below-grade waterproofing

How to Choose a Below-Grade Waterproofing System With an Expert

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The right below-grade waterproofing system cannot be selected from a product label alone. A qualified waterproofing or building-envelope consultant, working with a civil engineer when groundwater is complex, should first establish the site’s water pressures, seasonal groundwater behavior, access, drainage and discharge limits. The design professional can then compare complete assemblies—not just membranes—and document how every joint, penetration, termination and transition will remain watertight.

The guidance here concerns building foundations and other below-grade construction. It does not establish one system for roofs, balconies, tanks, tunnels or every other waterproofing application.

Why waterproofing selection is a design decision

Below-grade walls and slabs face water in several forms: rain and roof runoff moving through backfill, groundwater that rises seasonally, water migrating laterally through soil, and hydrostatic pressure that increases when drainage is blocked or the water table rises. The correct response depends on which of those conditions exists at the site and whether the construction team can reach the outside of the foundation.

Building Science Corporation’s BSI-146: Below Grade Water Management explains that groundwater position and exterior access drive the strategy. A site with room to excavate around a foundation offers different options from an urban lot bounded by a property line, roadway or adjacent building. The groundwater table may also change during wet seasons, so a dry observation during excavation is not proof that the foundation will remain above groundwater.

That is why a consultant should be involved before a membrane is specified. The professional needs to coordinate the water-management concept, structural and geotechnical information, membrane details, drainage, protection and construction sequencing. A product may be technically suitable yet fail if the substrate is unsuitable, the drainage path is interrupted, a termination is omitted or the finished grade directs water toward the wall.

Waterproofing, water management and dampproofing are different

These terms describe different levels of protection and should not be used interchangeably.

Water management

A water-managed system limits water accumulation and hydrostatic pressure around the foundation. It may use finished grading, roof-runoff control, a drainage layer, footing drains and a sump or other approved discharge route. The system seeks to keep water from loading the wall and slab in the first place.

Waterproofing

A waterproofing membrane is intended to resist water entry through the protected wall or slab. Its performance depends on continuity, adhesion or other specified attachment, compatible materials, protected surfaces and correctly treated joints, laps, penetrations and transitions. A membrane is one component of an assembly, not a substitute for drainage.

Dampproofing

Dampproofing addresses moisture or damp soil conditions but is not equivalent to waterproofing designed to resist groundwater pressure. Building Science Corporation’s Info-101: Groundwater Control makes this distinction explicit. If groundwater can press against the foundation, the design professional must determine whether dampproofing is inadequate and what water-management and waterproofing measures are required.

Begin with the site’s water and access conditions

Give the consultant a factual site brief rather than starting with a preferred membrane. The following conditions shape the feasible systems.

Groundwater level and seasonal variation

Establish the likely high groundwater level, not merely the level observed on one day. Ask how wet-season conditions, perched water or nearby pumping could change pressure against the foundation. Where the foundation will be below groundwater, the design may require temporary draw-down, a perimeter cut-off with dewatering, or a continuous waterproofing strategy that encases the foundation. These approaches involve different risks and are not interchangeable.

Lateral water movement

Determine whether water can move sideways through permeable soil toward the foundation. A drainage layer can provide a controlled path, but it must connect to a perimeter drain and an approved discharge or sump arrangement. Soil type, excavation geometry and neighboring foundations can alter that path.

Surface water and roof runoff

Finished grade, paving and roof or facade runoff can load soil beside the foundation. BSD-103: Understanding Basements discusses the role of grade, runoff control, drainage layers, perimeter drains and capillary breaks. The consultant should review downspout routing, swales, paving falls and any locations where water could pond against the wall.

Exterior working room

Perimeter access affects both installation and future repair. A new building with clear excavation space may permit an exterior membrane and drainage layer. An urban site may have a property line, neighboring structure, utility, street or shoring constraint that prevents full exterior access. The U.S. Department of Energy’s Building America Solution Center guide for below-grade water management on urban sites treats groundwater and access as conditional design factors rather than assuming one universal detail.

Discharge constraints

A drain and sump only work if collected water has a lawful, reliable destination. Confirm available storm or sanitary connections, site grades, backflow risks, pump-power provisions and any restrictions on discharge. If water cannot be discharged as assumed, the drainage concept must be revised before the membrane is selected.

Think in assemblies, not coatings

Review the entire below-grade build-up with the designer. ASTM C1471/C1471M-22 is a guide for high-solids cold liquid-applied elastomeric membrane on vertical surfaces; its details illustrate the coordination issues that apply to a complete below-grade assembly, while its scope should not be generalized to every waterproofing application. The guide is available from ASTM International.

At minimum, the design review should cover:

  • Substrate: concrete or masonry condition, curing, surface preparation, cracks, honeycombing, laitance, moisture and tolerances.
  • Membrane: the specified material, thickness or application requirements, attachment method, curing conditions and limits of use.
  • Protection: boards, drainage composites or other layers that prevent backfill, tools and construction traffic from damaging the membrane.
  • Drainage: a drainage layer, footing or perimeter drain, cleanouts, sump arrangement and discharge route sized and detailed for the site’s water conditions.
  • Terminations and transitions: wall-to-footing, wall-to-slab, changes in plane, top terminations, construction joints and interfaces with other assemblies.
  • Penetrations and joints: pipes, sleeves, tie holes, expansion or movement joints, penetrations for utilities and any changes in material.
  • Compatibility: contact with concrete, masonry, primer, sealants, insulation, drainage products, soil and backfill, including any required separation layers.

ASTM emphasizes continuity through joints and transitions. A broad wall coating does not compensate for a discontinuity at a footing, pipe or construction joint.

How the principal below-grade approaches differ

The following are design approaches described in the cited guidance. They are starting points for an engineer’s evaluation, not interchangeable product choices.

Approach Condition in which it may be considered Design implications
Exterior membrane with exterior drainage layer, perimeter drain and sump arrangement Foundation above the groundwater table with perimeter access Requires continuous exterior detailing, membrane protection, a connected drain path and a confirmed discharge route. Seasonal groundwater and surface runoff still need evaluation. BSI-146
Draw-down during construction or operation Foundation conditions involving groundwater that must be lowered temporarily or managed during work Needs experienced civil-engineering judgment, monitoring and a plan for how draw-down affects adjacent soils and structures. It is not a substitute for permanent waterproofing details. BSI-146
Perimeter cut-off with dewatering Groundwater conditions where controlling inflow around the excavation is necessary Requires a designed cut-off, pumping strategy and assessment of system interactions and neighboring conditions. Specialized engineering is required. BSI-146
Continuous waterproofing that encases the foundation Foundations below groundwater where water pressure must be resisted continuously Every wall, footing, slab, joint, penetration and transition must be tied into one continuous, protected system. The approach is not automatically appropriate without project-specific design. BSI-146

BSI-146 and the urban-site guidance make the key point: the groundwater condition and available access determine which of these concepts can work. A consultant should explain why an option is suitable, what assumptions it relies on and what happens if those assumptions change.

A practical expert-selection workflow

  1. Assemble site information. Provide surveys, geotechnical or groundwater observations, foundation drawings, finished grades, utility plans, adjacent-structure information, roof and surface-drainage plans, excavation limits and any history of leakage or flooding.
  2. Define the water design condition. Ask the professional to state the expected high and seasonal groundwater levels, possible perched water, lateral flow paths, hydrostatic pressure assumptions and surface-water sources.
  3. Map access and constraints. Identify where exterior excavation, membrane installation, inspection, protection and future repair are physically possible. Record property boundaries, shoring, utilities and neighboring structures.
  4. Set the drainage and discharge concept. Locate drainage layers, perimeter or footing drains, cleanouts, sumps and discharge points. Confirm that the proposed route remains accessible and permitted.
  5. Develop at least two viable alternatives when conditions warrant. For each, document the assembly, installation sequence, details, temporary works, protection, inspection and maintenance implications. Cornell’s 071000 Sub-Grade Waterproofing standard calls for a design-stage alternatives matrix rather than an undocumented product choice.
  6. Resolve details before procurement. Draw the footing, wall, slab, joint, penetration, termination, lap and transition details. Confirm substrate preparation and material compatibility in writing.
  7. Plan quality control and repair. Define inspections, hold points, protection during backfill, documentation, testing where specified, drain cleanouts and how a concealed defect could be located and repaired.
  8. Record assumptions and responsibilities. The design should identify who handles dewatering, weather protection, substrate correction, membrane installation, drainage installation, inspection and acceptance. Cornell notes that its standard guides design professionals and is not intended to be copied verbatim as a contract specification.

Use a comparison matrix that reflects the project

When there is more than one feasible system, compare alternatives against the same decision axes. Cornell specifically identifies installed cost, constructability, system complexity, warranties and life expectancy as matrix fields. ASTM adds substrate condition, compatibility, adhesion or attachment, terminations, joints, protection and drainage considerations.

Decision axis Questions to document
Groundwater exposure and pressure What high and seasonal water levels are assumed? Can the system resist the resulting pressure, and what happens if drainage is obstructed?
Substrate and soil compatibility Are the concrete, masonry, primer, sealants, insulation, drainage products and backfill compatible with the membrane and one another?
Continuity and detail complexity How are joints, laps, penetrations, footing-to-wall interfaces, slab edges, changes in plane and terminations made continuous?
Access and constructability Can installers reach every surface, maintain required conditions, protect the work and inspect it before backfill?
Drainage and discharge Where does collected water go? Are drains cleanable, sumps serviceable and discharge assumptions acceptable?
Installed cost Does the estimate include substrate repair, excavation, shoring, dewatering, protection, drainage, testing, backfill and restoration?
Warranties What do construction and material warranties cover, for how long, and what installation, inspection or maintenance conditions apply?
Expected service life What life expectancy is documented for the complete assembly under the project’s exposure, rather than for a membrane in isolation?
Maintenance and repair Which components remain accessible, how are drains and pumps serviced, and how could a concealed leak be diagnosed?

A low initial price is not a meaningful comparison if it excludes excavation, dewatering, protection, drainage or future access. Require each alternative to use the same scope and assumptions.

Details that commonly decide performance

Footings and slabs

Ask how the membrane turns from wall to footing and how the slab edge or underslab layer connects. A termination that stops above a joint can leave a direct water path even when the field membrane is intact.

Joints and cracks

Construction, expansion and movement joints need details suited to their expected movement. The designer should identify crack treatment, joint waterstops or sealants where applicable and the sequence for tying adjacent materials together.

Penetrations

Every pipe, sleeve, tie hole and utility penetration should have a specific detail. Confirm whether the detail uses a compatible seal, boot, collar or other component and how it will be protected during backfill.

Transitions and terminations

Changes in plane, material or elevation are frequent failure points. Draw the top termination, wall-to-slab transition, interfaces with insulation and drainage products, and any connection to above-grade air, water or vapor-control layers.

Protection and backfill

The membrane should be inspected and protected before backfill. The protection layer must be compatible with the membrane and must not block the drainage path. Backfill placement, equipment clearance and sequencing should be written into the construction plan.

When complex groundwater requires escalation

Do not select a system solely from a product description when the foundation is below groundwater, when pumping may affect neighboring structures or when a cut-off wall or draw-down is being considered. BSI-146 identifies these conditions as requiring experienced civil-engineering judgment. The professional should evaluate groundwater behavior, excavation stability, settlement risk, pumping effects, permanent drainage and interactions among temporary and permanent systems.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Urban projects deserve the same caution when there is little room for exterior work. The designer may need to coordinate shoring, property rights, utility protection, sequencing and a discharge route before deciding whether an exterior assembly is feasible. If an assumption about access or groundwater cannot be maintained, the design should say so and identify a contingency.

Questions to ask before approving a system

  • What high and seasonal groundwater conditions were used in the design?
  • Can water move laterally toward the foundation, and how is that flow intercepted?
  • How are roof runoff, finished grade and paving kept from loading the foundation soil?
  • Where are the drainage layer, perimeter drain, sump, cleanouts and final discharge points?
  • How does the membrane remain continuous at the footing, wall, slab, joints, laps, penetrations and transitions?
  • What substrate preparation and moisture conditions are required before installation?
  • Are the membrane, primers, sealants, protection, insulation, drainage materials, soil and backfill compatible?
  • Which portions can be inspected before concealment, and what records will be provided?
  • What do the material and construction warranties actually cover, and what maintenance voids them?
  • What is the expected service life of the complete assembly and the likely repair method if a concealed leak occurs?
  • Which tasks require a civil engineer, geotechnical professional, waterproofing specialist or other qualified designer?

Two example decisions

Foundation above groundwater with clear perimeter access

The design professional may evaluate an exterior membrane, exterior drainage layer, perimeter drain and sump arrangement, while also controlling roof runoff and grade. The recommendation still depends on soil, discharge and detail compatibility; “above groundwater” does not remove the need for continuous joints and protected penetrations.

Foundation below groundwater or constrained by neighboring structures

The professional may compare draw-down, a perimeter cut-off with dewatering and continuous waterproofing that encases the foundation. Each option changes excavation, pumping, structural, sequencing and repair requirements. The choice should follow groundwater and access analysis, not a generic claim that one method is best.

Bottom line: bring the right facts to the expert

Consult an experienced waterproofing or building-envelope professional early, and involve a civil engineer when groundwater, dewatering, cut-off systems or adjacent structures complicate the work. Bring groundwater observations, seasonal assumptions, grades, runoff paths, soil information, access limits, discharge constraints and foundation details. Ask for a documented alternatives matrix and complete assembly details. The best system is the one whose water assumptions, drainage, membrane continuity, compatibility, constructability, cost, warranty, service life and repair strategy all fit the actual project.
