An exit strategy for a property is a renovation decision plan that keeps future use and disposition open. Before fixing the scope, determine the building’s highest and best use, test realistic adaptive-reuse options for the current corporation and a potential buyer, and prioritize improvements that preserve flexibility without consuming capital that has little future value. This is a property-planning exercise—not an emergency-egress or fire-exit plan.
What an exit strategy means in an office renovation
Renovation work can lock a building into one operating model for decades. A corporate headquarters may later be sold, leased to several businesses, downsized, or converted to another use. An exit strategy asks what should happen if that change occurs and which renovation choices will make the building easier to operate, lease, sell, or convert.

The central question from Building Design + Construction’s Nov. 3, 2010 guidance is: “What is the highest and best use for the property?” A related question is: “If you were to convert the building for adaptive reuse, what would be the best solution for the corporation or a potential buyer?” These are prompts for a project team, not a guaranteed formula for a higher sale price.
The article provides qualitative planning advice rather than a measured return, a conversion-cost benchmark, or jurisdiction-specific code guidance. Use it to frame decisions, then have local architects, engineers, code consultants, appraisers, attorneys, and lenders verify what is feasible for the actual building.

Start with the owner’s intended outcome
An exit plan is useful only when it is tied to a business objective. Write down how the property is expected to create value during the current ownership period and how that value could ultimately be realized.
Define the current operating case
- Identify the departments, staff levels, visitors, equipment, security zones, and work patterns the renovation must support.
- State the business constraints: schedule, available capital, financing terms, continuity requirements, and tolerance for disruption.
- Clarify whether the building is intended to remain a single-occupant headquarters, support growth, accommodate contraction, or serve as a temporary location.
- Set the decision horizon. A five-year hold may justify different enabling work than a planned twenty-year occupation.
Define the future disposition case
List plausible outcomes rather than assuming a sale is the only exit: continued single-tenant operation, a lease to another large user, subdivision into multiple suites, a partial sale, or an adaptive-reuse conversion. For each outcome, identify who would pay for the space, what they would need, and which parts of the renovation would remain useful.

A future option belongs in the plan only when there is a credible market, a technically workable path, and a cost that can be justified against the flexibility preserved.
Test the property’s highest and best use
Highest and best use is a disciplined way to compare what the site and building could support, not simply a preference for the most intensive use. Evaluate alternatives against four tests:
- Physical possibility: Can the structure, floor-to-floor heights, loading, utilities, circulation, daylight, and site access support the proposed use?
- Legal permissibility: Would current zoning, recorded restrictions, permits, fire and life-safety rules, accessibility obligations, and other local requirements allow it?
- Financial feasibility: Can the owner or a future buyer fund the enabling work, operating costs, and approvals while achieving an acceptable business outcome?
- Maximum practical value: Among feasible options, which one best serves the corporation or likely future occupants without overbuilding?
A formal appraisal or feasibility study may be required for a transaction or financing decision. The renovation team should not present a preliminary workshop conclusion as an appraisal.
Build a short-list, not an endless wish list
Begin with two to four credible paths. A typical comparison might look like this:
Recommended Free Tools
| Path | Current-owner fit | Future demand to test | Enabling work to investigate | Main risk |
|---|---|---|---|---|
| Remain a single-tenant headquarters | High when the organization expects stable occupancy | Demand from other large users | Efficient work floors, executive and visitor areas, robust building systems | Specialized fit-out may be difficult for a smaller tenant |
| Prepare for multi-tenant conversion | Moderate if growth or contraction is uncertain | Local demand for divisible office suites | Independent access, addressable utilities, fire separations, restrooms, and vertical circulation | Enabling features may add cost before they are needed |
| Sell after a light, market-neutral renovation | High when capital or occupancy is uncertain | Buyers seeking a usable, adaptable shell | Reliable core systems, code corrections, neutral finishes, clear documentation | Under-improvement can leave defects for the buyer to price in |
| Adaptive reuse to another permitted use | Depends on the corporation’s long-term plan | Local demand and permitted uses for the site | Use-specific structure, plumbing, ventilation, access, and approvals | Conversion may be legally or financially impractical |
The table is a decision framework, not a claim that any path will produce a particular return. Fill each cell with property-specific findings before selecting scope.

Design renovation work that preserves options
Flexibility usually comes from a small number of deliberate decisions made before walls, shafts, and services are fixed. Ask the design team which elements are cheap to include during the main project and expensive to retrofit later.
The stair example
The source gives a concrete example: when renovating a single-owner building, adding a suitably located staircase can preserve the possibility of a later multi-tenant conversion if the owner’s business model changes. A stair may support independent access or circulation, but its suitability depends on the building layout and local requirements. It is not automatically a good investment for every property.
Before adding one, test structural openings, travel distances, fire-resistance, accessibility, security, weather protection, floor-area loss, and the effect on current operations. Have the architect and code professionals confirm whether the proposed location can serve future suites and whether the work can be phased without closing occupied areas.

- Floor-plate planning: Keep future suite boundaries, entrances, and shared areas plausible rather than creating a layout that only one occupier can use.
- Utilities: Study whether electrical capacity, HVAC zones, plumbing, data pathways, and metering can be separated or expanded. Do not assume systems are divisible until an engineer documents the approach.
- Core and service locations: Protect access to restrooms, risers, loading, refuse, deliveries, and vertical transportation for more than one user where practical.
- Structure: Confirm floor loading, column spacing, roof capacity, and locations where future penetrations might be required. As Colleen McCafferty of Hixson Architecture Engineering Interiors put it, “Look at the structure of the building. Does it have good bones?”
- Security: Plan how a future tenant could have independent access while the current owner maintains controlled areas.
- Documentation: Preserve accurate as-built drawings, equipment data, warranties, commissioning records, and concealed-condition photographs. Good information reduces uncertainty for a buyer or future design team.
Flexibility does not mean installing every possible feature. It means identifying the few interventions whose future usefulness justifies their present cost and disruption.
Check market, neighborhood, and incentive conditions
The broader renovation guidance recommends reviewing neighborhood changes and local or regional economic incentives before fixing scope. Examine planned transportation, nearby development, vacancy, competing buildings, employer movement, and public-realm improvements. Confirm whether incentives apply to a particular use, energy measure, district, ownership structure, or construction date; programs change and must be verified with the administering authority.
Translate market observations into a future-user brief. Likely tenant types may need different floor depths, parking ratios, loading, signage, reception, security, acoustic performance, technology capacity, or after-hours access. A design that looks flexible on paper may fail if it cannot meet the practical needs of the tenants the market can support.
Present the building’s strengths
Inventory features that can help the property compete: location, access, daylight, views, floor-to-floor height, structural grid, parking, loading, building condition, and character. Decide how each strength should appear in the renovation, marketing materials, and eventual buyer information. The source also calls for attention to curb appeal, signage, finishes, and common spaces in light of the intended market. Those elements should reinforce the selected exit path rather than imitate a generic office style.

Prioritize work by future-user value
Separate mandatory work from value-adding work and from optional preferences. Mandatory work may include corrections identified by qualified professionals or requirements needed for the current occupancy. Value-adding work improves reliability, usability, or marketability for both the owner and plausible future users. Optional preferences serve the current organization but may have little transfer value.
Use a simple scoring workshop for each proposed improvement:
- Does it solve a current operational problem?
- Would a likely buyer or tenant recognize and use the benefit?
- Does it preserve a credible conversion option?
- What is the incremental cost if installed now versus later?
- Can it be phased without rework or prolonged downtime?
- What approvals, technical investigations, and maintenance obligations does it create?
McCafferty’s prioritization rule is concise: “If you have only so many dollars to spend, look for the biggest bang for the buck.” Apply that rule to transferable value, not just visible finishes. A dependable electrical backbone or a well-planned service zone may matter more to a future user than an expensive decorative package.
Plan phasing, cash flow, and leasing flexibility
The renovation guide recommends considering phasing to manage cash flow, financing, and leasing flexibility. Divide the project into packages that can stand on their own and identify the dependencies that must be completed first.
- Stabilize and document: Address safety-critical conditions, investigate concealed systems, and create reliable existing-condition records.
- Complete shared infrastructure: Deliver work that supports any credible occupancy path, such as core systems, risers, access, and common areas.
- Fit out the current user: Add organization-specific spaces only after the future-use boundary is understood.
- Reserve conversion zones: Keep identified areas accessible for later subdivision or expansion, and avoid burying future connection points.
- Trigger later phases by evidence: Proceed with additional suites or use-specific work when occupancy, financing, approvals, or a transaction justifies it.
Phasing can reduce immediate capital demand, but it can also increase mobilization, temporary-work, and protection costs. The project budget should show both the cost of doing enabling work now and the likely cost and disruption of deferring it. Neither figure is established by the 2010 article; they must come from the project team’s estimates.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Include sustainability where it supports the exit
The source advises including feasible sustainability measures and assessing their business relevance. For an exit strategy, focus on measures that can lower operating risk, improve occupant comfort, support local incentives, or make the building easier for a future user to underwrite. Examples might include better controls, efficient equipment, envelope repairs, submetering, or materials with credible maintenance benefits, but each measure requires a property-specific technical and financial review.
Document performance assumptions, maintenance requirements, and any certifications accurately. Avoid presenting a sustainability feature as a guaranteed premium or payback unless a qualified analysis supports that claim.

Verify constraints before approving the scope
A conceptual exit plan must pass local due diligence before it becomes construction documents. Ask the appropriate professionals to review:
- zoning, permitted uses, parking, signage, and subdivision rules;
- building, fire, life-safety, and accessibility requirements;
- structural capacity and the effect of new openings or added loads;
- HVAC, electrical, plumbing, elevator, fire-protection, and communications capacity;
- site access, utilities, stormwater, environmental conditions, and historic restrictions where applicable;
- title, easements, leases, lender requirements, insurance, and tax consequences;
- construction sequencing, occupant protection, and required temporary facilities.
The cited guidance does not supply jurisdiction-specific requirements. Codes and approvals vary by location and can change, so a local authority having jurisdiction and licensed consultants must confirm the actual path.
Common exit-strategy mistakes
Confusing flexibility with overbuilding
Installing capacity for every hypothetical use can consume capital and reduce usable area. Keep an option only when the market, technical path, and timing are credible.
Choosing a buyer before studying the market
Designing for an imagined buyer can produce the wrong floor plan, systems, or image. Start with several plausible user types and test them against local evidence.
Leaving enabling work until after occupancy
Late additions can require demolition, shutdowns, new approvals, and duplicated design fees. Identify structural openings, risers, access routes, and utility separation opportunities while the building is already open.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteTreating finishes as the strategy
Curb appeal and finishes influence perception, but they cannot compensate for poor structure, inadequate systems, or an unusable circulation plan. Resolve the building’s “bones” and transferable infrastructure first.
Promising value uplift
The 2010 source reports no quantified result for this recommendation. Describe benefits as potential flexibility or reduced future rework, and obtain an appraisal or financial analysis before claiming an increase in value.
A practical exit-strategy deliverable
Before final design approval, assemble a concise record that another owner or project team could understand:
- A statement of the current business purpose, users, constraints, and intended hold or disposition scenarios.
- A highest-and-best-use comparison with two to four credible alternatives.
- A future-user profile describing likely tenants or buyers and their operational needs.
- A marked plan showing flexible zones, possible suite lines, access, utilities, and any enabling features such as a potential stair.
- A cost-and-phasing schedule that separates current necessities, transferable improvements, and optional fit-out.
- A due-diligence log listing zoning, code, structural, accessibility, financing, and approval questions with responsible reviewers.
- An assumptions register and decision dates so the plan can be updated when market or business conditions change.
Review this record at major design milestones, before bidding, and before any later sale or lease campaign. An exit strategy is not a promise that a conversion will occur; it is a way to avoid closing off worthwhile choices while the renovation is still being designed.
