new seals or trim.
  • Follow the exact door and pan instructions and the locally adopted code for the project’s jurisdiction.

Frequently Asked Questions

Can I add a sill pan without removing the door?

Usually not as a complete repair. A pan must sit beneath the threshold and tie into the jamb flashing and wall drainage layer, so installing one properly normally requires removing the prehung unit or opening the sill and adjacent trim. A surface membrane may reduce splash entry temporarily, but it does not replace a continuous pan beneath the frame.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Which sealant should I use around an exterior threshold?

Use the sealant specified for the door, pan and substrate combination. Compatibility varies among vinyl, aluminum, treated wood, masonry, membranes and painted surfaces. Do not select solely by “waterproof” labeling, and never use sealant to close a designed drainage outlet.

Why does my door still feel drafty after replacing the sweep?

The leak may be at the jamb or head weatherstripping, a misaligned slab, or the frame-to-rough-opening gap. Check compression around the entire perimeter and inspect behind the casing for an unsealed gap. A sweep cannot correct a twisted frame or missing perimeter air seal.

When should a threshold leak be handled by a professional?

Get qualified help when you find soft framing, extensive rot, water entering the wall, a missing or inaccessible sill pan, structural movement, or a door that cannot be made square and weather-tight without major adjustment. Concealed flashing and structural repairs are difficult to verify from the finished side.
