Check a Maharashtra project on the official Maharashtra Real Estate Regulatory Authority (MahaRERA) portal before you book or pay. Search by the registration number supplied by the builder, or by the exact project name, then match the promoter, address and phase. Open the record and certificate, review completion dates, extensions, updates and project documents, and search the separate adverse-status and complaints records.
This check confirms what MahaRERA has published; it does not guarantee completion, possession on a displayed date, construction quality, clear title or a safe investment. Record the lookup date and verify the live record again before signing or transferring money.

What a MahaRERA search tells you—and what it does not
MahaRERA registration is an official record for a particular real-estate project or phase in Maharashtra. The public record can identify the registered project and promoter, show the registration certificate and proposed completion date, and display documents and updates that the promoter has filed. Those disclosures are useful evidence for due diligence, but they are not an endorsement of the builder or a guarantee of delivery.

|---|---|---|
| Is this the project the builder is selling? | Project name, promoter, location, registration number and phase details. | That the brochure, booking form, agreement and site address describe the same phase or building. |
| When is completion expected? | The proposed completion date in the record, later updates and any extension certificate or application that is available. | Whether the date is realistic and consistent with the agreement for sale and current site conditions. |
| Is work progressing? | Promoter-uploaded activity or work percentages, building and unit information, facilities and professional details where supplied. | Actual workmanship, quality, safety, approvals and independent progress on site. |
| Are there disputes? | Searchable complaints and published orders, plus adverse-status lists. | The legal effect of each order, unresolved private disputes and facts not filed on the portal. |
| Is buying safe? | Official disclosures for the registered project. | Title, encumbrances, sanctioned plans, finance, contract terms, taxes, possession risk and your own financial suitability. |
MahaRERA’s 23 July 2019 website FAQ states that “The MahaRERA website would display all the registered projects.” That historical statement should be read together with the live portal: a failed text search alone does not explain why a project is absent or establish that registration was legally required in the circumstances. The FAQ is available from MahaRERA’s official FAQ PDF.

Prepare the details before searching
Use the documents given to you, rather than relying on a sales representative’s verbal description. Gather:
- The exact project name, including punctuation, tower or phase wording.
- The MahaRERA registration number, if one appears on the advertisement, brochure, allotment letter or booking material.
- The promoter’s legal name and any group or special-purpose-company name.
- The project address, district, division, building or wing and the unit you are being offered.
- The proposed possession or completion date quoted in the offer.
- Copies of the brochure, price sheet, application form and draft agreement so you can compare descriptions with the official record.
Large developments can have separately registered phases. A number for one phase does not automatically cover every building, wing, land parcel or later phase. Treat the phase and promoter identity as part of the registration number, not as optional details.
Step-by-step: how to check if a builder is MahaRERA registered
1. Start at MahaRERA’s official project-registration page
Open MahaRERA Project Registration. It links to the public project search and to separate resources for lapsed, revoked or ab initio void, abeyance, deregistration and non-compliance projects. Use the Authority’s site rather than a link or screenshot supplied by a salesperson, because status and documents can change.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →2. Search by the registration number first
Open the MahaRERA Search Project interface. Enter the complete MahaRERA registration number when the builder has supplied one. A number is generally more precise than a common project name, but still confirm every identity field on the result.
If no number is available, enter the exact project name and use the location filters for state, district, division or locality where available. Try the spelling shown in the brochure and reasonable variations such as spacing, punctuation, “Phase,” “Wing” or “Tower.” Do not change the project identity merely to obtain a result.
3. Match the result to the property being sold
Compare the search result with your paperwork line by line:

- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
- Project: Is the registered name the same development, not merely a similar-sounding nearby project?
- Promoter: Does the legal promoter match the entity named in the booking form and agreement?
- Address: Do the village, survey details, locality, district and site address correspond?
- Phase or building: Does the record include the tower, wing, layout or phase you are buying?
- Number: Is the number printed on the builder’s material identical to the number on the official record?
Resolve a mismatch before relying on the record. Ask the promoter to explain it in writing and compare the explanation with the official certificate. A parent township’s registration cannot be assumed to include an independently registered phase.

4. Open the detail page and save the documents
Open the matching project record. Inspect the registration certificate, original application or other available documents, proposed completion date, last-modified information and any extension certificate or extension application. Availability varies by record, so note which fields or documents are present and which are not.
Save the page URL or download the relevant certificate for your records, and write down the date and time of your lookup. A live portal record can be edited after your first visit; preserving the version you relied on helps you compare later changes with the booking and agreement dates.
5. Check every relevant status list
Do not stop at a result in the ordinary registered-project search. On the Project Registration resources, check whether the project also appears in a list for:
- Lapsed projects.
- Registration revoked or declared ab initio void.
- Projects placed in abeyance.
- Deregistration notices or lists.
- Non-compliance.
The category names describe different administrative situations. Read the notice or order attached to a listing instead of treating the label alone as a final legal conclusion. If a project appears on an adverse list, pause the transaction and obtain an explanation and independent legal advice before paying.
6. Read updates, dates and extensions together
Use the record’s update history and documents to build a timeline. Note the original proposed completion date, each revised date, the date of an extension certificate or application, and the date the project information was last modified. A displayed proposed date is a promoter or recorded date; it is not evidence that possession will occur on that date.

MahaRERA’s Guidance for Project Update (Quarterly/Annually) describes update areas that can include project cost, uploaded documents, building and unit booking details, task or activity percentages, common facilities, project professionals and building-wise completion dates. The Authority’s Project Updates page provides related update resources.
Compare what is shown with the latest site information and the agreement for sale. A stale record, missing update or unexplained change does not prove wrongdoing, but it reduces what can safely be inferred from the portal and warrants written clarification.
7. Search complaints and read the underlying order
Complaints are not part of the basic project-status result. Search the Authority’s Search Complaints page by complaint number, respondent, complaint name, project name or project registration number. Other filters can narrow the results.
Open the actual complaint record and order. Check the parties, filing and order dates, relief sought, findings, directions, compliance status and whether an appeal or later order is shown. A complaint entry is an allegation or procedural record, not proof that the allegation was upheld; counting complaints without reading their outcomes can mislead you.
8. If the project does not appear, retry methodically
A missing result can have several explanations:
- The registration number was copied incorrectly.
- The project name uses a different spelling, punctuation or phase description.
- The search filters exclude the record.
- The building or phase has a separate registration.
- The project appears in a lapsed, revoked, abeyance, deregistration or non-compliance resource rather than the ordinary result.
- The record is not displayed in the way you expected, or the Authority has not published the information you are seeking.
Retry with the exact number, alternate name variants and no unnecessary filters. Search the other project lists and read the Authority’s non-registration materials. MahaRERA’s FAQ says the website displays registered projects, but that statement does not make one failed text query a legal determination. If concern remains, use MahaRERA’s non-registration reporting route or ask the Authority for clarification. Do not pay simply because a salesperson says the record is “being updated.”
How to interpret the main record fields
| Record item | How to use it | Important qualification |
|---|---|---|
| Registration number | Use it as the most precise search key and match it to the builder’s documents. | It identifies the registered record; it does not certify title, quality or timely delivery. |
| Project and promoter name | Confirm the legal entity and the exact development or phase. | Similar names and group companies can represent different legal entities. |
| Registration certificate | Check the certificate details and preserve a copy or URL. | Document availability and displayed fields differ across records. |
| Proposed completion date | Compare it with the agreement and any later extension record. | It is a recorded proposal, not a promise that possession will occur then. |
| Last-modified date | Assess how recently the public record changed. | A recent edit does not by itself establish physical progress. |
| Progress and booking information | Compare reported activity, bookings, buildings, units and facilities over time. | These are promoter-submitted disclosures and do not replace an inspection or independent verification. |
| Complaints and orders | Read each underlying order, outcome and date. | A complaint listing alone is not a finding of liability. |
What the adverse-status categories mean for your decision
Lapsed
A lapsed listing signals that the registration has reached an adverse administrative status under the Authority’s records. Read the linked notice for the relevant date, reason and any subsequent action. Do not treat an ordinary search result as cancelling a lapsed listing.

Revoked or ab initio void
These labels indicate a serious status issue recorded by MahaRERA. Obtain the specific order and understand which project, phase and period it covers before considering any transaction.

Abeyance
An abeyance listing means the Authority has placed the project in a distinct status category. The accompanying notice is essential: determine what activity or registration consequence the order describes and whether a later order changes it.
Deregistration
Read the deregistration notice or list entry and confirm the affected registration number. A project’s marketing name may remain in circulation even after its official registration record changes.
Non-compliance
Non-compliance resources identify projects or promoters associated with a compliance issue recorded by the Authority. Check the notice, dates and any stated remedy rather than assuming that every issue has the same severity or outcome.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Quarterly updates: what the dated order says
MahaRERA Order No. 18/2021, dated 29 July 2021, states: “Promoters shall file Quarterly Progress Reports (QPR) as per Financial Quarters within 7 days of the Quarter End ( Due Dates will be every 7th day ofJuly, October, January and April respectively).” Read the complete order at Order No. 18/2021.
That is a dated order, not a statement that the same deadline is unchanged today. Verify the current portal requirements and later orders before treating the quoted dates as current. The current update guidance says that failure to make a quarterly project update will violate Section 11 and may make the promoter liable for penal action. It identifies examples of information that may be updated, including costs, uploaded documents, building details, booking or allotment, task or activity progress, common facilities, project professionals and building-wise completion dates.

For a buyer, the practical test is consistency: do successive updates show a coherent timeline, and do the latest disclosures match the promised building and unit? Missing or stale entries are a reason to ask specific written questions, not a reason to invent a progress percentage.
Comparing two or more Maharashtra projects
Use the same fields for every project and record the lookup date. The comparison is a review of public records, not a score of overall quality or investment value.
| Comparison axis | What to record for each project |
|---|---|
| Identity | Exact phase or building, promoter, address and MahaRERA registration number. |
| Status category | Ordinary registered result and any lapsed, revoked, ab initio void, abeyance, deregistration or non-compliance listing. |
| Certificate and dates | Registration certificate, original proposed completion date, revised date and extension certificate or application. |
| Latest update | Last-modified date and the substantive information most recently uploaded. |
| Progress disclosures | Published work or activity percentages, building and unit bookings, facilities and project professionals, where stated. |
| Complaints and orders | Relevant complaint numbers, parties, order dates, findings, directions and current status. |
If one project has no published value for a field, write “not stated” and retain the source record. Do not fill a gap with an estimate or assume that an empty field means zero progress or zero complaints.
Limits of a portal check before booking or payment
A registration search does not establish:
- Ownership or clean title to the land.
- That every planning, environmental, fire, building or local-body approval has been obtained and remains valid.
- That construction quality, measurements, materials or safety comply with the promises made in marketing material.
- That the project will finish by the displayed proposed completion date.
- That a complaint has merit, has been resolved, or has no appeal unless the relevant order and later record show that.
- That the agreement for sale protects your interests or reflects the advertised unit, amenities, price and possession terms.
- That the purchase is financially suitable or free from lending, tax, lien or insolvency risk.
Use the portal as one part of due diligence. Review the title and approval documents, inspect the site, compare the draft agreement with the registered disclosures, and obtain independent advice when the records conflict or the transaction is significant.
A practical pre-payment checklist
- Write down the exact project, phase, building, promoter and registration number from the offer documents.
- Search the number and exact name on the official MahaRERA project-search page.
- Confirm that the result’s promoter, address and phase match the unit being offered.
- Open and save the registration certificate and available project documents.
- Record the proposed completion date, latest update date and every visible revision or extension.
- Check lapsed, revoked or ab initio void, abeyance, deregistration and non-compliance resources.
- Search complaints by project and registration number, then read the orders and outcomes.
- If nothing appears, retry exact variants, inspect other lists and seek clarification instead of assuming either registration or non-registration.
- Compare the official record with the brochure, booking form, draft agreement, approvals and what you observe on site.
- Save your lookup date and repeat the check immediately before signing or making a consequential payment.
When to escalate
Ask MahaRERA for clarification through its official channels when a registration number cannot be reconciled, the project appears in an adverse list, or the public record is materially incomplete. For conflicting records, significant delay, title or approval questions, or advice on the agreement for sale, an independent property lawyer can review the documents. That private advice is separate from MahaRERA’s official record and should not be presented as Authority endorsement.
The safest conclusion from a search is precise: “The MahaRERA portal lists this project under this promoter and registration number, with these documents and dates, as checked on [date].” That statement preserves what the record actually proves without turning registration into a promise of completion or a recommendation to buy.
