How to Plan a 20-Bed Barrack: Space, Rooms, and Circulation

A 20-bed barrack needs more than a bedroom count. Set the resident and privacy assumptions, schedule shared facilities, separate net room areas from gross building area, and have circulation and life-safety dimensions verified under local code.

To plan a 20-bed barrack, first decide who will live there, how many people share a bedroom, and what privacy and support facilities they need. Then schedule the bathrooms, kitchen, laundry, common areas, storage, building services and circulation separately from sleeping-room area. Twenty beds alone do not determine a building’s total floor area, corridor width or exit count; those depend on the project and the locally adopted codes.

This is a programming method, not a universal blueprint. Country, occupancy classification, resident cohort, length of stay, accessibility, building height and privacy standard are all unspecified. The examples below are U.S. Army permanent-party unaccompanied-housing designs published in 2025, intended for a particular population and not a substitute for local code review or construction documents.

Define the project before drawing rooms

Record the decisions that change the plan before assigning square footage. “Barrack” might mean an open-bay sleeping hall, a dormitory with shared bedrooms, or apartment-like suites; each may be treated differently by the governing authority.

  • Location and authority: country, municipality, applicable building and fire codes, and authority having jurisdiction.
  • Residents and use: service or organization, resident cohort, permanent or transient stay, and whether all 20 beds are occupied at once.
  • Rooming and privacy: open bay, shared bedrooms, or private rooms; any gender-separation or supervision requirements.
  • Accessibility: expected resident needs and applicable accessible routes, rooms, and facilities.
  • Operations: individual or shared cooking, meal service, laundry arrangements, staff presence, security, and maintenance.
  • Project scope: new construction or renovation, number of stories, and whether the site has constraints that affect access or exits.

For example, the U.S. Army permanent-party standard describes housing comparable to an apartment or university dormitory. Qatar’s 2024 Civil Defence guide uses a dormitory definition that includes group sleeping facilities for more than 16 unrelated people. That is a Qatar-specific example, not an international occupancy threshold; classification must be confirmed locally.

Choose a rooming pattern that adds up to 20

Make a room schedule before drawing the floor plan. The options below are arithmetic illustrations, not code-compliant recommendations. The best fit depends on privacy, bathroom access, supervision, space, and how the building will be managed.

Illustrative pattern Bedrooms Residents per bedroom Planning trade-off
Shared rooms 5 4 Fewer bedrooms, but more residents share each sleeping space.
Two-person rooms 10 2 More bedroom doors and room area than a four-person pattern, with fewer people per room.
Private rooms 20 1 Highest bedroom count; budget separately for the private-room area and shared support spaces.

The 2025 U.S. Army Corps of Engineers room-module sheet offers more specific examples for its own resident groups:

  • E1–E4 module: four semi-shared bedrooms of 120 square feet each, two shared bathrooms, and one kitchen for four soldiers.
  • E5–E6 module: two private bedrooms of 140 square feet each, one shared bathroom, and one kitchen for two soldiers.

The sheet says these modules do not include an in-suite washer/dryer and is marked “Not For Construction.” They do not establish the floor area for a 20-person facility: shared spaces, circulation, walls, service rooms, and local requirements still need to be programmed. See the 2025 Army Standard Required Room Module Configurations.

Build a support-room schedule, not just a bedroom count

List each function separately so that necessary space is not hidden inside an assumed allowance per bed. The schedule should identify count, capacity, net area, access or adjacency needs, and whether each item is an assumption or a project requirement.

  • Sleeping rooms: beds, personal storage, privacy separation, and usable circulation clearances.
  • Bathrooms: fixtures, accessibility, and sharing arrangement determined for the occupancy and applicable code.
  • Food preparation and eating: shared kitchen or kitchenette, dining space, or meal service; do not assume individual cooking facilities.
  • Laundry and housekeeping: laundry access and storage for cleaning supplies and equipment.
  • Common area: living, study, recreation, or briefing space sized for likely activities and simultaneous use.
  • Staff or management space: include where operations require it.
  • Building services: utilities and maintenance space based on the selected systems and location.
  • Circulation and access: room entries, corridors, vestibules, stairs or elevators where needed, and routes to exits.

U.S. Army Corps of Engineers program guidance describes a typical permanent-party mix of a four-bedroom/two-bathroom module for about 90% of its population and a two-bedroom/one-bathroom module for about 10%. It reports 485 gross square feet per occupant and requires common spaces. These are figures for the Army program, not a minimum for other 20-bed projects. See the Permanent Party Unaccompanied Housing program page.

Keep net room area distinct from gross building area

Net sleeping-room area, common rooms, bathrooms, corridors, stairs, walls, and building-service rooms are different quantities. A room-by-room schedule should show net programmed area; the building total should separately account for partitions, circulation, vertical routes, services, and other gross-area components.

AR 420-1’s footnote defines shared-room net living area to include the clear sleeping-room area assigned to a person’s bed, locker, and circulation. It excludes lounges, bathrooms, hallways, door-swing areas, and storage for mobility or field equipment. Consult the Army Regulation 420-1, Army Facilities Management for its table context and verify applicable revisions and project criteria before relying on a benchmark.

GAO reports that the Army published updated design standards in November 2024. Those standards call for private sleeping rooms of at least 90 net square feet per E1–E4 service member and 135 net square feet per E5–E6 member; no more than two service members sharing a bathroom; a shared kitchenette with cooktop or range and microwave; accessible communal laundry; functional furnishings and appliances; and internet readiness. These are updated Army standards as reported by GAO, not requirements for every barrack. See the GAO report, Military Barracks: Poor Living Conditions Undermine Quality of Life and Readiness.

Lay out routes, shared rooms, and exits

Start with a block diagram rather than a corridor-width guess. Group bedrooms near the bathrooms and kitchen functions that serve them, and give residents a legible route to common areas and exits. Place meal and social activity where their traffic does not needlessly cut through sleeping areas. If the building has multiple stories, show stairs and any elevators as distinct spaces in the program.

For an illustrative schedule structure, the U.S. Air Force’s 2019 dormitory programming worksheet lists dormitory rooms, community/activity areas, kitchen, laundry, utility rooms, corridors, and vertical circulation separately. Its example is a three-story facility with 144 single-person rooms and a rounded gross area of 75,380 square feet. That is a worked example for a much larger facility, not a 20-bed benchmark to scale linearly. The guide says activity and laundry areas adjust with room count, while utility space depends on systems and geography. See the Permanent Party Enlisted Dormitory Design Guide.

There is no defensible universal corridor width or exit count for a project whose jurisdiction, code edition, geometry, floor level, occupant load, and fire strategy are unknown. Do not set those dimensions by analogy to an unrelated example. Have the design professional determine them against the locally adopted requirements.

Resolve code and construction requirements before finalizing

Before design development, have the architect or code professional and the authority having jurisdiction confirm the project’s occupancy classification and occupant-load method, then check the related life-safety and building systems. The Qatar Civil Defence guide provides a Qatar-specific example of a dormitory category and use-based occupant-load factors, but its provisions do not apply elsewhere by default. See the Qatar Civil Defence Technical Requirements Guide 2024 and verify local requirements with the relevant authority.

  • Number and separation of exits, travel distances, and corridor and door clear widths.
  • Accessible routes, rooms, and facilities.
  • Fire alarms, suppression, compartmentation, and ventilation.
  • Plumbing fixture counts and kitchen requirements.
  • Security, resident management, and operational requirements.
  • Applicable code editions, addenda, and contract-specific criteria.

The Department of the Army’s February 2025 permanent-party design narrative says its objective is that “these buildings will have a 50-year useful life.” In context, it calls for designs that can be repurposed over that period and for reasonable preventive maintenance and repairs. Its criteria apply within the Army project context; the narrative also makes current applicable versions, addenda, and contract requirements relevant. See the Army Standard Design Technical Narrative: Unaccompanied Housing Permanent Party.
