The most reliable way to avoid painful budget cuts is to establish a defensible project budget before you choose plans, finishes, or upgrades. Start with bank pre-qualification, estimate your existing home’s sale proceeds conservatively, compare similar model homes, measure their finished area, and use the resulting price-per-square-foot calculation only as a rough local planning check. Then have a builder price your actual site and plans before you commit.
Why budget cuts happen so late
Budget cutting usually becomes a crisis because the buyer falls in love with a house concept before confirming what it can realistically cost. Floor plans, elevations, kitchens, windows, flooring, bathrooms, and structural choices create expectations quickly. If the finished design exceeds available funds, the choices made last are often the ones removed under pressure.

The method is a rough planning heuristic, not a current construction-cost benchmark. It supplies no regional rate, lender terms, sample market average, or allowance for a particular site. Use it to test whether your expectations are in the right range, then replace it with a project-specific estimate.

Set the financial ceiling before selecting a house
Begin with bank pre-qualification
Ask a bank for pre-qualification before visiting builders or choosing a plan. The purpose is not to treat the lender’s maximum as your target. It is to learn how the lender views your income, debts, available cash, existing-home equity, and proposed financing, so the construction conversation starts with a documented ceiling rather than a guess.
Request the assumptions in writing. Confirm which figures are estimates, whether the calculation assumes the sale of your current home, and which costs are outside the proposed loan. A pre-qualification is not a final approval and does not price your land, site work, design changes, or chosen finishes. It is one input to your planning budget.
The Tool Desk
Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Separate available money from the amount you would prefer to spend
Create a one-page budget before looking at model homes. Record the maximum amount you could fund, the amount you want to keep available after closing, and the amount that may come from selling your current home. Keep those figures separate. Combining them into one optimistic total hides the risk that a sale takes longer or produces less than expected.
- Financing limit: the amount indicated by pre-qualification, subject to final approval and lender conditions.
- Cash available: money you can use without exhausting the reserve you need for moving, temporary housing, and unexpected obligations.
- Sale proceeds: the realistic net amount from your existing home after selling expenses and the payoff of any loan secured by it.
- Project scope: the land, house, site, design, approvals, and finish decisions that must fit inside the budget.
Do not let a model-home price redefine your ceiling. If a comparison shows that your desired size or quality level is outside the ceiling, change the brief while you still have choices.
Estimate your existing home’s sale proceeds realistically
Use a net figure, not an asking price
An optimistic sale price can make a new build appear affordable when it is not. Estimate what your present home is likely to sell for, then subtract the costs that reduce the money available for the new project. The relevant number is the expected net proceeds, not the headline listing price.
Because the article does not provide a valuation formula or current market data, obtain a current local estimate from a qualified real-estate professional and review recent comparable sales. Treat that estimate as uncertain: market conditions, repairs, timing, and negotiation can change the result. Build your planning decision around a conservative figure rather than the best possible outcome.
Write down the assumptions
For your own worksheet, record the assumed sale price, the outstanding mortgage or other secured debt, selling expenses, and the amount you expect to retain. Date the estimate and update it if the property sits on the market or conditions change. If your new-home plan only works when every assumption is favorable, the plan is already vulnerable to cuts.
Choose model homes that are genuinely comparable
Once your available budget is clearer, visit new model homes that match the style and quality level you would actually accept. A comparison with a cheaper specification can create false confidence; a luxury model can make a feasible project look impossible. Match the features that materially affect the brief, including the overall architectural style, finish level, room count, and apparent construction quality.
Record the information consistently
For each model, write down the advertised sale price, location, included features, lot situation, and anything described as an upgrade. Ask which items are included in the displayed price and which are optional. Do not silently treat a decorated model as a standard specification.

| Comparison item | What to record | Why it matters |
|---|---|---|
| Style | Architectural form and exterior character | A different form can have a different cost profile even at the same size. |
| Quality level | Visible finish and fixture standard | The comparison is useful only if you would accept a similar level. |
| Finished area | Measured living space | This is the denominator in the rough calculation. |
| Sale price | Displayed price and included options | Unstated upgrades can distort the comparison. |
| Location and lot | Where the model sits and what land is included | The article’s calculation includes the lot, which must be separated later. |
Measure finished living area with a tape measure
Measure the finished area, not an advertised guess
Bring a tape measure to the model homes. Carter specifically recommends measuring the finished living area rather than relying only on a brochure figure. His instruction is to measure to the outside of the foundation, instead of adding interior room measurements. That distinction matters because adding room-by-room dimensions can omit wall thickness, circulation space, closets, and other parts of the finished footprint.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errors- Ask the sales representative whether measuring is permitted and note the model’s name and advertised price.
- Sketch the footprint so you can record each measurable section and identify irregular projections.
- Measure the exterior dimensions to the outside of the foundation, following Carter’s method.
- Calculate the area of each rectangular section and add the sections together.
- Write down what the measurement includes and excludes; keep the method the same for every model.
- Compare your measured result with the advertised finished-area figure and investigate a large discrepancy before using the model.
This is a planning comparison, not a certified architectural measurement. Irregular plans, attached garages, porches, unfinished spaces, and split levels can make an apparent comparison misleading. Record those features rather than forcing them into a single number.
Calculate a rough local price per square foot
Apply the source’s formula
For each comparable model, divide the sale price by the measured finished living area:
Sale price ÷ measured finished area = rough price per square foot
Carter cautions that this first figure is not construction cost alone. It includes the lot and the real-estate sales commission. To approximate the house construction component, account for those amounts separately:
(Sale price − lot value − sales commission) ÷ measured finished area = rough construction-only comparison
The result remains approximate. The excerpt does not establish how to value a particular lot, what commission applies in your market, or whether the model’s specification matches your proposed house. It should help you test the order of magnitude of your expectations, not serve as a contract price.
Illustrative arithmetic, not a market rate
The following example demonstrates the calculation only. It is not a current regional statistic or a prediction of what your home will cost.
| Item | Illustrative amount |
|---|---|
| Model sale price | $450,000 |
| Measured finished area | 2,000 square feet |
| Sale price ÷ area | $225 per square foot |
| Illustrative lot value | $90,000 |
| Illustrative sales commission | $22,500 |
| Price less lot and commission | $337,500 |
| Adjusted comparison ÷ area | $168.75 per square foot |
In a real comparison, use documented local figures and label every assumption. If you cannot support a lot value or commission estimate, mark it as unknown rather than treating the unadjusted figure as construction cost.

Turn the rough comparison into a project-specific budget
After the model-home exercise, give your target size, quality level, and budget ceiling to a builder, architect, or other qualified planning professional. Ask for an estimate tied to your actual location and scope. The model comparison cannot account reliably for your site, access, ground conditions, utility connections, demolition, design, approvals, or special structural requirements.
Define the scope before requesting prices
- Identify the finished area and rooms you are asking for.
- List the exterior style and the finish quality you consider acceptable.
- Separate included work from optional upgrades.
- State whether the land is already owned and what site information is available.
- Ask which allowances are provisional and what would cause them to change.
- Request a written list of exclusions so an apparent low price is not simply missing work.
Use the estimate as a decision gate. If the quoted scope exceeds the ceiling, revise the brief before detailed selections begin. Changing area, complexity, or finish level on paper is less disruptive than removing completed design decisions later.
Use decision gates to prevent emotional overspending
Gate 1: affordability
Proceed only when pre-qualification, conservative sale proceeds, and available cash support a stated ceiling. If one of those inputs is uncertain, keep the plan at the lower defensible level.
Gate 2: comparable reality check
Visit enough genuinely comparable models to see whether the desired style, quality, and size fit that ceiling. Record measurements and assumptions instead of relying on memory.

Gate 3: scope and site estimate
Obtain a written estimate for your plans and location. Resolve exclusions and allowances before selecting premium finishes or making non-refundable commitments.
Gate 4: change control
Keep a written running total whenever you change a room, material, fixture, or structural feature. Approve a change only after you know its effect on the remaining budget. A small list of unrecorded changes can defeat an otherwise careful plan.

What this method can—and cannot—tell you
It can reveal whether your desired size and quality appear consistent with the money you expect to have, and it can expose an unrealistic assumption before you commission detailed work. It cannot establish a present-day universal construction rate, replace a valuation of your existing home, determine lender eligibility, or price a particular lot and set of plans.
That distinction is especially important because the method was published in 2005 and the available passage provides no current regional data. Markets, labor, materials, financing, and building requirements change. Keep the early calculation in its proper role: a disciplined reality check that comes before detailed design, not a promise about the final contract.
