Preserve historic brick and masonry by following a strict sequence: document and assess the building, protect sound fabric, correct water sources, clean only when necessary, repair deteriorated material, repoint failed joints with compatible mortar, and replace masonry only when repair is not feasible. This approach reflects general U.S. National Park Service (NPS) recommendations; local historic-district rules, permits, tax-credit reviews, climate, and project-specific professional assessment may impose additional requirements.

What does preservation mean during a renovation?

Historic masonry is more than a structural enclosure. Brick size, firing, color variation, tooling, mortar joints, arches, belt courses, lintels, cornices, patches, and weathered surfaces can all contribute to a building’s character. Renovation should therefore change only what the proposed use requires while retaining as much historic material as possible.

The Secretary of the Interior’s Standards distinguish preservation, rehabilitation, restoration, and reconstruction. A building being adapted for a compatible use through repairs and alterations will often fall under rehabilitation, but the appropriate treatment depends on the property’s significance, physical condition, available documentation, interpretive goals where relevant, and economic and technical feasibility. The Standards are regulatory in specified federal programs; the accompanying Guidelines are advisory. State and local authorities may apply different review procedures.

For an individual building, the NPS Guidelines cannot determine which features must be retained or diagnose the cause of a particular failure. Bring a qualified preservation architect, architectural conservator, structural engineer, or experienced historic-masonry contractor into the project early, especially when walls are bulging, cracking, heavily damp, or carrying significant loads.

How do I start a historic masonry renovation?

Set the treatment goal before selecting methods

Write down the intended use, areas that must change for code or accessibility, character-defining masonry features, and features that are not to be altered. A repair specification should identify the treatment area, the reason for intervention, the proposed materials, sample locations, and the approval path. Do not let a general desire for a uniform appearance drive unnecessary cleaning or wholesale repointing.

Document existing conditions

Make a dated photographic record before scaffolding or washing. Photograph each elevation, then record representative details and defects at a consistent scale. Map disintegrating mortar, open or stepped cracks, loose bricks, spalling faces, efflorescence, biological growth, staining, damp interiors, failed patches, prior repointing, and areas where brick has been replaced. Note orientation, exposure to prevailing weather, adjacent roofs and paving, and whether defects are active or historic.

Preserve samples or photographs of surviving original joints and distinctive brickwork. Record mortar color, aggregate, texture, joint width, tooling, and profile before any removal. Earlier repairs can be historically significant and can also explain current moisture behavior, so do not assume that every non-original patch should be removed.

Investigate the cause, not only the symptom

Cracking, staining, damp plaster, or salt deposits may result from roof leaks, blocked gutters, defective downspouts, failed flashing, ground levels that direct water toward the wall, plumbing leaks, condensation, or rising damp. A masonry specialist should distinguish those mechanisms from freeze-thaw damage, settlement, corrosion of embedded metal, and structural movement. The work plan should identify who will monitor cracks and how the source will be corrected.

How do I protect historic brick while work is underway?

Keep construction from creating new damage

  • Use breathable, padded protection where scaffolding, lifts, temporary roofs, or material handling could strike the wall.
  • Prevent mortar, concrete, paint, welding sparks, and abrasive dust from landing on exposed masonry.
  • Provide temporary roof and wall protection that sheds water but does not trap condensation against the brick.
  • Do not anchor scaffolding through decorative brickwork or distinctive joints without an approved method and a repair plan.
  • Keep demolition vibration, storage loads, and equipment away from unstable walls until a professional has assessed them.

Maintain drainage features first

Inspect roof overhangs, gutters, downspouts, valleys, flashing, sills, copings, and site drainage. Leaking roofs and gutters and rising damp are recognized causes of masonry deterioration. Repair or redirect those sources before repointing, coating, or replacing brick. If water continues to enter, a new mortar joint or patch will merely conceal a continuing failure.

How do I clean old brick without damaging it?

Clean only for a preservation reason

Cleaning is justified when heavy soiling obscures character-defining details, contributes to deterioration, or prevents inspection and repair. It is not automatically justified to make sound brick look new. Historic brick can have a naturally varied color and a weathered surface that should remain.

Test before committing to a method

  1. Select inconspicuous test panels that include representative brick, mortar, stains, and orientation.
  2. Record the product, dilution, water pressure, temperature, dwell time, brush type, rinsing method, and weather conditions.
  3. Allow the panels to dry and observe them long enough to detect whitening, color change, softened joints, exposed aggregate, raised grain, or renewed staining.
  4. Have the owner, designer, and preservation reviewer approve the method and acceptable result before full-scale cleaning.

Use the gentlest effective method. NPS examples include low-pressure water, a compatible detergent, and natural or other soft-bristle brushes. The pressure, temperature, dwell time, and rinsing must be controlled for the particular brick and mortar; a setting suitable for one wall can damage another.

Methods that commonly cause damage

Approach Why it is risky Preservation response
Sandblasting or other abrasive media Can remove the fired outer surface of brick, enlarge pores, and erode mortar profiles. Avoid; use a tested, less aggressive method instead.
High-pressure water Can drive water into joints, remove soft mortar, and damage the brick face. Use only a carefully tested low-pressure approach when appropriate.
Strong or incompatible chemicals May discolor masonry, attack mortar, leave salts, or require hazardous handling. Use only a product demonstrably compatible with the specific masonry, with proper rinsing or neutralization.
Water or liquid chemicals in freezing weather Water held in pores or joints can freeze and cause cracking or spalling. Postpone wet cleaning until conditions allow safe drying and follow product requirements.

Protect windows, metal, stone, wood, landscaping, and neighboring property from runoff. Capture and dispose of wash water as required by environmental rules. Do not use a cleaning method simply because it is faster; surface loss is irreversible.

When does historic brick need repointing?

Repoint only failed joints

Evidence for repointing includes disintegrating mortar, cracks in mortar joints, loose bricks, or damaged plaster on the interior that is associated with open joints. Sound mortar should remain, even if its color differs from a later repair. Repointing an entire elevation solely for visual uniformity removes historic material and can damage brick arrises.

Remove deteriorated mortar carefully

Deteriorated lime mortar should generally be hand-raked to the required depth without widening the joint or bruising the brick. Mechanical tools are appropriate only for skilled masons in particular circumstances. The NPS guidance generally cautions against mechanical tools on short vertical brick joints, where slips can easily chip the surrounding units. Protect adjacent brick and vacuum or brush out dust before dampening and filling the joint.

Match the historic joint

A replacement joint should match surviving historic work in strength, composition, color, texture, width, and profile. Prepare sample panels that show the proposed mortar and tooling, and evaluate them after curing. The sample should be judged in normal light and from the viewing distance of the finished wall, not only when wet and close up.

Repointing decision Appropriate action
Joint is sound and bonded Leave it in place; clean it only if necessary for another approved repair.
Joint is powdery, recessed, cracked, or missing Rake out only the deteriorated material, clean the joint, and repoint with a compatible mortar.
Brick is loose because the bed joint has failed Stabilize the area, carefully reset the unit if feasible, and repoint surrounding failed joints.
Wall movement or widespread displacement is present Stop cosmetic repointing and obtain structural and preservation assessment before proceeding.

What mortar should I use for old brick?

There is no universal “historic brick mortar” recipe. The correct formulation depends on the surviving mortar, brick characteristics, exposure, structural role, climate, and jurisdictional requirements. A product labeled lime mortar is not automatically compatible, and a modern high-strength mortar is not automatically better.

Compare the properties that matter

  • Strength: The mortar should not be substantially harder or stronger than the historic brick and surrounding mortar.
  • Composition: Compare binder and aggregate characteristics with surviving samples.
  • Flexibility and movement: The joint should accommodate the wall’s expected movement without forcing failure into the brick.
  • Color and texture: Aggregate size, color, and finish affect the appearance after curing.
  • Joint dimensions and profile: Match width, depth, tooling, and shape rather than applying a generic profile.

A high-Portland-cement mortar should not be specified unless testing shows that Portland cement was the historic mortar and that the proposed material is compatible. In some circumstances, a lime-based mortar may be considered when repointing Portland-cement mortar because lime can be more flexible, but that possibility does not establish a standard mix. Have a qualified professional evaluate samples and obtain any required approval before ordering material.

Should I repair or replace historic brick?

Repair is generally preferred when the historic material can be stabilized and conserved. Replacement becomes more defensible when a unit has lost necessary structural capacity, is extensively deteriorated beyond practical repair, or cannot perform its intended function after a documented repair attempt. The decision should be based on condition evidence, not convenience or a desire for a perfectly uniform surface.

Condition First consideration Documentation needed
Localized face loss or small cracks Patch, splice, or consolidate where technically suitable. Extent of loss, cause, and proposed compatible repair material.
Loose but substantially intact brick Reset and repoint after correcting water or movement causes. Stability assessment and record of original location.
Severe spalling from moisture or incompatible mortar Correct the moisture source; assess whether the unit can be repaired. Moisture investigation and sample repair.
Unit has failed and cannot safely function Replace only the affected unit or area with a compatible match. Evidence that repair is not feasible and documentation of the replacement.

Recognized preservation repair methods can include patching, splicing, consolidation, and reinforcement, selected for the masonry and the defect. Avoid untested consolidants and unskilled work. If replacement is necessary, match dimensions, color range, texture, firing characteristics, and laying pattern; do not insert a conspicuously bright or dense unit that changes the historic reading of the wall.

Are waterproof or water-repellent sealers appropriate?

Water-repellent coatings are not substitutes for fixing gutters, roofs, flashing, drainage, failed joints, or damaged brick. They should not be used to hide deterioration or avoid repointing. NPS guidance allows consideration of a non-historic water-repellent treatment only after repointing and masonry repairs have failed to arrest water penetration.

Before considering a coating, establish why water is entering, verify that repairs were completed, and test the proposed treatment on representative areas. Reject products that change the historic appearance or are insufficiently permeable and could trap moisture. A coating that reduces surface wetting while preventing drying can shift damage into the wall and accelerate freeze-thaw or salt-related deterioration.

What is a sound renovation workflow?

  1. Confirm significance and approvals. Identify historic-district, landmark, state, federal, tax-credit, building-code, environmental, and owner requirements.
  2. Assemble the team. Engage qualified preservation and structural professionals before finalizing the scope.
  3. Record the building. Photograph, map, and sample existing brick, joints, coatings, stains, and prior repairs.
  4. Diagnose moisture and movement. Inspect roofs, gutters, downspouts, flashing, foundations, interior dampness, drainage, and structural cracks.
  5. Protect the masonry. Install padded, breathable protection and temporary water management before demolition or roof work.
  6. Correct water sources. Repair drainage and envelope defects before treating masonry symptoms.
  7. Test cleaning. Use the gentlest effective method on approved test panels and allow time for evaluation.
  8. Repair historic material. Stabilize, patch, splice, consolidate, or reinforce where feasible.
  9. Repoint selectively. Remove only deteriorated mortar, then use approved samples that match historic properties.
  10. Replace as a last resort. Document why repair is infeasible and match replacement units to the historic work.
  11. Inspect and maintain. Keep records, check drainage after storms, and address small failures before they become widespread.

Common mistakes and how to avoid them

  • Starting with pressure washing: Begin with documentation and a cause investigation; cleaning is not a default maintenance step.
  • Repointing every joint: Limit removal to deteriorated mortar and preserve sound historic work.
  • Choosing the hardest mortar: Match compatibility, strength, composition, and flexibility instead of assuming stronger means safer.
  • Repairing stains without repairing leaks: Correct roofs, gutters, downspouts, flashing, and rising damp first.
  • Applying a sealer to stop all moisture: Test permeability and use coatings only as a later, conditional measure.
  • Using untrained labor for precision removal: Short vertical joints and soft historic brick are easily damaged by mechanical tools.
  • Working without local review: Confirm requirements before ordering materials or removing historic fabric.

What owners and contractors should retain in the project record

Keep the condition survey, photographs, mortar and brick samples, test-panel results, product data, weather records for wet work, approved method statements, repair maps, and concealed-condition discoveries. Record where replacement units were installed and which joints were left untouched. This information helps future owners distinguish historic fabric from repairs and makes later maintenance more precise.

Preservation is a continuing maintenance strategy rather than a one-time cosmetic upgrade. Regularly inspect drainage, flashings, joints, and areas that previously showed dampness. Early, localized intervention is usually more compatible with historic character than a later campaign of aggressive cleaning, wholesale repointing, or replacement.
