How to Improve Patio Drainage and Prevent Water Pooling Near the House

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

To improve patio drainage, first identify where the water originates and where it can safely go. Check roof runoff, the patio’s fall, low spots, blocked outlets and the condition of the surrounding soil before installing anything. The lasting fix is a continuous route that carries water away from the foundation without discharging onto a neighbour’s property or into an unsuitable infiltration area.

Regrading or relaying the patio is usually the most direct correction when the whole surface slopes toward the house. A channel drain can intercept water at a house-side edge or low point, but it only works when its outlet has a legal, functioning discharge route. Downspout extensions, swales, French drains, permeable paving, soakaways and rain gardens can all be appropriate in the right soil, slope and regulatory setting.

Why water pools beside a patio

Pooling is a symptom, not a diagnosis. Several different failures can look identical after a storm, so begin by tracing the water rather than choosing a drain from a catalogue.

Roof water is being released beside the patio

A gutter may be overflowing, a downspout may end at the foundation, or an extension may have become disconnected or blocked. Roof runoff arrives quickly and in concentrated volume, so it can overwhelm a small patio low spot even when the paving itself is reasonably level. Watch the gutters and downspouts during rain and follow the flow to its first point of collection.

The patio falls toward the house

Impervious paving should shed water away from the foundation. Building America guidance recommends a 2% grade for impervious surfaces installed within 10 feet of a foundation. That means a fall of 2 units over 100 units of horizontal distance. The recommendation is building guidance, not a universal code requirement, and it must be reconciled with local rules, thresholds and the actual site.

A local depression or settled paving holds water

Even a patio with the correct overall direction can contain a birdbath caused by settlement, a sunken edge or a damaged joint. A straightedge, long level or laser level can reveal whether the problem is broad or confined to one area. A small isolated depression may be repairable without rebuilding the whole patio; a broad reverse fall generally is not.

The outlet or drainage path is blocked

Leaves, sediment, mulch and soil can close a channel grate, surface inlet, pipe or swale. A drain with no open outlet is only a container for water. Clear visible obstructions and confirm that the receiving area can accept flow before assuming the installation has failed.

Diagnose the route before you dig

  1. Observe a real rainfall. Note where the first water appears, the direction it travels, the point where it stops and how long the pool remains after rain ends. Photographing the flow at several stages helps distinguish roof runoff from seepage or a paving defect.
  2. Map the high and low points. Use a long level, laser level or measuring tape to compare the patio surface, door threshold, foundation line and proposed outlet. Record changes in height rather than relying on visual impressions. A patio can look flat while still directing water toward the wall.
  3. Inspect roof drainage. Check gutter joints, downspout connections and the discharge point. Make sure an extension has not been crushed, disconnected or aimed toward the foundation or a neighbouring property.
  4. Check edges and thresholds. Raising paving can trap water against a door sill, cover weep holes or reduce the clearance needed at the wall. Any grading plan must preserve the building envelope and provide a clear route past openings.
  5. Check the receiving area. Follow the proposed route to its end. Confirm that water will not erode a slope, enter a basement, undermine a retaining wall, cross a property boundary or discharge where local rules prohibit it.
  6. Investigate infiltration where it is being considered. Soil, groundwater, bedrock, buried services and seasonal saturation determine whether an underground or planted infiltration feature is viable. The United Kingdom’s 2009 guidance describes a 300 mm × 300 mm × 300 mm test pit that takes more than 11 hours to empty as a rule of thumb indicating that a pipe may be required. This is not a universal infiltration-design standard.
  7. Locate underground services before excavation. The UK paving guidance specifically advises checking for services before paving work. Use the utility-locating process required in your jurisdiction and do not assume shallow cables or pipes are shown by surface clues.

Set a workable fall away from the foundation

Two commonly cited recommendations come from different jurisdictions and contexts. The Government of Canada says a 5% grade is ideal and that 2% is often considered the minimum for property grading, while also noting that paved areas may require a different slope. Building America recommends 2% for impervious patios, walks and driveways within 10 feet of a foundation. These figures should not be treated as interchangeable building-code specifications. Local drainage, building and plumbing requirements govern the work.

Guidance Figure Context
U.S. Department of Energy Building America Solution Center 2% grade Impervious surfaces installed within 10 feet of a foundation
Government of Canada, Property grading page 5% ideal; 2% often considered minimum General property grading; the page notes that paved areas may need a different slope

When regrading is the right repair

Regrade or relay the patio when the surface has a broad fall toward the house, when several joints or slabs have settled, or when a drain would have to intercept water across most of the patio. Remove and reset paving, or rebuild the base, so the entire surface has a consistent fall to the selected receiving route. The design must account for door thresholds, steps, garage floors, adjoining paths and any retaining edge.

Do not simply add a layer of concrete, bedding sand or soil against the wall. That can raise finished levels, bridge damp-proofing details, trap water at the threshold and create a new trip edge. Establish the finished elevation first, then confirm that every connection still works.

When a small repair may be enough

If the overall fall is correct and one limited area has settled, lifting and resetting the affected paving or correcting its base may restore drainage. Clean joints and edges before resetting so displaced material does not recreate the depression. If the same area settles again, investigate washout, leaking services or an unstable base instead of repeating a surface patch.

Control roof runoff before it reaches the patio

Roof drainage is often the cheapest part of the system to correct. Clean and reconnect gutters, then extend downspouts to an appropriate receiving area that is away from the foundation. The route should remain stable during heavy rain and should not send concentrated flow toward a neighbour, a basement entrance, a retaining wall or an area intended for infiltration that cannot accept the volume.

A downspout extension is useful only when its end point is suitable. Burying a pipe without confirming its outlet can move the problem underground and make future blockages harder to find. Where several downspouts discharge near the same patio, assess their combined flow rather than treating each outlet in isolation.

Use a channel or trench drain for interception

A channel drain is appropriate when water needs to be intercepted at a patio edge, doorway approach or defined low point. UK guidance advises a channel drain where paving slopes toward the house, provided the channel has a suitable outlet. Positioning the grate across the flow path lets surface water enter before it reaches the wall.

What a channel drain can and cannot do

  • It can collect runoff that reaches the grate and convey it to a planned discharge point.
  • It cannot correct a patio whose overall grade sends water around the drain or leaves widespread low areas.
  • It cannot compensate for a blocked grate, undersized or damaged outlet, or a receiving area that is already saturated.
  • It does not guarantee protection from flooding during severe rainfall. The Government of Canada notes that trench drains will not prevent flood risk from extreme rain.

Plan the outlet first

Trace the pipe route before cutting paving. The outlet may be a lawful surface discharge, a suitable stormwater connection where permitted, or a designed infiltration feature. The route needs maintenance access and must not undermine the foundation or discharge across a property boundary. If there is no acceptable outfall, installing the grate first only creates a concealed collection point.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Keep the inlet serviceable

Select a grate suited to the location and keep it clear of leaves, grit and mulch. Inspect the channel after major storms and whenever pooling returns. The reviewed guidance does not establish one universal inspection interval, so frequency should reflect nearby trees, sediment, traffic and local rainfall.

Route water across the landscape with a swale

A swale is a shallow, shaped surface route that carries water to an appropriate lower receiving area. It can be useful when there is enough available fall and space to keep water away from the building. Shape the route so it does not erode, pond against the foundation or cross onto neighbouring land. The receiving point still needs to be identified and permitted; a swale is not a license to move a nuisance downstream.

Check how the swale meets paths, steps, driveways and lawn areas. Concentrated discharge at an abrupt outlet can scour soil even when the upstream grade is correct. Vegetation or other erosion-control measures may be needed, selected for the site rather than added as a substitute for a stable route.

Consider a French drain only with a real destination

A French drain can collect subsurface or surface water where regrading is constrained, but the name does not describe a single guaranteed solution. Its performance depends on soil and groundwater conditions, the pipe route, cleanouts, filter and stone arrangement, and—most importantly—the outlet or infiltration destination.

Use it when the source and route have been established and the site can support the required excavation. Do not bury a perforated pipe beside the foundation and assume the water will disappear. If the surrounding soil is slow to accept water, the pipe may remain saturated and can transfer moisture toward the building. A drainage professional should assess basement walls, retaining walls, high groundwater, complex slopes and any design that relies on an engineered outfall.

Use infiltration features only where the site supports them

Permeable paving

Permeable paving can reduce surface runoff when its sub-base, soil and drainage path are designed for infiltration. Sediment can clog the surface, and water still needs a safe overflow route for storms that exceed the system’s capacity. Its suitability depends on soil infiltration, groundwater, proximity to the foundation and local restrictions.

Soakaways and drywells

These systems temporarily store water underground so it can infiltrate. UK guidance says not to direct water into soakaways close to buildings. Exact separation and construction requirements depend on local rules and site conditions. Keep the feature away from foundations and confirm that groundwater, soil and buried services do not make the location unsafe.

Rain gardens

A rain garden is a planted depression that accepts runoff and allows controlled infiltration and evaporation. It must be placed far enough from the building to avoid directing water toward the foundation, with an overflow route for saturated conditions. The Government of Canada and UK guidance both emphasize that site conditions and local requirements matter; a rain garden is not suitable for every soil or slope.

Compare the main solutions

Option When it may fit What to compare
Regrade or relay the patio The surface falls toward the house or has a broad low area and levels can be changed Direction and continuity of fall, threshold effects and the destination for runoff
Downspout extension Roof runoff is discharged beside the patio or foundation Safe discharge location, adequate route, property boundaries and local rules
Channel or trench drain Runoff needs interception at a patio edge or low point, especially where paving slopes toward the house Drain location, capacity, grate suitability, outlet and maintenance access
Swale or surface drainage route Water can cross the landscape to an appropriate lower receiving area Available grade, erosion risk, property boundaries and a clear discharge path
French drain Surface grading is constrained or pooling persists and a suitable outlet or infiltration destination exists Soil and groundwater, pipe route, outlet, maintenance and professional design
Permeable paving, soakaway or rain garden The site can accept infiltration and the feature can be sited away from the building Infiltration rate, sub-base, sediment, foundation proximity and local restrictions

A practical installation sequence

  1. Define the source. Separate roof runoff, patio runoff, groundwater and isolated settlement. A single site can have more than one source.
  2. Choose the receiving point. Confirm where water will go in ordinary and heavy rain, and verify that discharge is lawful and does not affect another property.
  3. Set finished levels. Mark the foundation, threshold, patio edges and outlet elevations. Confirm that the proposed fall is continuous and that door and step clearances remain safe.
  4. Resolve utilities and permissions. Locate underground services and check local drainage, stormwater, building and plumbing requirements before excavation or connection.
  5. Correct the primary defect. Regrade a broadly wrong patio, repair a local depression, or extend a downspout before adding secondary interception.
  6. Install interception only if needed. Place a channel drain at the actual flow line, connect it to the planned outfall and provide access for cleaning.
  7. Build infiltration or subsurface systems to site conditions. Keep soakaways, drywells and rain gardens away from buildings as required, and do not rely on a French drain without a functioning destination.
  8. Test in stages. Run water through gutters, across the patio and into the drain or swale. Look for bypass flow, ponding, erosion, leakage and discharge at the wrong location.
  9. Document the route. Photograph concealed pipes and note cleanout, outlet and inspection locations so future maintenance does not require guesswork.

Maintenance and troubleshooting

Pooling returns immediately after cleaning

If clearing a grate or gutter gives only temporary relief, inspect the fall and outlet. A blocked or collapsed downstream pipe, a disconnected downspout or a receiving area that is already saturated can recreate the same symptom.

Water bypasses the channel drain

Check whether the grate is actually lower than the approaching paving and whether the patio has a cross-fall that sends water around it. A channel drain cannot collect water that never reaches its inlet. Widespread bypass usually points to regrading rather than a second grate.

The patio settles again

Look for loss of base material, leaking buried services, edge washout or soil movement. Replacing surface units without correcting the cause can produce another depression and can make the finished level progressively higher.

The outlet erodes or backs up

Inspect the receiving area during rain. Reduce concentrated flow only with a designed, stable route; do not redirect the discharge toward the building or a neighbour. Persistent backup indicates that the outlet, pipe capacity or infiltration assumption needs professional review.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Water remains after ordinary storms

Check whether the soil is slow-draining or the system is undersized for the contributing roof and paving area. A drain is not proof that the site can infiltrate water. Reassess the destination before enlarging or adding components.

When professional help is warranted

Consult a qualified drainage or landscape professional when the work involves a basement, retaining wall, high groundwater, major level changes, a shared or public outfall, a proposed stormwater connection, or an infiltration feature close to a building. Professional input is also appropriate when local rules are unclear, when multiple properties contribute runoff, or when previous drainage repairs have failed.

Local authorities may regulate grading, stormwater discharge, plumbing connections, excavation and structures near property lines. The numerical recommendations cited above come from U.S., Canadian and UK guidance for different contexts; they do not replace the requirements in your jurisdiction.

What a good result looks like

After the work, roof water should leave through a controlled route, the patio should shed ordinary rainfall away from the foundation, and any collected water should have a visible or maintainable destination. The system should remain accessible for cleaning and should not depend on an unverified assumption about soil infiltration. Test it during more than one storm, including a heavier event if possible, while recognizing that no trench drain or patio repair can eliminate every flood risk in severe rainfall.
