A road project appearing on a government programme is not proof that your plot will be acquired. To determine whether your land is affected, identify the parcel precisely, identify the project and its agency, search the formal land-acquisition notice, compare the notice’s mouza, dag and area with your records, and obtain written confirmation from the project office and the relevant Deputy Commissioner’s land-acquisition office.
Use more than one source. RHD project lists, LARMS notices and RAJUK’s plot viewer serve different purposes, and a blank result in any one system is not an all-clear.

What counts as evidence that your land is affected?
There is an important difference between a project being planned near your property and your plot being included in an acquisition. A programme entry, concept alignment or general project map can establish that a project record exists. It normally does not establish the final right-of-way or the exact plots to be acquired.
The strongest parcel-specific evidence is a formal acquisition case containing a notice, plot schedule or approved acquisition map that identifies your mouza and dag (plot) number, together with the area proposed for acquisition. Even then, compare the document with your current land records and ask the responsible offices to confirm the current status.

| Record or source | What it can establish | What it cannot establish by itself |
|---|---|---|
| RHD ADP project-monitoring entry | That a named Roads and Highways Department project appears in the programme for a searched fiscal year. | That your plot lies inside the acquisition boundary or that the displayed alignment is the latest approved line. |
| RHD project list or project map | Project context, name, code and the existence of an ongoing-project record. | A parcel-level acquisition decision unless the accompanying map or schedule expressly identifies your plot. |
| LARMS notice-board row | That a land-acquisition case or notice is listed for a division, district and date. | That your dag is included until you inspect the linked notice, schedule or map. |
| RAJUK WPLRS result | A map or plot record within the RAJUK dataset, searchable by project, sector/block, road and plot number. | Nationwide coverage or an all-agency confirmation that land outside the result is unaffected. |
| Formal acquisition map or plot schedule | The most useful parcel-level comparison: mouza, dag, area and the proposed acquisition line. | That the case is current if the document has been superseded or amended; verify its date and status. |
| Written response from the project and district offices | Case-specific confirmation, clarification of an apparent conflict and the office responsible for the next step. | A substitute for reading the legal notice or meeting a deadline printed on it. |
When records conflict, compare the project name or code, responsible agency, publication or revision date, mouza and dag identifiers, acquisition area versus the total parcel area, and the document type. A concept map, programme map, approved alignment and formal acquisition schedule are not interchangeable.
Step 1: Assemble a parcel file before searching
Online searches are only as reliable as the identifiers you enter. Build a small parcel file before contacting an agency or searching a notice board.

Collect the identifiers
- Mouza name, including the spelling used in the official record.
- Dag or plot number, including any sub-plot notation.
- Khatian number and the relevant record-of-rights details.
- Holding information used by the local authority, where applicable.
- Deed or deeds showing the chain of title.
- Current land records and any mutation, inheritance or subdivision papers you hold.
- A clear copy of any survey map, site plan or previous boundary measurement.
The official sources do not publish one universal list of documents required in every case. The list above is a practical preparation set: it lets an office locate the parcel and lets you test whether a schedule refers to your land rather than to a nearby plot with a similar name or number.
Check the identifiers for internal consistency
Write the mouza, dag and khatian exactly as they appear on each document. If a deed uses an old dag number and a later record uses a revised number, note both and explain the relationship. Do not silently substitute a current holding number for a dag number; they serve different purposes in a land-acquisition search.
Scan or photocopy the documents and keep the originals secure. When sending a request, provide copies unless an office specifically requires an original for inspection. Record the date on which each copy was obtained so you can distinguish an older map from a later revision.
Step 2: Identify the road project and the responsible agency
Start with the project’s name, location and code, then determine which public body is actually responsible. A road shown in Dhaka may be an RHD project, a project of another road or local-government body, or a scheme coordinated with RAJUK. The agency planning or building the road and the authority processing acquisition can have different roles.

Pick the symptom - the matching free tool is one click away.
Search an RHD project in the ADP monitoring tool
- Open the Roads and Highways Department ADP project-monitoring search.
- Search by the RHD project code if you have it; otherwise search by the project name and geographic terms.
- Select the relevant fiscal year. A project record for fiscal year 2024–2025 confirms that an RHD project appears in that programme; it does not prove that your parcel is included.
- Save or print the project name, code, agency, fiscal year and any displayed project description.
- Use those identifiers in later requests to the project office and the district land-acquisition office.
Search variations of the name if the first result is incomplete. Road projects can be described by a corridor, package, link road or administrative area. Treat a near match as a lead, not as a confirmed identification, until the code and project description agree.

Use project lists for context, not a boundary decision
RHD’s published list of ongoing projects for fiscal year 2024–2025 can help you establish that a project is active and learn its official terminology. A list entry alone does not show parcel-level acquisition lines, and it may not be the latest approved alignment. Look for a dated map, schedule or case reference, then verify it with the acquisition authority.
Step 3: Search formal acquisition notices in LARMS
The Ministry of Land’s Land Acquisition and Requisition Management System (LARMS) notice board is the key public source for locating a formal case. Search by division and district rather than relying only on the road project’s popular name.
- Open the LARMS notice board.
- Select the relevant division and district for the land.
- Review entries by notice date and subject. Record every plausible notice date and LA case number.
- Open the linked notice or document, not just the search-result row.
- Download or print the notice, schedule and any attached map that identifies the proposed land.
- Check whether the document names your mouza, dag, khatian, area or an adjoining plot.
A notice-board listing can identify a case, but the row itself does not prove that your plot is included. The live records can change, so preserve the document you actually reviewed, including its date and case number. If the listing shows a notice for a nearby place, read the schedule before deciding that it is unrelated; district and mouza names can cover a wider area than the road segment you know locally.
What to record from each notice
- LA case number and notice date.
- Division, district, upazila or other location stated in the document.
- Name of the acquiring or requisitioning agency.
- Mouza and dag or plot numbers.
- Area proposed for acquisition and the unit used.
- Reference to an attached map, schedule, hearing or objection process.
- The deadline and office named for submissions or objections.
Step 4: Use RAJUK’s plot viewer only within its coverage
For land inside the records covered by the Rajdhani Unnayan Kartripakkha (RAJUK), the Web Enabled Plot Based Land Record System (WPLRS) provides a map viewer and plot-based lookup. Its help information describes searches by project, sector or block, road number and plot number.
- Open the WPLRS map or plot-search function.
- Select the relevant project, sector or block where the system asks for one.
- Enter the road number and plot number as recorded.
- Compare the displayed geometry and identifiers with your deed and land records.
- Save the result and note the date of the lookup.
Use WPLRS as a useful cross-check, not as a nationwide acquisition database. A missing result may mean that the parcel is outside the RAJUK dataset, that the identifier is entered differently, or that the road project is administered elsewhere. It is not reliable proof that no acquisition affects the land.
Understand RAJUK’s role
RAJUK’s published planning-division functions state that, within RAJUK jurisdiction, a no-objection from RAJUK is mandatory for land acquisition for public or private purposes and is issued by the Urban Planning Division. That is a planning or clearance role. It does not make RAJUK the acquiring agency for every road project, nor does a RAJUK map result replace the district acquisition case.
Step 5: Compare the acquisition documents with your land records
Once you have a notice or case reference, perform a line-by-line comparison. Do not decide from a road name or a visual map alone.

Match the identifiers
- Confirm that the notice’s mouza is the same mouza shown on your record.
- Match the dag or plot number, including old and revised numbers where relevant.
- Check the khatian or other record reference if it appears in the schedule.
- Compare the stated acquisition area with the total area in your deed and current record.
- Check adjoining dag numbers, because a road reserve may take only a strip from several plots.
Read the map and schedule together
A schedule may identify plots without showing the exact line, while a map may show a line without legible plot numbers. Use both. Mark the proposed acquisition strip on a copy of your parcel plan, then check whether the line is a concept route, an approved alignment or a formal acquisition boundary. If the documents use different dates or project descriptions, treat the newer, formally issued document as the current lead and ask the office to confirm whether an amendment superseded the older one.
RHD’s operational manual describes land plans based on mouza maps and plot schedules. That manual is dated October 2004, so it is background on the type of records used, not proof of the current procedure in your case. Verify the present routing and document requirements with the responsible office.
Step 6: Obtain written confirmation from both relevant offices
When the records identify your plot, appear inconsistent or leave a boundary question, ask for a written response. Contact the named road-project office and the relevant Deputy Commissioner’s land-acquisition office. The project office can address the alignment and design record; the district acquisition office can address the LA case, notice and parcel schedule.
Include the information an office needs
- Project name and code, if available.
- LA case number and notice date, if available.
- Mouza, dag, khatian and holding identifiers.
- Total parcel area and the area that appears to be affected.
- Copies of the notice, schedule, map and your matching land records.
- A precise question: whether the parcel is included, the acquisition area, the current stage and the applicable response deadline.
Ask the office to identify the latest approved alignment or acquisition schedule and to state whether any revision, cancellation or transfer of responsibility has occurred. Keep the submission receipt, diary number, email record or other proof of delivery. A verbal assurance at a counter is useful for orientation but is difficult to rely on if the notice later becomes contested.
Why the Deputy Commissioner’s office matters
District administration is commonly involved in acquisition processing, but the exact routing can vary by case and agency. RHD’s available operational manual is historical, so do not assume that its 2004 workflow is still the complete current path. Use the case notice to identify the office named for inspection, objections or further information, and ask that office to confirm where your request belongs.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 7: Act before the notice deadline
Acquisition notices are time-sensitive. Follow the deadline printed on the actual notice you received or downloaded, not a date inferred from a project list or a news report. If your plot is listed, if the boundary cuts through the parcel, or if the notice uses an identifier you believe is wrong, obtain qualified Bangladesh legal advice promptly and preserve every document.
The Dhaka Improvement Trust Ordinance contains its own notice and objection procedure for schemes under that ordinance. Section 30 says: “the Corporation shall prepare a notice stating- (a) the fact that the scheme or project has been prepared; (b) the boundaries of the area comprised in the scheme or project; and (c) the place at which details of the scheme or project, including a statement of the land proposed to be acquired … and a general map of the area may be inspected during reasonable hours.” That wording applies to schemes governed by that ordinance; it is not a universal deadline or procedure for every road acquisition in Dhaka.

How to handle common search results
The project appears in RHD’s programme, but no LARMS notice names my plot
This means only that an RHD project record exists and that you have not found a matching public notice. Check spelling, district, fiscal year and project code; ask the project office whether acquisition has begun, is pending, or is being handled under another agency. Do not treat the absence of a LARMS match as a final all-clear.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →LARMS lists a case, but the plot schedule is unclear
Request the complete schedule and acquisition map from the office named in the notice. Compare adjoining plots and the acquisition area with your records. A case number without a readable parcel schedule is not enough to determine the boundary.
RAJUK WPLRS shows no plot
Check the project, sector or block, road number and plot-number format. If the search still fails, ask RAJUK whether the parcel is within the dataset, then continue with LARMS and the district acquisition office. A no-result may reflect coverage or data format rather than absence of a project.
The map line crosses my land, but my dag number is absent
Ask whether the map is a concept or programme map, whether plot numbers are omitted for scale, and which approved schedule controls. Provide the map and parcel records to the project and acquisition offices and request a written plot-level determination.
Two documents show different alignments
Build a comparison table with project code, agency, document date, map or schedule type, mouza and dag numbers, and acquisition area. Ask which document is the latest approved alignment and whether a formal revision has been issued. Do not choose the line that appears newest visually; use the issuing office’s written confirmation.
A practical comparison worksheet
| Item to compare | Your parcel record | Project or acquisition document | Question to resolve |
|---|---|---|---|
| Project name and code | Not normally shown | Record the exact wording and code | Are both documents about the same project? |
| Responsible agency | Not normally shown | RHD, another agency or district authority | Which office controls the alignment and which processes acquisition? |
| Mouza | Record from deed and current land record | Record from notice and schedule | Do the administrative identifiers match? |
| Dag or plot | Current and former numbers | Numbers listed or shown on map | Is the same parcel, including a renumbered plot, being described? |
| Total area | Deed and current record | Acquisition area in schedule | Is only a strip affected, or the whole parcel? |
| Document status | Date of your record | Concept map, programme map, approved alignment or formal schedule | Which document has legal or administrative effect? |
| Publication or revision date | Date obtained | Date printed on document | Has a later document replaced it? |
What to take to a surveyor or lawyer
A local surveyor can help when the official map and ground boundaries do not line up, but a measurement does not itself change the acquisition record. Give the surveyor the formal map, schedule, deed, current record and any renumbering documents, and ask for a clear overlay showing the proposed line and the parcel identifiers.
A property lawyer is especially important when a notice names the parcel, the owner information is disputed, the deadline is imminent, or the proposed area conflicts with your title documents. Bring the original notice, every attachment, proof of ownership, correspondence and evidence of any submission already made. Ask the lawyer to identify the applicable acquisition law and deadline rather than assuming that the Dhaka Improvement Trust Ordinance governs the case.
