The simplest small roof over a garage is usually a lean-to (shed) roof: rafters run from a higher attachment line at the garage or house to a lower outside wall, so the roof has one repeated slope and no ridge board. Build it by establishing the required slope and overhang, sizing one rafter, attaching a properly flashed ledger to structural framing, then repeating the tested rafter layout. Local permits, snow, wind, seismic loads, fire separation and the existing garage structure determine the final design; a sketch or calculator cannot replace code review or structural engineering.

Start with the roof section, not the lumber

Draw a side section showing the garage wall, the lower support wall, the horizontal run, the vertical rise and the desired overhangs. The rise and run establish the roof slope. Once those dimensions are known, the theoretical rafter length is:

rafter length = √(run² + rise²)

That diagonal is only the geometric length. Your actual layout also needs the birdsmouth or other approved seat cut, the high-end plumb cut, and the low-end tail cut. Confirm the covering’s minimum slope, the roof depth, drainage direction and required overhang before cutting anything. Slope, member size, spacing and connections must be checked for the loads and materials in your jurisdiction.

Make one accurate template

Cut a single rafter from the section drawing. Mark its high-end plumb cut, birdsmouth and seat, and low-end tail. Test-fit it against the actual ledger and lower wall, including the intended overhang. Correct this piece until it fits; then use it as the pattern for every remaining rafter. A carpenter’s speed square makes the repeated marks faster and more consistent.

Fine Homebuilding contributing editor Rick Arnold made the practical point in the 2008 article Shortcuts to a Shed: “For a structure this small, you could do a reasonable job of working out the rafter pattern by measuring from point to point and pulling a stringline in a couple of places. But even for a job this small, I prefer using a construction calculator because it saves time, head-scratching, and wasted material.” The article listed Construction Master Pro at about $80 in 2008; that is a historical figure, not a current price.

Attach the high side to real structure

The ledger carries the upper ends of the rafters, so it must transfer load into the garage’s structural framing. Siding, sheathing alone or trim is not a structural attachment.

  1. Locate studs, posts or a beam. Expose or positively identify the framing behind the garage wall. Record the spacing and check for wiring, plumbing and other services before drilling.
  2. Set the ledger height. Use the selected slope, roof depth and overhang to mark its position. Account for the thickness of the ledger, rafters, sheathing and roofing so the finished roof meets the planned elevation.
  3. Install wall flashing first. Use flashing compatible with the wall and roofing materials. Where the assembly permits, place the upper edge behind the siding or existing water-resistive layer so water drains over the connection rather than behind it. Preserve the wall’s drainage plane.
  4. Fasten into the framing. Use load-rated lag bolts or structural screws in an engineer- or code-based pattern. Follow the fastener manufacturer’s edge distances, penetration and washer requirements; do not substitute generic deck screws.
  5. Level and tighten. Check the ledger continuously with a level before final tightening. Every rafter references this line, so a small error here is repeated across the roof.

Install rafters from the proven pattern

Transfer the template marks to the remaining rafters and keep spacing consistent with the structural plan and the sheathing layout. Install the rafters with the same orientation, seat each one fully, and use the specified connectors or blocking. Sight along the rafter tops as you work; correcting a cumulative wave is harder after sheathing is installed.

Do not deepen a birdsmouth or notch a member beyond what the structural design allows. If the seat will not bear fully, stop and revise the layout rather than forcing the rafter into place. Provide temporary bracing while the frame is open and permanent ties, blocking or wall framing required by the design.

Build the roof assembly and shed water

After framing, install roof sheathing, underlayment and the selected covering in the sequence required by the covering manufacturer and local code. The low side normally benefits from an overhang that throws water clear of the wall. Drip edges, eaves protection, ventilation components and fastener schedules depend on the covering and climate.

Where the roof meets a house or taller wall

This intersection is a common leak location. Use step flashing along the slope and counterflashing or an equivalent integrated wall-flashing detail above it. At a gutter termination, provide a kick-out flashing—or an approved drainage transition—that directs runoff into the gutter instead of down the wall. Fine Homebuilding Podcast episode 627 highlights these exact concerns: step flashing where a garage roof meets a house wall and kick-out flashing above the gutters. Flashing should be layered so each upper piece laps over the piece below, with no fastener or sealant arrangement that blocks drainage.

Choose the geometry and support strategy

Decision What changes When it may fit
Lean-to versus gable or shed-dormer geometry A lean-to has one repeated rafter angle and no ridge board; a gable or dormer can provide different headroom but adds framing and transitions. Use the lean-to when the existing garage and desired clearance suit a single slope; consider the other geometry when headroom or appearance requires it.
Ledger attached to existing framing versus a freestanding taller wall An attached roof concentrates connection and flashing work at the garage; a freestanding wall moves that load path but needs its own footing, bracing and wall framing. Attachment works when the existing wall can accept the engineered connection. A separate wall may be appropriate when the wall cannot be opened or does not have adequate framing.
Vented versus unvented roof assembly Vent channels, insulation depth, air control and moisture management differ. Choose only an assembly permitted by local code and compatible with the climate and ceiling design.
Roof covering and minimum slope Covering weight, underlayment and minimum pitch requirements affect rafter design and detailing. Select the covering before finalizing slope and framing.
Drainage at the garage wall Wall intersections, step flashing, counterflashing and gutter transitions increase detailing effort compared with an isolated roof edge. Plan the drainage plane before the ledger is installed.

If the space above the garage will be occupied

A roof over storage is not the same assembly as a room over a garage. An occupied room requires a code-compliant air and fire separation between the garage and living space, along with structural design for floor and roof loads, insulation, moisture control, electrical and mechanical work, egress and any required foundation changes. Fine Homebuilding Podcast episode 491 discusses separation, insulation choices, sheathing, a vented cathedral ceiling and foundation options for an above-garage accessory dwelling unit, but those concepts do not replace a local code review or stamped design.

Materials and checks before closing the roof

  • Ledger lumber sized for the load and wall condition
  • Load-rated structural screws or lag bolts, with washers where specified
  • Wall flashing integrated with the siding or water-resistive layer
  • Rafters, approved connectors, blocking and temporary bracing
  • Roof sheathing, underlayment, drip edges and the selected covering
  • Step flashing, counterflashing and kick-out flashing at wall and gutter transitions
  • A speed square, level, accurate tape measure, saw and a construction calculator

Before installing sheathing, verify that the ledger is level, every rafter bears fully, the roof plane drains toward the intended edge, wall flashing laps correctly, and penetrations are sealed without trapping water. Photograph concealed flashing for the project record and arrange the required inspection before covering work.

Common failure modes

  • Ledger pulled from the wall: fasteners missed studs or were too short. Re-expose the framing and redesign the connection; do not add more screws randomly.
  • Leaks behind the ledger: flashing was installed on top of siding or was not lapped into the wall drainage plane. Correct the wall-side layering before roofing continues.
  • Uneven roof plane: the first rafter was not test-fitted or spacing drifted. Re-establish a reference line and correct framing before sheathing.
  • Water staining at the house wall: step flashing, counterflashing or the gutter kick-out is missing or incorrectly lapped. Rebuild the transition so gravity carries water outward.
  • Condensation in an enclosed ceiling: insulation, air control and ventilation were treated as afterthoughts. Select a complete vented or unvented assembly approved for the climate and code.
