Inspect the pavement and drainage paths periodically, keep them clear, and match the repair to the damage: crack sealant can help protect sound pavement, but it cannot repair a failed base, potholes, slumping or widespread alligator cracking.
Why asphalt cracks need attention
Cracks create openings for moisture and debris to enter pavement layers. The University of Texas at Austin Center for Transportation Research explains that this can accelerate deterioration, including potholes and base failures. Its crack-sealing manual says cracks should be treated promptly because they allow moisture to penetrate the pavement layers.

Sealing is preventive maintenance, not structural reinforcement. It does not restore the strength of a failed base or reverse fatigue damage. Check the driveway visually from time to time and keep its surface and drainage paths clear so water does not linger. There is no one inspection schedule or residential drainage design established for every property.

Decide whether a crack is suitable for sealing
Isolated transverse or longitudinal cracks
Crack sealing may be appropriate for transverse or longitudinal cracks in pavement that is otherwise in sound condition. The University of Texas manual identifies minor distress and adequate structural capacity as important considerations. Crack movement and the condition of the edges also affect which treatment is suitable.

Alligator cracking, slumping or potholes
A connected web of cracks—often called fatigue or alligator cracking—signals structural distress. Do not treat it as a collection of ordinary cracks to fill. The Asphalt Paving Handbook says badly pattern-cracked areas should be patched or replaced; the University of Texas manual likewise excludes fatigue and alligator cracking from crack sealing alone. Slumping, potholes, failed sections or cracks that repeatedly return warrant an assessment of the pavement and base, often by a qualified asphalt contractor.
Wide cracks and deteriorated edges
Width and edge condition matter. The handbook notes that cracks under 3/8 inch (10 mm) may not admit sealant, which can sit on the surface instead. That technical observation is not a universal instruction to widen a crack yourself. Routing may be considered in an appropriate repair, but choosing a method depends on the crack and pavement condition. For a wide, deep or moving crack, or one with broken edges, seek professional guidance rather than assuming surface filler will solve it.

- TOUGH AND DURABLE — Formulated to resist weathering and aging, this asphalt sealer features a permanent elasticity that also helps prevent tearing and cracking
- FAST-ACTING — Once your asphalt sealant is applied, required skin time is typically less than 60 minutes, so long as temperature and humidity is moderate
- READY TO USE — Sealant comes ready for use in handy cartridges that fit most standard caulk guns. No mixing is required. Condition cartridge to between 65 °F and 75 °F prior to use for best results
Prepare an eligible crack before applying sealant
- Choose a suitable repair product and read its current directions. Follow the product label for preparation, application conditions, protective equipment and traffic reopening; instructions vary by material.
- Remove debris from the crack channel. Dirt and loose material interfere with adhesion. The University of Texas manual describes compressed air as one cleaning method, but its professional equipment guidance should not be taken to mean any small consumer compressor is adequate.
- Make sure the crack is dry. Compressed air can remove debris but is not effective for drying a crack. The technical manual describes professional hot-air equipment for drying; homeowners should follow product directions and avoid improvised heating methods.
- Apply sealant as directed after cleaning. The manual calls for placement immediately after cleaning. Do not apply over wet or dirty surfaces, and do not exceed the product’s specified application conditions.
- Keep traffic off until the product cures. Cure time depends on the product and conditions, so use the label rather than a generic time estimate. The technical manual discusses using fine aggregate or sand to blot fresh sealant when traffic cannot be avoided, but that is not a substitute for the product’s instructions.
Choose between sealing methods and materials
Clean-and-seal and rout-and-seal are different approaches; routing shapes the crack before sealant is placed. The choice depends on factors such as crack movement, width, edge condition, preparation requirements and the equipment available. Minnesota LTAP’s 2023 summary of crack-treatment resources reports that a Minnesota Local Road Research Board/Minnesota Department of Transportation life-cycle cost analysis found rout-and-seal slightly more cost-effective than clean-and-seal. The summary supplies no dollar amount, and the result is not necessarily transferable to a one-off home repair.

Cold-pour and hot-pour materials also differ in application and equipment needs. In a study context described by the University of Texas manual, cold-pour crack sealing without routing had a typical life cycle of 1–2 years, while hot-pour without routing had a typical life cycle of 3–5 years. These are study-reported figures, not promises for a residential driveway or a particular product. Hot-pour sealant is applied at approximately 350°F or more in the manual’s guidance, making burns a serious hazard; do not treat professional hot-pour procedures as a casual DIY project.

The manual gives an ambient temperature range of 45–65°F for its technical crack-sealing guidance and recommends sealing during winter months, when cracks are open. Those conditions are not a universal rule for every climate or product. Check the selected sealant’s current label and local conditions; if they conflict with general technical guidance, follow the product directions or consult a professional.
Know what sealcoat can—and cannot—do
Sealcoat and other surface treatments are distinct from filling cracks. The Asphalt Paving Handbook discusses applying surface treatment to clean, dry pavement, but separately recommends patching, removal or replacement for failed and badly cracked areas. A surface treatment may suit sound pavement; it does not repair deep cracks, slumping, potholes or a failed base. The cited sources do not establish a universal annual sealcoating schedule for residential driveways.

When to call an asphalt professional
- Cracks form a connected map or alligator pattern.
- The pavement beside a crack is slumping, breaking away or noticeably uneven.
- You see potholes, widespread failure or signs that the base may be compromised.
- Cracks are extensive, deep, moving or recurring after repair.
- The repair would require routing, hot-pour equipment or other work beyond your experience.
A contractor can determine whether localized patching, removal and replacement, or broader rehabilitation is appropriate. The key is to address the condition of the pavement, not just cover the visible opening.
