A defect may come from panel joints, form movement, concrete placement or consolidation, later cracking, or water migration. Trace the source, determine the defect’s depth and movement, and have a qualified design professional assess anything that could affect load capacity or concrete integrity before cosmetic patching.
For minor, stable surface blemishes, a specified concrete-repair mortar may be appropriate after unsound concrete is removed and the substrate is prepared. Active leakage, recurring cracks, exposed reinforcement, deep honeycombing, bulging or displaced concrete require source correction and a project-specific repair method. The project drawings, specifications, local requirements and the formwork supplier’s approved method remain controlling; general advice cannot replace a site assessment.

What Mivan construction is—and why defects occur
Aluminium formwork uses accurately manufactured panels to cast walls, slabs, beams and other elements in a repeated cycle. The system can produce consistent dimensions and fast construction, but only when panels fit, ties and supports are secure, and concrete is placed and consolidated correctly. A small gap at a panel joint, a loose wedge, insufficient support or poorly controlled placement can leave a visible defect in hardened concrete.

- Stronger Solid Lead: This work pencil is matched with a 2.8 mm thick lead , which is much thicker and stronger during the drawing process of construction work, it will not break or damage easily
- Marks on Various Surfaces: 3 colors solid construction pencil can marks on various surfaces,such as metal, plastic, wood, paper etc. Ideals for woodworkers, contractors, craftsmen, builders, merchants and masons
- Formwork and geometry: open joints, damaged panels, missing pins or wedges, inadequate ties, weak support, movement during the pour, misalignment, bulging or grout loss.
- Concrete and consolidation: a mixture that is difficult to place, poor placement sequencing, trapped air, inadequate vibration or overworking, and curing or finishing problems that produce voids, honeycombing or an irregular surface.
- After construction: shrinkage, thermal or structural movement, settlement, joint behavior, plumbing or drainage faults, and water entering through cracks, tie locations or construction joints.
A wet patch or rough patch is evidence that something is happening, not proof of the cause. A surface blemish alone does not establish structural damage; its depth, location, reinforcement condition, movement and effect on the member must be assessed.
First response: make the defect safe and record it
Do not break out concrete or inject a crack simply because it looks unattractive. Take these steps before selecting a product or method:
- Control immediate hazards. Keep people away from loose fragments, active water near electrical equipment, unsafe access and areas where concrete appears to be falling. If a wall or slab is visibly displaced, rapidly deteriorating or carrying a critical load, obtain urgent professional advice.
- Map the location. Mark the defect on a plan or elevation. Record the room, level, grid line, wall or slab identification, nearby openings, joints, services and whether the location corresponds with a panel joint or tie.
- Photograph before intervention. Take overview and close-up photographs with a scale, and note the date. For dampness, record weather, plumbing use and whether water is active, intermittent or only present after rain.
- Describe what is measurable. Note crack direction, length and measured width if a suitable gauge is available; the apparent depth and area of honeycombing; exposed reinforcement; surface offset; and any change since earlier inspections. Do not infer a cause from appearance alone.
- Check the documents. Compare the as-built location with drawings, tolerances, repair specifications and inspection records. The approved formwork layout and method statement may identify intended joints, ties and pour sequences.
- Escalate uncertainty. A qualified, licensed design professional should determine whether a defect is structural and whether repair is required. This is especially important for load-bearing walls, slabs, beams, columns, connections, deep voids, exposed or corroding reinforcement and significant displacement.
Troubleshooting common Mivan formwork problems
| Observed problem | Possible mechanisms | Checks during investigation | When to escalate |
|---|---|---|---|
| Leakage at a joint or tie location | Open panel joint, failed tie-hole treatment, crack, construction joint, plumbing or external water path | Trace the wet path; inspect the corresponding joint and tie; check whether leakage follows rain, washing or plumbing use; look for grout loss or a crack | Persistent ingress, saturated concrete, corrosion, leakage through a structural crack or uncertainty about the water source |
| Honeycombing or voids | Air entrapment, difficult mixture, inadequate consolidation, obstructed reinforcement, leaking forms or poor access | Determine depth and extent after loose material is removed only under an approved method; check reinforcement exposure and whether the area is structural | Deep or widespread voids, exposed reinforcement, reduced section, or any doubt about load capacity |
| Rough, stained or uneven finish | Damaged or dirty panel, release-agent issue, grout leakage, premature finishing, inconsistent curing or an agreed appearance not being defined | Compare with the specified finish and adjacent pours; inspect panel condition and joint marks | If roughness masks voids, affects cover or durability, or the element is outside specified tolerances |
| Cracking or recurring dampness | Shrinkage, thermal or structural movement, settlement, joint behavior or water pressure | Map orientation and width; monitor change; inspect openings, joints, drainage and the opposite face | Cracks that grow, displace, leak, expose reinforcement or occur in a critical structural location |
| Misalignment or bulging | Panel movement, loose or damaged components, inadequate ties or support, excessive placement pressure | Check line, level, plumb, panel fit, ties, wedges and support against drawings and tolerances | Any hardened displacement or bulge that changes section, cover, bearing or connection geometry |
Leaks at panel joints, tie locations and cracks
Checks before a pour
Before concrete placement, inspect every panel interface. Panels should align and connect as shown in the approved layout; joint surfaces should be clean; pins, wedges and ties should be present, correctly seated and undamaged; and braces or other supports should be adequate. Confirm that openings, embedded items and stop ends do not leave an unintended path for grout. During placement, watch for panel movement, widening joints, grout loss or unusual deflection and stop to correct the formwork if the approved method permits.
These are practical inspection leads, not a substitute for the supplier’s method statement or the engineer’s instructions. The concrete placement rate, lift height and consolidation procedure must follow the project requirements.

Tracing an existing leak
- Identify whether water is currently moving or whether the mark is a residual stain.
- Trace from the lowest visible point back toward the likely entry point. Water can travel along reinforcement, joints, finishes or cavities, so the wet patch may be downstream of the defect.
- Inspect panel-joint lines, tie holes, construction joints, cracks, penetrations, parapets, roofs, balconies, bathrooms and external ground levels on both sides where accessible.
- Record conditions during dry weather and after rain or plumbing use. A repeatable trigger helps distinguish external, plumbing and condensation sources.
- Have the source and concrete condition assessed before sealing. If water is pressurized or recurring, stopping the ingress is part of the repair; a surface bead alone may only redirect the water.
Crack repair depends on cause, movement, size, orientation, network complexity, substrate and water transmission. A stable, dry, non-structural crack may accept a specified surface or bonded repair. An active crack, a crack that leaks, or one associated with displacement requires a method that accommodates movement or addresses the underlying cause. Do not prescribe caulk, paint or generic filler as a universal solution.
Honeycombing, voids and poor concrete finish
Why honeycombing forms
Honeycombing is concrete with visible voids or interconnected cavities where mortar has not fully surrounded aggregate. Form condition, mixture characteristics, placement and consolidation all influence surface defects. A panel that leaks grout, reinforcement that blocks flow, an inaccessible corner, an unsuitable placement sequence or inadequate consolidation can leave anything from a shallow blemish to a deep loss of section.
Appearance does not establish severity. A small, shallow void away from reinforcement may be a repairable surface defect; a deep or extensive area can reduce cover, expose steel or affect the member’s integrity. Have the area assessed for depth, extent, reinforcement condition and the specified finish before deciding how much concrete to remove.

Repair sequence
- Approve the method. The designer, engineer or responsible authority should define the repair limits, preparation standard, material and acceptance criteria where the defect may be consequential.
- Remove unsound concrete. Break back to sound, well-bonded material using a method that does not damage reinforcement or surrounding concrete. Remove dust, laitance, loose aggregate and contamination.
- Prepare the substrate. Provide the surface profile and moisture condition required by the selected repair material. Clean and assess exposed reinforcement; corrosion treatment or additional design may be needed.
- Select a placeable material. A repair mortar or castable concrete repair material must suit the depth, orientation, access, substrate, reinforcement, exposure and required finish. A hand-applied patch and a form-and-pour repair are different procedures; the choice depends on the defect and specification.
- Place without trapping air. Follow the manufacturer’s and project instructions for mixing, bonding, lift thickness, consolidation and formwork. Do not add water or extend working time beyond the specified limits.
- Cure and protect. Maintain the curing and protection conditions required for the material and environment. Early drying, vibration or water exposure can undermine an otherwise sound patch.
- Inspect and document. Check bond, dimensions, finish, soundness and absence of recurring dampness. Record the material batch, location, date, installer and inspection result.
Do not skim-coat, paint or render over deep voids before evaluation. If reinforcement is visible, the void extends behind bars, the defect is widespread, or the element is load-bearing, obtain engineering review rather than relying on a cosmetic cover.

Cracks, movement and recurring dampness
Crack appearance alone cannot identify cause. Record the crack’s location, direction, width, length, branching, relation to openings and joints, and whether it changes. Note dampness, efflorescence, rust staining, displacement and conditions that trigger water. Monitoring with dated photographs and repeat measurements can establish whether a crack is stable or active; the monitoring method and interval should suit the risk.
Stable and dry cracks
Once a professional confirms that a crack is non-structural and stable, preparation may include cleaning, removing weak edges and filling or sealing with a specified material compatible with the substrate and finish. The repair should restore the required appearance and durability, not merely hide dirt or moisture. If the crack reopens, stop cosmetic work and reassess movement.
Active or wet cracks
Recurring water must be addressed as part of the durability strategy. Investigate drainage, external waterproofing, plumbing, joints and hydrostatic pressure. A crack treatment that does not accommodate movement or stop the water source can fail quickly and may drive moisture into another path. The selected system, preparation and sequencing should be specified for the actual crack and exposure.

Misalignment, bulging and form movement
During construction
Check line, level and plumb before placement, then recheck them while concrete is being placed. Confirm panel fit, pins, wedges, ties, braces and supports against the approved layout. Watch for movement, increasing joint gaps, grout leakage or a change in dimensions. If movement occurs, follow the project stop-work and correction procedure rather than trying to force panels back while concrete is flowing.
After concrete has hardened
Measure the offset or bulge and compare it with project tolerances and the intended section. Determine whether reinforcement cover, opening sizes, bearing surfaces, connections, waterproofing falls or architectural lines are affected. Chipping or grinding can reduce cover or section and should not be used as a default correction. A designer may require strengthening, rebuilding, local removal and recasting, or acceptance with a documented finish treatment.
Choosing a repair approach
| Decision factor | Why it matters | Typical implication |
|---|---|---|
| Superficial or potentially structural | Determines who must approve the work and how much concrete can be removed | Cosmetic treatment may suit a confirmed surface blemish; structural uncertainty requires design assessment |
| Stable or active crack | A rigid repair can fail if movement continues | Confirm movement before selecting a filler, sealant or injection system |
| Water still entering | Moisture can defeat adhesion and damage durability | Locate and control the source as part of the repair |
| Defect size and depth | Controls access, formwork, heat, shrinkage and placement method | Hand patching and form-and-pour repairs have different limits and preparation needs |
| Substrate and reinforcement condition | Weak concrete, contamination or corrosion prevents reliable bond | Remove unsound material and address steel or substrate treatment in the approved specification |
| Finish and durability requirement | Appearance and exposure vary by project | Use the contract finish, exposure class and acceptance criteria, not an assumed “perfect” surface |
Concrete-repair mortar and castable concrete repair material are categories, not universal solutions. The product and formulation should be selected after assessment, based on placeability, bond, strength development, shrinkage, exposure, curing and compatibility with the existing concrete. Mortar alone will not solve active leakage, a moving crack, reinforcement corrosion or structural damage.
Prevention and quality control for Mivan pours
- Inspect components: reject or repair damaged, distorted or excessively worn panels; clean joint faces and remove hardened concrete that prevents tight fit.
- Verify the layout: match panels, pins, wedges, ties, braces, supports, openings and embeds to the approved drawings and method.
- Check geometry: record line, level, plumb, dimensions, cover provisions and support before concrete placement.
- Control interfaces: close joints and tie locations as specified, and confirm that penetrations and stop ends cannot leak grout.
- Plan placement: use the specified sequence, rate and lift arrangement; ensure access for proper consolidation without over-vibration.
- Observe the pour: assign a person to watch for movement, grout loss, unusual pressure or changes in alignment and to record corrective actions.
- Protect curing: follow the project curing regime and protect fresh concrete from premature drying, impact and water that the specification does not permit.
- Define appearance: state the required finish, allowable marks, repairs and acceptance process in the contract documents. A perfectly homogeneous, blemish-free concrete surface is difficult or impossible to achieve, so expectations must be explicit.
- Close out defects: log location, photographs, cause assessment, approved method, materials, installer, curing and completion inspection.
When to call a qualified professional
Arrange engineering or other specialist assessment before repair when any of the following applies:
- the defect is in a load-bearing wall, slab, beam, column, connection or support zone;
- concrete is missing deeply or across a large area, or reinforcement is exposed, displaced or corroding;
- a crack is widening, offset, leaking, accompanied by deflection or associated with a joint or opening;
- a wall or slab is bulging, out of plumb or outside documented tolerances;
- water remains active after basic source checks, or the source cannot be identified;
- the proposed work would remove concrete, drill, cut, inject, add reinforcement or alter the section.
The professional should define the investigation, repair limits, material and acceptance criteria, and coordinate the work with the contractor and formwork or waterproofing specialists as needed.
A practical defect-report template
A consistent record helps the repair team distinguish a recurring cause from an isolated finish issue. Include:
Quick Recap
- project, building, level, grid and element identification;
- date, weather and whether the defect is new, recurring or changing;
- photographs with scale and an annotated plan or elevation;
