Choose warehouse lighting by starting with the work, layout and required light levels—not by picking the fixture with the highest lumens-per-watt figure. Document mounting heights, aisles, racks, tasks and operating hours; obtain a project-specific lighting layout; then compare suitable LED high-bay luminaires for output, distribution, verified performance, controls compatibility and lifecycle cost. The right choice must provide usable light where people work and move while avoiding over-lighting, unnecessary energy use and avoidable maintenance.
Start with the warehouse, not the fixture
A fixture’s efficiency rating cannot tell you whether its light will reach the work surface, rack faces or travel paths that matter in your building. Mounting height, aisle width, rack geometry, storage arrangement and task type all affect the needed output, optical distribution, spacing and controls. A product that performs well in one layout may be a poor fit in another.

Before requesting products or prices, document the facility and its normal operating conditions. Include ceiling and proposed mounting heights, aisle and rack dimensions, storage conditions, work areas, the tasks performed, existing fixtures and controls, operating schedule, and any areas that receive daylight. Note whether workers need to read labels or see goods on rack faces, as well as whether they need clear illumination at the floor or work plane. Vertical visibility and horizontal illumination are different design considerations; a floor-level reading alone may not describe visibility along a tall rack.

The U.S. Department of Energy’s Federal Energy Management Program (FEMP) says efficient design means providing adequate light for the application and tasks, using levels recommended by the Illuminating Engineering Society of North America. The available guidance does not establish one illuminance target for every warehouse, so do not apply a generic number without checking the site’s requirements.

Information to collect before comparing proposals
- Building dimensions, ceiling heights and fixture mounting positions.
- Aisle widths, rack heights, rack-face orientation and storage density.
- Work tasks, work locations and any areas needing increased visibility.
- Current fixture types, locations, controls and known maintenance issues.
- Operating hours by area, periods of low or intermittent occupancy, and shift patterns.
- Daylight availability by zone, if any, and whether it changes with time or season.
- Required light levels and applicable jurisdictional codes or project specifications.
These details give a lighting designer or qualified supplier the basis to create a photometric layout: an analysis of how light from proposed luminaires is expected to distribute through the space. Ask for the design to address the actual aisles and work areas rather than only a total fixture count. Do not purchase on the basis of a wattage label or a broad claim that a fixture is suitable for warehouses.
Compare complete lighting solutions, not just efficacy
For general lighting in high-ceiling areas, LED high-bay luminaires are a relevant category to evaluate. Compare fixtures intended for the same application and installation conditions. Luminaire efficacy, expressed in lumens per watt (lm/W), indicates light output per unit of electrical input; it does not by itself show whether that light is distributed appropriately for your aisles, rack faces or tasks.
FEMP’s commercial and industrial LED luminaire purchasing guidance, updated in June 2023, lists a minimum efficacy of at least 175 lm/W for industrial high-bay luminaires in federal procurement. That is a federal purchasing benchmark, not a universal code requirement or an automatic specification for privately owned warehouses. Confirm the requirements that apply to your project and jurisdiction.

DOE cautions that over-lighting wastes energy and money. A high-efficacy luminaire can still be the wrong selection if its output or distribution produces poor visibility in the needed locations, or if the proposed layout supplies more light than the application calls for. Compare the complete proposed system: fixture performance, mounting and spacing, controls, installation and expected operating pattern.
What to compare in a fixture proposal
| Item | What to check | Why it matters |
|---|---|---|
| Application and mounting | Whether the luminaire is intended for the proposed high-bay application and installation position. | Performance depends on the use and mounting conditions, not just the product category name. |
| Light output and distribution | Total luminaire output and photometric data showing where light is directed in the proposed layout. | Output must serve aisles, work areas and vertical rack visibility without relying on a lumens-per-watt ranking alone. |
| Luminaire efficacy | Rated lumens per watt for the exact model and configuration being offered. | Shows light output relative to electrical input; compare like applications and confirm the exact option. |
| Electrical performance | Input power, power factor and harmonic distortion in current product documentation. | These are relevant electrical characteristics to review alongside efficacy and output. |
| Light quality and durability information | Color quality, lumen maintenance and warranty terms. | These attributes affect the suitability and expected performance of the installed system over time. |
| Controls | Supported dimming and control options, compatibility with the intended control system, and any commissioning needs. | A control strategy only works if it suits the operating zones and integrates with the selected luminaires. |
| Project cost | Installed price, controls, expected energy use and maintenance needs under your facility’s conditions. | Purchase price alone does not establish lifecycle value. |
DOE notes that the DesignLights Consortium (DLC) Qualified Products List and its technical requirements cover product performance and quality attributes. Where relevant to the project, check whether the exact offered model and its options appear on the list. A family name is not enough: variants may differ in output, optics, controls or listing status. Request current product data and photometric reports for the specific configuration in the proposal.
Choose controls around occupancy and work patterns
Controls can reduce energy use when they lower output or switch lights in areas that do not need full illumination all the time. Their value depends on how the warehouse is used. A control plan must reflect aisle activity, operating practices, safety and applicable requirements; do not assume that a sensor or dimmer will produce savings simply because it is included in a quote.

| Control approach | Where it may fit | Questions to resolve |
|---|---|---|
| Occupancy sensing | Areas with variable or intermittent use. | Does the sensor cover the relevant aisle or zone? Will normal movement be detected reliably? What light level or timeout is appropriate for safe work and travel? |
| Bi-level switching or task tuning | Areas where full output is not always needed, or where activity varies by zone. | Can the system provide the intended reduced level? Does the setting preserve the visibility required for the activity? |
| Dimming | Zones where adjustable output is appropriate and supported by the luminaires and controls. | Are the driver, luminaire and control system compatible? How will levels be set, tested and maintained? |
| Daylight-responsive dimming | Parts of the building that receive useful daylight. | Is daylight consistent enough in the specific zone to justify the control? How should the zone be separated from areas without daylight? |
Warehouse design guidance from CEBA-IARW / Global Cold Chain Alliance describes occupancy sensors and bi-level controls as options. The appropriate choice is site-specific. For example, a rarely used storage aisle and a continuously active picking area may need different control zones; they should not automatically share one sensor setting just because they are in the same building.
Confirm control compatibility with the exact luminaires before ordering. Ask who will configure and commission the controls, what settings will be handed over, and how facility staff can adjust them if operations change. If controls are added without clear zoning or suitable settings, they may not respond as intended or may interfere with safe, practical use. Review controls as part of the photometric and operational design rather than treating them as an accessory to select later.
Verify the exact product and its long-term performance
Request current technical specifications and photometric reports from the supplier. Check that each document matches the exact model, output, optical distribution, control option and other configuration proposed. Product-family literature may show several variants; the data for one variant should not be assumed to describe another.

Check the DLC Qualified Products List when it is relevant to your procurement requirements, and verify the exact model and options rather than relying on a general statement that a product family is listed. Also review the warranty terms and the stated lumen-maintenance information. Lumen output can decline over a luminaire’s life, so a rating relevant to initial output does not, by itself, explain expected light levels later. DOE recommends periodically checking light levels in operation.
Include a plan for verifying the installed result. After installation and controls commissioning, compare actual conditions with the project design and check that light levels and distribution suit the work. Later checks can help identify a failed fixture, changed storage arrangement or declining output before visibility becomes a persistent problem. The required measurement method or interval is not universal in the cited guidance; establish it with the project’s applicable specifications and facility needs.

A note for fluorescent-tube retrofit projects
If the proposed work involves replacing lamps in existing fluorescent fixtures rather than installing complete LED luminaires, distinguish that approach from a high-bay luminaire replacement. GSA’s LED Lighting and Controls Guidance notes a September 2024 update to the federal 2024 P100: it no longer allows Type B TLEDs because of potential product incompatibility and safety hazards. That restriction is specific to the cited federal guide and Type B tubular LED products; it is not a general ban on warehouse LED fixtures. For a retrofit, verify the proposed product’s compatibility and applicable project requirements rather than assuming every tube-style replacement is interchangeable.

Calculate lifecycle cost using your facility’s numbers
A sound comparison includes more than the purchase price or rated efficacy. Assemble the installed cost of each option, expected energy consumption under the facility’s actual schedule, maintenance and replacement costs, controls costs, and any utility incentives that genuinely apply. Use consistent assumptions across alternatives so a lower-priced fixture is not compared against a different operating schedule or scope.
DOE’s FEMP guidance describes cost-effectiveness in terms of whether discounted lifetime energy savings exceed the additional upfront cost compared with a less efficient option. To make that comparison for a warehouse, you need site-specific inputs: existing equipment and baseline use, proposed fixture and control performance, operating hours, electricity prices, installation quotes and maintenance assumptions. If relevant, include eligible incentives only after confirming their availability and terms.
- Define the alternatives. Compare complete designs that satisfy the same application and required lighting conditions, rather than comparing unlike fixture types on efficacy alone.
- Record installed cost. Include the luminaires, controls, installation and any other project costs included in each proposal.
- Estimate use from the actual schedule. Use the facility’s operating hours and the proposed control behavior; do not assume sensors or dimming will operate as intended without a defined design.
- Apply the facility’s electricity price and maintenance assumptions. Use the rates and expected service needs relevant to the site, not a generic savings claim.
- Compare lifetime value. Evaluate discounted energy savings against additional upfront cost, using the project’s stated analysis period and assumptions.
No universal warehouse savings percentage or payback period can be responsibly stated without facility dimensions, existing fixtures, hours, electricity rates, product choices and installed quotes. A supplier estimate is useful only to the extent that its assumptions are visible and match the building. Ask for the calculation inputs so you can challenge or update them if the schedule or energy price changes.

Common selection mistakes to avoid
- Choosing by watts alone: Input power does not establish delivered light, distribution or suitability for the mounting height and work.
- Ranking products by efficacy across unlike applications: Compare fixtures serving the same need, then evaluate output and optics in the actual design.
- Assuming more light is always better: Over-lighting uses energy and money without necessarily improving the conditions required for the task.
- Using one generic target for every zone: Determine task requirements and applicable standards for the warehouse instead of assuming every aisle or work area needs the same level.
- Accepting a family-level listing or brochure: Verify the exact model, output, distribution and controls options proposed, using current documentation.
- Adding controls without an operating plan: Match sensors, dimming and zones to occupancy and safety, then confirm compatibility and commissioning.
- Comparing purchase prices instead of lifecycle costs: Include energy, maintenance, controls and installed cost under consistent operating assumptions.
What to request before approving a purchase
A competitive proposal should make its design and assumptions reviewable. Ask each supplier or lighting designer for the same core information so you can compare options on equal terms.
- A site-specific layout based on the documented ceiling, mounting positions, aisles, racks and tasks.
- Photometric data showing the proposed distribution and light levels at relevant work planes and rack faces.
- Current specifications for the exact luminaires and configurations, including output, efficacy, input power, electrical and light-quality attributes.
- Evidence of any relevant product qualification or listing for the exact model and options.
- Control zoning, sensor coverage, dimming approach, compatibility details and commissioning responsibilities.
- Warranty terms and lumen-maintenance information, with an explanation of how the design accounts for output over time.
- Installed-cost and lifecycle-cost assumptions, including facility operating hours, energy price and maintenance basis.
- A statement of applicable code and project-specification assumptions for the facility’s jurisdiction.
Review proposals for missing assumptions before comparing their totals. If a supplier cannot show how a fixture’s output and distribution serve the planned geometry, or cannot explain the schedule and control assumptions behind its savings estimate, request clarification rather than treating the headline number as a project result.
Make the decision from the design outward
The most defensible selection is the one that meets the warehouse’s lighting needs with a suitable layout and verified equipment, then uses controls and operating assumptions that match the facility. Start by documenting the site and work, require project-specific photometric information, compare like high-bay applications on output and distribution as well as efficacy, verify exact product and control options, and calculate lifecycle value using the warehouse’s actual costs and schedule. Confirm code and specification compliance for the project location before ordering.
