Its “upside-down” layout puts the living room above a low-ceilinged sleeping area. It can accommodate up to six people only by combining three sleeping spaces, an arrangement New Atlas describes as cramped and better suited to weekends or holidays than full-time living for six.

Rather than placing the living area at ground level, the Beau River raises the living room above a low-ceilinged sleeping area. The loft bedroom is reached by ladder. This arrangement makes room for more sleeping places in a very short home, but it also means one sleeping area has limited headroom and loft access requires climbing.
How it fits six sleepers
The reported capacity depends on using all three sleeping spaces together:
- A sofa bed in the living room.
- A double bed beneath the raised living room.
- A loft bed for two, accessed by ladder.
New Atlas’s February 2025 report characterizes six-person occupancy as cramped and presents the home as more appropriate for vacation or weekend use than full-time living by six people. “Sleeps six” is therefore a maximum arrangement, not six separate conventional beds or a claim of comfortable everyday occupancy.

Kitchen, bathroom and electrical hookup
The kitchen is described as simple, with a sink, cabinetry and a two-burner propane stove. The bathroom has a toilet and shower. New Atlas reports a standard RV-style electrical hookup. The report does not specify the full appliance package, utility capacities or whether furnishings are included, so those details should be confirmed with Havenwood before relying on them.

The coverage does not state floor area, weight, towing requirements, or verified building-code and permitting details. For regular full-time use, consider whether the ladder-access loft, low-ceilinged lower bed and shared convertible sleeping arrangement match the occupants’ needs. Before purchasing, ask the builder for current dimensions, what furniture and appliances are included, the applicable transport and utility specifications, and current availability.
