A durable multi-sport athletic field is planned as one connected system, not as a flat rectangle with lines painted on it. The decisions that determine service life are made before construction: define the sports and use calendar, investigate the site, select a surface that can recover at the required rate, model the drainage and grading, coordinate every safety zone, and specify independent testing.

Opening day is also an operating milestone. A field should not be accepted until its turf or synthetic system has been commissioned, drainage and irrigation have been demonstrated, defects are closed, staff are trained, booking limits and wet-weather rules are published, and the owner has complete maintenance and as-built records.

1. Define the brief and governance before drawing the field

Start with a written brief that describes how the facility will actually be used. A community field booked for occasional youth football has a different design duty from a school oval shared by football, rugby, athletics and daily physical education. The brief controls the surface, rootzone, drainage capacity, recovery windows, lighting, access and staffing model.

Record the sports and users

  • List every sport, competition level and age group. Governing bodies often use different field dimensions, run-off requirements, goal systems, markings and sightline standards.
  • Estimate weekly hours, peak simultaneous demand, seasonal calendars, tournaments, school use, training and community bookings.
  • Identify recovery windows between events. Natural turf may need protected rest after heavy use; a synthetic surface may carry more bookings but still needs inspections, cleaning and periodic maintenance.
  • Set performance and safety targets for traction, firmness, ball response, shock attenuation, drainage response and accessibility.

Set operational and governance responsibilities

Name the future owner, field manager and party responsible for booking decisions. Decide who can close the field after rain, who approves event overrides, who maintains irrigation and lighting, and who records defects. Include spectator routes, team and officials’ areas, service-vehicle access, emergency access, storage, fencing, toilets and inclusive access in the brief rather than adding them after the pitch is fixed.

Budgeting should cover construction and the operating period. ASTM F3339-20 identifies the event calendar, approvals, assessments, performance criteria, material sourcing, agronomic and soil reports, geotechnical reports and construction budgets as planning inputs. Include replacement reserves for turf, synthetic carpet or infill, irrigation components, lighting controls and drainage repairs.

2. Complete a site assessment that can support engineering decisions

Do not select a field system from a brochure before understanding the ground and the water. A full site assessment establishes what can be built, what must be removed or remediated, where water can go, and which risks will remain after construction.

Survey the physical setting

  • Survey the legal boundary, existing levels, slopes, embankments, retaining structures and neighboring properties.
  • Map sun paths, prevailing wind, shade from buildings or trees and glare-sensitive locations.
  • Locate roads, construction access, gates, pedestrian routes, spectator areas and potential service-vehicle crossings.
  • Record watercourses, floodplain designations, wetlands, municipal drainage connections and possible outfalls.
  • Locate existing utilities and services before test pits, excavation or drainage installation. Confirm protection, diversion or abandonment requirements.

Commission geotechnical and agronomic testing

Testing should describe bearing capacity, settlement risk, soil texture, chemistry, infiltration, contamination, groundwater and seasonal water-table conditions. FIFA states that a full geotechnical investigation should establish local geology, load-bearing potential, contamination and water-table issues; those results determine whether unsuitable material is removed, improved or isolated.

Agronomic and soil testing should identify the native soil profile, organic matter, salinity, pH, particle-size distribution and amendment requirements. Test representative areas rather than relying on one convenient sample. Existing fill, former hardstandings, buried debris or different soil strata can produce uneven settlement and inconsistent drainage across the same field.

Turn findings into a risk register

Record each constraint, its evidence, the proposed treatment and the person who must approve it. Examples include contaminated soil requiring controlled disposal, a high water table requiring a revised drainage level, an outfall that needs authority approval, or weak subgrade requiring stabilization. Carry the register into procurement so contractors price and sequence the actual treatment instead of discovering it after the field is excavated.

3. Choose a surface by lifecycle, not by first cost

Surface selection is a decision about intensity, recovery time, climate, water, maintenance capacity, safety, environmental conditions and budget over the whole life of the facility. Victoria’s guidance for school ovals requires a whole-of-life assessment; the same discipline is useful for any multi-sport venue.

System Strengths to evaluate Constraints to plan for Evidence and approvals
Native-soil natural turf Can use suitable local soil and may provide a familiar playing feel with lower surface heat than synthetic materials. Usually needs more recovery time, mowing, irrigation, fertilization, cultivation and agronomic labor; performance depends strongly on native soil and weather. ASTM F3339-20 identifies an 8-inch minimum native-soil athletic-field rootzone depth; verify local soil suitability and test results.
Modified native-soil or sand-based natural turf Can be engineered for improved drainage, root growth and consistency compared with unmodified native soil. Requires controlled material sourcing, installation quality, irrigation and a maintenance program matched to the rootzone. Specify particle-size distribution, chemistry, infiltration and compaction criteria before materials arrive.
Hybrid natural turf Can increase wear tolerance and recovery capacity for intensive multi-use environments while retaining a natural playing surface. Still needs mowing, irrigation, fertilization, cultivation and recovery management; installation and repair methods must suit the hybrid construction. FIFA identifies hybrid pitches as beneficial in intensive multi-use environments; confirm the applicable performance criteria.
Synthetic turf Can increase scheduling capacity and avoid some weather-related recovery delays. Requires environmental assessment, infill and carpet management, heat planning, specialist maintenance and eventual surface replacement. NSW guidance for synthetic-turf proposals covers planning, design, delivery and management and requires environmental assessment.

Compare the systems against the operating brief

Build a written comparison using the same assumptions for each option: annual booking hours, rain days, water availability, labor hours, energy, consumables, periodic renovation, replacement timing, disposal and expected closure days. Include the consequences of failure. A natural field that cannot recover between scheduled events may be less available than its calendar suggests; a synthetic field that overheats or loses infill can create safety and environmental problems despite high theoretical capacity.

Set safety and environmental requirements early

For natural turf, establish target firmness, traction, surface evenness and drainage response, then connect those targets to mowing height, irrigation and cultivation. For synthetic turf, define surface temperature controls, infill containment, cleaning, decompaction, stormwater quality and end-of-life handling. An environmental assessment should address the complete system, not only the carpet: base layers, infill, drainage discharge, storage, maintenance equipment and replacement materials.

4. Design grading, rootzone, drainage and irrigation as one hydraulic system

Finished levels and falls should come from a hydraulic model that accounts for rainfall, infiltration, storage, pipe capacity, outfalls and maintenance access. ASTM F3339-20 describes soil materials or amendments, subsurface drainage and surface drainage/grade as primary components of system performance. Treating any one of them as an afterthought creates ponding, soft areas, erosion or premature surface failure.

Fix the vertical profile

Set the field datum, perimeter levels, tie-ins, accessible routes, spectator areas and service crossings before finalizing the playing surface. Victoria’s school specifications recommend playing-field gradients between 1:70 and 1:100, with adequate subsurface drainage and irrigation. The correct slope for a particular site still depends on sport, surface, soil, rainfall, accessibility and the receiving drainage network.

FIFA describes a typical elite profile with a combined upper and lower rootzone of about 300 mm and pitch drainage 600–800 mm deep. These are illustrative guidance values, not universal dimensions; local engineering, soil tests and the selected system must determine the actual profile.

Coordinate every layer

  • Subgrade: Proof-roll, trim and stabilize it to the specified bearing and level tolerances. Remove soft spots and document treatment.
  • Sub-base and drainage aggregate: Use tested, clean material with the specified grading and thickness. Confirm compatibility with pipes, geotextiles and rootzone.
  • Drainage pipes and laterals: Set depth, spacing, falls, cleanouts and access points from the hydraulic design. World Rugby notes that pipe depth, spacing, material and backfill must be customized.
  • Rootzone: Place a verified blend with controlled texture, chemistry, organic content and infiltration. Avoid mixing unapproved loads or compacting the rootzone during wet installation.
  • Irrigation: Design coverage, pressure, flow, controls, isolation and winterization with the rootzone and water source. Verify uniformity rather than assuming nozzle schedules will compensate for poor hydraulics.
  • Outfalls and attenuation: Obtain permission for discharge, protect downstream assets and provide maintainable storage or flow control where required.

Design for maintainability and failure

SuDS Standard 7 requires maintainable drainage, structural integrity, a review of failure risks and a management plan. Provide access to chambers, flush points, valves, pumps and control equipment. Define what happens if an outfall is blocked, a pump fails, a pipe collapses or a storm exceeds the design event. Keep inspection and replacement routes outside the playing surface where possible.

5. Resolve the multi-sport layout before construction

Overlay each sport’s field dimensions, safety run-offs, goals, sockets, markings, track interfaces and technical areas on one coordinated plan. Confirm the age groups and governing bodies first; dimensions and safety zones can change with competition level. Do not freeze line locations while the sport list is still provisional.

Use a conflict-resolution hierarchy

  1. Protect the largest safety run-off and the areas required for emergency access.
  2. Apply the most demanding governing-body requirement where facilities overlap, unless the authority approves an alternative.
  3. Place sockets, anchors and removable equipment so they cannot create trip hazards when another sport is in use.
  4. Keep permanent markings distinct from temporary markings and document colors, widths and removal methods.
  5. Check sightlines from player, officials’, spectator and broadcast positions before fixing fencing, advertising, lighting columns or trees.

North–south orientation is preferred where practical to reduce low-sun effects. Confirm the final orientation against the site’s shade, wind, access and neighboring constraints rather than rotating a field without checking the whole plan.

Coordinate lighting after the geometry is known

Lighting columns, equipment access, glare control and emergency power depend on the final layout. Use a photometric analysis to verify target illumination, uniformity, spill light and glare from the actual field arrangement. Keep maintenance access clear of run-offs and provide safe isolation points for electrical work.

6. Procure with measurable performance requirements

Use performance specifications for soil and rootzone materials, drainage, irrigation, turf or synthetic components, lighting, fencing and accessibility. A named product alone does not prove that the installed system will meet the field’s requirements.

Require submittals before delivery

  • Source, gradation, chemistry and contamination certificates for soil, rootzone, aggregate and infill.
  • Laboratory test reports against the project’s particle-size, infiltration, compaction and performance criteria.
  • Shop drawings for drainage, irrigation, lighting, equipment sockets, edge details and accessible routes.
  • Samples or mock-ups of sod, seed, synthetic carpet, seams, infill, shock pad and line-marking materials.
  • Installation method statements, inspection-and-test plans, weather limits and protection measures.

ASTM recommends a project designer, agronomist or soil scientist, owner representative, quality-control agent, testing agent and contractor. FIFA likewise states that construction materials should pass approved laboratory analysis against project criteria. Assign authority to reject nonconforming loads before they are buried.

Control earthworks and level tolerances

Survey the subgrade, sub-base, drainage runs and rootzone in stages. World Rugby states that the sub-base must be thoroughly consolidated and its upper surface must match the designed slope; its example top-level tolerance is no more than 10 mm deviation under a 3 m straightedge. Treat that as a project example to be confirmed in the specification, not as a universal rule for every sport.

7. Establish natural turf or commission the synthetic system

Natural turf acceptance

Plan establishment around the season and the first booked event. For sod, inspect delivery immediately: Victoria requires sod to be fresh, green, uniform and free of visible stress. Check that pieces are tightly joined, rooted, level and protected from drying. For seed, verify seed mix, germination evidence, coverage and establishment time.

Before acceptance, record root development, density, mowing height, irrigation uniformity, drainage response and wear recovery. Irrigate to establish roots without saturating the profile. Begin mowing only when the turf is rooted enough to resist lifting, and set a cultivation and topdressing program that matches the soil profile. Any thin, contaminated or poorly rooted area should be repaired and re-tested before opening.

Synthetic commissioning

Inspect the base and shock pad before carpet installation, then verify seams, edge restraints, infill distribution, surface evenness, drainage and markings. Confirm that the installed system matches the approved environmental and governing-body criteria. Test the maintenance equipment, including brushing, decompaction, cleaning and infill-recovery tools, before the first booking.

8. Build the operating system before opening day

Every newly constructed field needs a detailed maintenance plan. The Sports Field Managers Association identifies mowing, fertilization, irrigation, cultivation, topdressing and pest or stress mitigation as core care activities; ASTM identifies mowing, irrigation, fertilization and mechanical aeration as playability factors.

Assign daily, weekly and seasonal duties

  • Daily or event-based: inspect surface hazards, goals, sockets, fencing, access gates, standing water, seams, infill displacement and lighting controls.
  • Weekly or according to use: mow or brush, check irrigation uniformity, measure wet areas, inspect drainage chambers and review booking pressure.
  • Seasonal: aerate or decompact, topdress, fertilize, renovate worn zones, service pumps and valves, clean synthetic surfaces, test lighting and review the water balance.
  • After exceptional weather: inspect slopes, outfalls, erosion, contamination, tree debris, frost damage and any settlement before reopening.

Publish rules that protect the surface

Set booking limits by surface condition and recovery capacity. Define rainfall, frost, standing-water, lightning, heat and contamination closure thresholds; name the person who can enforce them. Include footwear and vehicle rules, no-go areas, event setup limits, emergency access, safeguarding, incident reporting and a process for recording damage caused by a booking.

9. Use a staged handover and opening-day checklist

Opening should occur only after technical completion and operational readiness are both demonstrated. Close defects, verify records and run a monitored soft-opening period if the owner’s risk assessment supports it.

  1. Confirm approved as-built surveys for levels, drainage, irrigation, utilities, lighting, sockets, edges and accessible routes.
  2. Collect laboratory certificates, commissioning results, warranties, operation manuals and maintenance schedules.
  3. Obtain drainage outfall permissions and record inspection, flushing and failure-response procedures.
  4. Certify electrical systems, lighting controls, emergency lighting and isolation arrangements.
  5. Inspect goals, anchors, fencing, gates, signage, spectator routes, changing access and emergency vehicle routes.
  6. Verify natural-turf establishment or synthetic surface performance against the approved criteria.
  7. Stock maintenance equipment, spare parts, line-marking materials, personal protective equipment and spill or contamination controls.
  8. Train field staff, booking staff and emergency contacts; record attendance and competency for critical systems.
  9. Publish the maintenance plan, inspection forms, closure rules, booking limits and incident-reporting route.
  10. Set a post-opening monitoring period with scheduled reviews of settlement, drainage, irrigation, turf recovery, infill movement, lighting and user incidents.

SuDS Standard 7 requires information for construction, protection and commissioning so the completed drainage system is not compromised. Give the same level of care to the playing surface: a field is ready when the people who operate it can protect its performance from the first booking onward.

10. The decision framework in one view

Use the following sequence at each design review:

  • Can the site carry the field? If geology, contamination, groundwater, utilities or settlement risks are unresolved, stop layout development and complete the investigation.
  • Can the surface meet the calendar? If recovery windows, water supply or maintenance labor do not match the use intensity, revise the surface or the booking model.
  • Can water leave safely? If grading, rootzone, drainage, irrigation and outfall are not modeled together, the design is incomplete.
  • Can every sport operate safely? If run-offs, markings, equipment, sightlines and lighting conflict, resolve the overlay before procurement.
  • Can the owner prove quality? If tests, surveys, certificates, commissioning records and maintenance procedures are missing, do not accept the work.

Frequently Asked Questions

What should be tested before an athletic field is designed?

Test and document topography, geology, bearing capacity, soil texture and chemistry, infiltration, contamination, groundwater and water-table conditions, existing drainage, utilities and the proposed outfall. The results determine remediation, levels, rootzone and drainage design.

Is synthetic turf always more durable than natural grass?

No. Synthetic turf can increase scheduling capacity, but durability also depends on heat management, infill and carpet maintenance, base and drainage quality, environmental controls and eventual replacement. Natural or hybrid turf may be the better lifecycle choice where water, labor and recovery windows support it.

What must be complete before the first booking?

The surface must be established or commissioned; drainage, irrigation and lighting must be tested; defects must be closed; safety and accessibility inspections must pass; as-built records and certificates must be handed over; and trained staff must have maintenance schedules, inspection forms, booking limits and wet-weather closure rules.
