How the Unisphere Performed in Its First Net-Zero Validation Year

Yes—according to the project team’s first validated year, the Unisphere met its zero-net-energy goal. The six-story, 210,000-square-foot United Therapeutics office in Silver Spring, Maryland, used less energy than its design model predicted and produced enough on-site renewable electricity to finish the year with a net export to the grid. That conclusion applies to the April 2019–April 2020 validation period reported by HPAC Engineering in 2020, not automatically to the building’s current operation or to any later certification.

What the first validated year actually showed

The Unisphere’s engineers compared one year of metered operation with the building’s design model. The validation period began in April 2019, after construction and commissioning work had continued through March, and ran through April 2020. EwingCole’s Jason Fierko reported that total energy consumption was approximately 6% below the predicted value.

Measure Design expectation First validation year What the difference means
Energy-use intensity (EUI) 25.4 kBtu/sq. ft./year 23.9 kBtu/sq. ft./year Measured consumption was about 6% lower than modeled
Solar generation 1,175 MWh 915 MWh Generation was about 22% below the forecast
Annual net-energy outcome Zero-net-energy design goal Goal reported as met, with a smaller-than-expected export Lower consumption offset the solar shortfall sufficiently for the reported year

The two performance numbers move in opposite directions. The building consumed less energy than expected, while its photovoltaic system generated less electricity than expected. Treating those as one generic “performance” result would hide the engineering story: efficiency gains reduced the amount of electricity that had to be offset, helping the project achieve its annual net-energy target despite a renewable-generation shortfall.

The report attributes the solar underproduction to inverters being offline for extended periods. EwingCole said the provider had been engaged and that most of those issues had been resolved by the time of publication. That is the project team’s explanation and expected improvement, not independent evidence of later production or a guarantee that the same problem will not recur.

How the Unisphere’s energy system was assembled

The project did not rely on a single piece of equipment. Its zero-energy strategy combined generation, ground-source heat exchange, efficient water-to-water heat pumps, controls and occupant feedback.

Photovoltaic array

The building has 3,000 photovoltaic panels installed on the roof and building surfaces. The design model anticipated 1,175 megawatt-hours (MWh) of production during the validation year. Metered production was 915 MWh, a difference of roughly 260 MWh and about 22% below expectation. Even with that gap, the annual balance reported by the project team remained positive enough to satisfy the zero-net-energy goal, although the grid received less surplus electricity than planned.

Geo-exchange wells

A field of 52 geo-exchange wells, each drilled to 500 feet, provides a stable thermal source and sink. The wells were paired with a 75-ton closed-circuit evaporative cooler. Condenser water from this hybrid arrangement fed five water-to-water heat pumps that produced chilled water for cooling and hot water for heating.

The ground loop’s behavior was especially important during extreme weather. In a July heat wave, water leaving the well field was around 75°F, while the model had predicted temperatures in the mid-80s. Cooler condenser water improves heat-pump efficiency because the compressors do not have to reject heat against as high a temperature. Fierko identified this geo-exchange performance as a major reason measured building consumption came in below the model.

Envelope, daylight and natural ventilation features

Electrochromic glazing changes its tint to control solar heat and glare. Operable windows allow natural ventilation when outdoor conditions are suitable, and ceiling fans support comfort at wider temperature ranges. These measures reduce dependence on mechanical cooling or let the mechanical system operate at less aggressive settings, but they require controls and occupant participation to work as intended.

Controls, meters and interfaces

A building automation system coordinated the heat pumps, well field, evaporative cooler and other mechanical equipment. Lighting controls, detailed power metering and commissioning gave operators visibility into how systems were actually performing. Occupants also had interfaces for lighting and ventilation rather than being passive users of a fixed schedule. The project team credited this integration with helping operators identify usage patterns and coordinate equipment.

Why consumption beat the model

The 23.9 kBtu/sq. ft./year measured EUI was 1.5 kBtu/sq. ft./year below the 25.4 modeled EUI. EwingCole associated the difference primarily with the geo-exchange system and lighting.

Ground temperatures improved heat-pump efficiency

The July well-field temperature illustrates why design assumptions matter. The model expected condenser-water temperatures to rise into the mid-80s, but the measured temperature leaving the wells remained around 75°F. That lower temperature reduced the lift required from the heat pumps during a period when cooling demand was high. A geothermal design can therefore outperform its model when the ground loop, heat rejection and load assumptions align favorably.

Lighting levels were reduced before occupancy

Before the building was occupied, lighting levels were trimmed by an average of another 10%. The team also believed vacancy sensing and daylight sensing extended the portions of the day when electric lights remained off. Those operational settings reduced lighting energy directly and reduced internal heat gains that otherwise would have increased cooling demand.

The result demonstrates why a low-energy building cannot be judged solely by equipment nameplate efficiency. The modeled outcome depends on setpoints, schedules, sensor behavior, control sequences, tenant practices and commissioning decisions made after construction.

What changed when occupants moved in

The initial heating and cooling setpoints were 67°F for heating and 76°F for cooling. After occupants provided feedback, the team changed them to 69°F and 74°F. The report says the adjustment had minimal effect on overall energy consumption. In practice, the narrower comfort band was accepted because the building’s controls, glazing, fans and ventilation options gave occupants more ways to influence local comfort.

This is a useful distinction for owners: occupant control does not necessarily mean uncontrolled energy use. When interfaces are connected to a well-commissioned automation system, feedback can improve comfort without materially changing annual consumption. The Unisphere’s result is a project observation, not a universal guarantee for every office building.

What the pandemic comparison does—and does not—show

The project team compared May 2019 with May 2020, when the coronavirus shutdown altered occupancy. General equipment use fell by around 20%, and elevator use fell by 60%. Other systems were described as somewhat consistent. Despite those changes, Fierko said overall building energy use was “minimally affected by the coronavirus shutdown.”

That finding covers two months, not a complete pre-pandemic and post-pandemic operating history. It indicates that the building’s major loads did not collapse in proportion to elevator and plug-load reductions during that comparison, and it should not be read as a prediction for every office with reduced occupancy. Heating, cooling, ventilation schedules and base-building systems can continue using substantial energy even when fewer people are present.

How to interpret the net-zero claim

“Net zero” in this case refers to the annual balance between energy consumed and renewable electricity generated, rather than a claim that the building used no energy at any moment. The Unisphere drew power for heating, cooling, lighting, equipment and elevators. Its photovoltaic array supplied electricity, and the building could export surplus generation to the grid when production exceeded on-site demand.

Because actual solar generation was 915 MWh instead of the modeled 1,175 MWh, the export was smaller than expected. The report nevertheless says the project met its zero-net-energy goal for the validation year because consumption was also below the model. The annual accounting result does not mean every month was self-sufficient or that the building operated independently of the electric grid.

The article also says the team had begun seeking LEED Zero certification and planned retro-commissioning. It does not establish that certification was later awarded, nor does it provide a subsequent multi-year operating series. Any statement about current EUI, current solar output or eventual LEED Zero status would require later documentation.

Construction and commissioning lessons from the case

Model both energy use and renewable output separately

A project can beat its consumption model and miss its generation model at the same time. Keeping those forecasts separate makes it easier to locate the cause of a net-energy variance. At the Unisphere, the consumption result pointed toward strong geo-exchange and lighting performance, while the solar result pointed toward inverter availability.

Commission the full control sequence, not just individual equipment

The well field, evaporative cooler, heat pumps, glazing, lighting controls, meters and ventilation features interact. Commissioning must verify operating modes, sensor calibration, alarms, schedules, staging and the handoff between systems. A high-efficiency heat pump cannot deliver its modeled result if condenser-water sensors, valves or control logic keep it in an inefficient mode.

Protect the data path

Detailed metering allowed the team to compare actual operation with the model and identify usage patterns. Renewable systems need the same attention: inverter status, production meters and alarm notifications should be visible to operators. Extended inverter downtime can erase a substantial portion of expected annual generation even when the panels themselves are functioning.

Plan for post-occupancy adjustment

The Unisphere’s lighting reduction, revised comfort setpoints and planned retro-commissioning show that design completion is not operational completion. Owners should budget for tuning after occupancy, document changes and verify whether each adjustment affects energy, comfort or both.

The practical verdict

For April 2019–April 2020, the Unisphere delivered the outcome its engineers were targeting: consumption about 6% below the design model, measured EUI of 23.9 rather than 25.4 kBtu/sq. ft./year, and a reported zero-net-energy balance. The result was achieved even though the photovoltaic array generated 915 MWh—about 22% below its 1,175-MWh forecast—because the building used less energy than expected. Its performance depended on the combined operation of 52 deep geo-exchange wells, a 75-ton evaporative cooler, five water-to-water heat pumps, 3,000 photovoltaic panels, integrated controls, metering and occupant-facing systems. Those are first-year findings from a single commercial building, not proof of current performance or later certification.
