Confirm the exact panel model and joint design, place vapor control for the building’s climate and indoor conditions, keep side-joint and perimeter seals continuous, and inspect every base, head, corner, flashing and opening transition. The steps below use the Metl-Span LS-36 installation guide as a model-specific example; they are not universal instructions for every sandwich-panel system.
What actually prevents a moisture trap?
An insulated metal panel (IMP) can contribute to air, water, vapor and thermal control, but only when the complete assembly is installed as designed. The panel core, skins, interlock, sealants, fasteners, flashings and adjacent construction must work together. A gap at one side joint or perimeter trim can create a path for humid air or rainwater, allowing condensation inside the building or within the joint.

The practical rule is simple: install the exact system shown on the approved project drawings, then verify continuity at every transition. Do not copy a detail from a different manufacturer, panel thickness or joint profile. Joint geometry, factory-applied mastic, sealant location, climate and interior use all change the correct installation.

Identify the ordered product and joint configuration
Record the manufacturer, panel model, thickness, orientation, side-joint profile, factory-mastic status and approved accessories. Metl-Span’s LS-36 guide (Rev. 00.02) makes field-sealant requirements dependent on how the panels were ordered and on the project requirements. One wall may require a different seal arrangement from another wall on the same project.

Obtain the current installation guide for the exact product, the latest shop and erection drawings, and the approved details for bases, heads, corners, parapets, framed openings, stack joints and end laps. If the guide and drawings appear to conflict, stop and obtain a written clarification from the project designer or the manufacturer’s technical team.
Confirm which material provides the vapor seal
For the LS-36 scenario, the drawings may place sealant in the vapor-seal cavity or at the side lap. The guide describes field-applied, non-skinning butyl sealant when that arrangement is specified. If factory mastic was ordered, the installer must inspect it for continuity and damage and repair it with the specified compatible material. These are different installation conditions, not interchangeable options.
2. Select vapor-control details for real conditions
Vapor-control location is a design decision. The Metl-Span commercial/industrial vertical detail-book disclaimer, dated July 2019, uses the warm side in winter as the default for most United States and Canadian climate zones. That statement is a manufacturer’s standard-detail assumption, not universal code guidance or a substitute for project design.

The same disclaimer identifies conditions that may require a different approach, including extremely cold climates, high wind-driven rain exposure and unusual indoor conditions such as sustained temperatures below 65°F. Building use, humidity, operating schedules, panel orientation and local requirements can also affect the detail. The architect or engineer responsible for the project must verify the vapor-control strategy.
| Condition | What the standard LS-36 detail assumes | Required action |
|---|---|---|
| Most US and Canadian commercial or industrial climates | Vapor control generally located on the warm side in winter | Use the approved project detail and verify the direction of the control layer at every transition. |
| Extremely cold climate | Standard assumption may not apply | Have the project designer review vapor-control placement and condensation risk before installation. |
| High wind-driven rain exposure | Standard assumption may need adjustment | Review water-shedding, flashing and seal continuity for the site exposure. |
| Unusual interior conditions, including sustained temperatures below 65°F | Standard assumption may not apply | Provide the actual interior temperature and humidity conditions to the designer and manufacturer. |
Do not infer a universal warm-side rule from this table. It describes the cited manufacturer detail’s assumptions; the approved project design controls.
3. Plan a continuous seal at every side joint
Use the specified LS-36 bead size and location
Where field sealant is required for LS-36, the guide describes a continuous bead in the vapor-seal cavity. It gives an approximate bead size of 1/4 to 3/8 inch. Adjust the bead so it contacts the tongue of the next panel without squeezing onto the interior face. A bead that is too small may leave a void; one that is too large can interfere with the interlock or contaminate the finished interior surface.

- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
Follow the drawing for the exact cavity or side-lap location. Do not move the seal to an easier-to-reach surface merely because the panel appears to interlock tightly. The interlock is a mechanical connection; it does not automatically prove that the air and vapor seal is continuous.
Form sealant pigtails into perimeter seals
At the end of a side joint, continue the sealant into the perimeter condition. The LS-36 guide describes sealant pigtails at the interior tongue to connect the side-joint seal with perimeter sealant. This connection is important at bases, heads, corners and framed openings, where a joint can otherwise terminate against flashing with a small unsealed gap.
Maintain continuity where a panel side joint meets a flashing assembly. Before closing a joint, check that the bead reaches the intended transition and is not broken by a cut, fastener, dirt or a gap at the panel end.
Understand the manufacturer’s warning
The Metl-Span LS-36 installation guide states: “Failure to provide a continuous seal at the panel side joint and all perimeter trim conditions may lead to condensation inside the building and/or inside the panel joints.” Treat this as an installation-control requirement. A visually dry interior on the day of erection does not demonstrate that the assembly will remain dry during seasonal temperature and humidity changes.
4. Decide between factory mastic and field-applied butyl
Do not let the crew choose a sealant arrangement in the field without checking the order documents and approved drawings. The two arrangements below apply only when the product documentation permits them.
| Arrangement | What the installer must verify | What not to do |
|---|---|---|
| Factory-applied mastic | Confirm that factory material was ordered; inspect the full run for damage, gaps, contamination and continuity; repair only with the specified compatible material. | Do not assume factory mastic is intact because it is present, and do not add an unapproved product over damaged material. |
| Field-applied non-skinning butyl | Confirm that the drawings call for field sealant; install a continuous bead in the specified cavity or lap, approximately 1/4–3/8 inch for the cited LS-36 detail, with contact to the next tongue. | Do not substitute general-purpose caulk, relocate the bead, or select a brand without compatibility approval. |
Compatibility includes adhesion to the panel coating and trim, movement capability, curing behavior, and interaction with factory mastic. If the specified material is unavailable or damaged, obtain direction from the manufacturer or designer before proceeding.

5. Prepare handling, storage and the work area
Moisture prevention begins before a panel reaches the wall. Kingspan’s KS Series installation training lists handling, storage, structural alignment, cutting, sealant touch-up and cleaning, vertical installation, fasteners, bases, trims, corners, framed openings, stack joints, parapets and trim end laps as connected subjects. Use that kind of system checklist with the exact guide for your panel.
Protect panels during storage
- Use the storage orientation and support spacing specified by the product guide.
- Keep protective packaging and panel surfaces free from standing water, mud, metal filings and other contamination.
- Plan lifting so edges, corners, coatings and interlocks are not bent or scraped.
- Separate damaged panels for review rather than installing them and attempting an undocumented repair.
Set out the supporting structure
- Verify that girts, columns, tracks and openings match the approved dimensions and tolerances.
- Check that the base is level and that bearing surfaces are continuous where the drawings require them.
- Confirm panel orientation, joint direction and erection sequence before removing protective film or packaging.
Structural misalignment can force a joint open, distort the interlock or create an uneven perimeter gap. Sealant cannot reliably compensate for an incorrectly aligned support system.
6. Install panels in a controlled sequence
- Review the next panel and the joint. Clean the mating surfaces as required by the product guide. Check the tongue, groove, factory mastic and trim interfaces for damage before applying or exposing sealant.
- Apply the specified seal. Place field-applied butyl only where the approved detail shows it. Keep the bead continuous and sized for full contact with the next tongue; avoid extrusion onto the interior face.
- Engage the interlock without dragging contamination through it. Bring the panel into position in the prescribed orientation. Do not force a panel that is misaligned, twisted or obstructed.
- Check structural alignment. Confirm that the panel bears and aligns with the support members before fastening. Follow the model-specific fastener type, spacing, edge distances and torque or seating instructions.
- Complete the perimeter connection. Tie the side-joint seal into the base, head, corner or opening seal, including the pigtail arrangement where shown.
- Inspect before covering the work. Look for gaps, fishmouths, displaced mastic, pinched seals, exposed cavities, damaged coatings and fasteners that have distorted the panel.
- Clean and touch up only as specified. Remove sealant smears and debris with approved methods. Do not use a solvent or tool that damages the coating or leaves contamination in the joint.
Repeat the inspection at every panel rather than treating the wall as sealed because earlier panels looked correct.
7. Detail the moisture-critical transitions
Base and sill
Verify the approved base flashing, bearing, drainage path and connection between the panel vapor seal and the base seal. A continuous side-joint bead that stops above the base flashing leaves a discontinuity. Check corners and changes in substrate where the base detail turns.
Head, eave and parapet
At the top of the wall, confirm that the panel seal connects to head or parapet flashing and that trim end laps are sealed as shown. Protect the joint from wind-driven rain while preserving the designed drainage path. Do not block a required weep or drainage opening with sealant.
Corners
Corner trims often interrupt the normal panel interlock. Install the specified corner seal sequence and confirm that both intersecting walls remain continuous. Check the inside and outside corner conditions separately; a sealed exterior lap does not prove that the interior vapor seal is connected.

Framed openings
At doors, windows and other openings, review jamb, head and sill details before cutting panels. The opening trim must connect the panel’s air and vapor control layers to the adjacent frame or membrane. Sealant should follow the approved line, not simply fill the visible gap after the trim is installed.
Stack joints and trim end laps
Where panels are stacked or trims overlap, maintain the specified seal at each horizontal joint and end lap. Staggered or discontinuous sealant can create a concealed path that is difficult to diagnose after interior finishes are installed.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.8. Inspect and document the completed enclosure
The exact acceptance criteria come from the project drawings and panel guide. The following field checklist focuses on continuity and evidence:
- Panel model, orientation and joint profile match the approved submittal.
- Factory mastic is present where ordered, continuous and repaired where damaged.
- Field-applied butyl is used only where specified and remains continuous through each side joint.
- Sealant pigtails connect side joints to perimeter seals where the detail requires them.
- Base, head, corner, parapet, opening, stack-joint and trim end-lap transitions are complete.
- Fasteners are the specified type and installed without crushing, tearing or distorting the panel skin.
- Cut edges, penetrations and damaged coatings receive the approved treatment.
- Photographs, marked-up drawings and repair records identify concealed work before it is covered.
Have the responsible designer or manufacturer review unusual conditions, repaired factory material, repeated joint damage or any deviation from the approved detail. Keep the current guide and clarification records with the project closeout documents.
9. Troubleshoot common moisture-risk conditions
A visible gap at a side joint
Do not simply smear sealant over the interior face. Determine whether the specified vapor seal is in the cavity or side lap, inspect the interlock for damage, and obtain the approved repair detail. Replacing or resetting a panel may be necessary if the joint cannot be made continuous.

The panel will not align with the support
Check structural alignment, bearing, panel orientation and cut dimensions. Forcing the panel can open the joint or damage the seal. Correct the support or panel issue first, then reinstall the joint according to the guide.
Sealant extrudes onto the interior face
Excess material can indicate an oversized bead, incorrect cavity placement or a misengaged tongue. Clean it with the approved method and correct the cause; do not rely on interior smearing as proof of a vapor seal.
Condensation appears after occupancy
Record location, date, outdoor conditions and indoor temperature and humidity. Inspect the nearest side joints, perimeter trims, penetrations and transitions for discontinuity. Have the designer or manufacturer evaluate the assembly, because condensation can result from air leakage, vapor-control placement, thermal bridges, interior conditions or water entry rather than a single visible defect.
10. Use manufacturer training without treating it as a substitute for the drawings
Manufacturer training can help crews understand the sequence and recognize details that are easy to miss. Kingspan’s KS Series training covers the broad subjects needed for a system installation, including handling, storage, alignment, cutting, sealant touch-up, cleaning, fasteners, vertical installation and the major trim and opening conditions. Metl-Span provides technical resources and current product documentation for its systems.
Training pages are not complete project instructions. The panel model, ordered options, climate, building use and approved drawings determine the work at hand. Request the current guide and technical assistance whenever the site condition falls outside the published detail.
Final decision checklist before closing the wall
- Have we identified the exact panel model, joint design and factory-mastic status?
- Are we using the current manufacturer guide and the approved project drawings?
- Has the designer verified vapor-control placement for the actual climate and interior conditions?
- Is the specified seal continuous at every side joint and connected to every perimeter condition?
- Were bases, heads, corners, openings, parapets, stack joints and trim end laps inspected before concealment?
- Were damaged factory seals and panel surfaces repaired only with approved compatible materials?
- Are deviations, repairs and concealed conditions documented for the project record?
If any answer is no, the enclosure is not ready to be treated as a completed moisture-control system. Resolve the detail with the project designer or manufacturer’s technical team before covering the work.
