The Shamrock Trading Corporation East Campus in Overland Park, Kansas, shows how a coordinated aluminum, glass and finish package can make several buildings read as one workplace while allowing each construction phase to use a different curtain-wall configuration. The 34-acre campus combines two office towers, a one-story connector and parking garages. Tower I uses a hybrid, partially unitized wall; Tower II, opened in December 2024, is described by its project team as the first completed example of Tubelite’s 400SS SG curtain wall in a shop-glazed, fully unitized, thermally broken configuration.
The project team paired Tubelite aluminum framing with Viracon insulating glass and Linetec finishes. The resulting envelope uses clear and blue glazing, vertically integrated LED light blades and deliberately contrasting exterior and interior finishes to create continuity across the campus. Thermal breaks, low-e coatings and insulating spacers are presented as parts of the performance strategy, but the published case studies do not provide project-specific U-values, energy savings or test reports.

The campus at a glance
Apogee Architectural Metals’ 2025 case study supplies the project quantities below. They are reported project figures, not independent field measurements.
| Campus element | Reported size and height | Project timing or role |
|---|---|---|
| Overland Park East Campus | 34 acres | Corporate campus |
| Tower I | 265,000 square feet; eight stories | Completed in 2020; first phase |
| Connecting building | 30,000 square feet | Enclosed connector delivered with the first phase |
| Tower II | 329,400 square feet; 12 stories | Opened in December 2024 |
| Campus workforce | Up to 1,000 employees | Scale reported by the case study |
The first phase established the campus language with Tower I and the connector. The second phase extended that language to a taller, larger tower without simply repeating the earlier wall assembly.

Why the envelope reads as one campus
Large corporate developments often become visually disjointed when buildings are designed or procured years apart. Here, the teams coordinated the visible elements—aluminum mullions, glass color, coatings and lighting—so the towers relate at a distance even though their curtain-wall generations differ.
Doug Urich, president of ARCHON Fenestration Technologies, described the brief as “an aesthetically driven, clean, modern look.” His proposed approach combined Viracon glass and Tubelite curtain wall to meet the intended appearance and performance requirements on schedule and within budget, according to the Apogee Architectural Metals project account. That is a supplier representative’s description of the design process, not an independently audited cost or schedule result.
Two towers, two curtain-wall approaches
The project is useful because it places two related but technically different assemblies on the same campus. The following comparison reflects the descriptions in Apogee’s case study and the trade-publication account from Building Enclosure.
| Design axis | Tower I | Tower II |
|---|---|---|
| Completion | 2020 | Opened December 2024 |
| Curtain-wall configuration | Hybrid and partially unitized, with exterior face caps | Fully unitized and thermally broken; shop-glazed 400SS SG system |
| Glazing description | Low-e Viracon glass in clear, blue and gray hues | Clear glass at the center core and segmented walls; blue glass at corners |
| Lighting feature | Vertical LED light blades on the north and south facades | Vertical LED light blades on the north and south facades |
| Visible finish strategy | Related campus palette established in the first phase | Silver Gray painted exterior and Class I clear anodized interior on floors 2–12 |
This is not a controlled before-and-after performance study. The sources do not report matched energy use, air-leakage results, condensation testing or occupant outcomes for the two towers. The comparison is instead about how the design and installation strategies evolved while preserving a common appearance.
What Tower II’s 400SS SG system changes
Shop glazing and unitization
Tower II is identified as the first completed project example of Tubelite 400SS SG in a shop-glazed, fully unitized, thermally broken configuration. In a shop-glazed unitized approach, insulating glass is installed into prefabricated curtain-wall units under controlled factory conditions; the completed units are then transported to the site and installed floor by floor. That sequence can move more repetitive glazing work away from congested elevations and reduce the amount of field handling, although actual labor and schedule results depend on the project team, logistics and site conditions.
Urich characterized the result as a system that can save glaziers time and labor while meeting aesthetic and performance requirements. That statement is a supplier assessment, not independent comparative testing against Tower I or another curtain-wall system.

Framing dimensions and glass capacity
The Building Enclosure account reports a 2.5-inch face and 7.5-inch depth for the 400SS SG aluminum framing. It held the project’s 1-inch insulating glass units. Those dimensions describe the specified system and project glazing, not a universal limit for every 400SS SG application.
Thermal breaks and insulating spacers
Tower II’s framing and insulating glass units are described as thermally broken. Linetec supplied thermal breaks and insulating barriers, while some of the Viracon insulating glass units used Viracon Thermal Spacer components. A thermal break interrupts the highly conductive aluminum path between the exterior and interior portions of a frame. In principle, that lowers heat flow through the frame and keeps interior surfaces warmer in cold conditions. A warm-edge or comparable insulating spacer performs a related job at the edge of the glass.
The case study associates this arrangement with lower U-values and greater condensation resistance. It also says separating the frame’s interior and exterior surfaces can improve acoustic performance. No project-specific U-value, condensation-resistance rating, sound-transmission rating or measured energy saving is published, so those benefits should be treated as design intent and system-level claims rather than quantified Tower II results.
Glazing makes the towers related without making them identical
Tower I’s low-e Viracon glass uses clear, blue and gray hues. Tower II simplifies the placement: clear glass occupies the center core and segmented wall areas, while blue glass marks the corners. This distribution creates symmetry with Tower I and gives the taller tower a legible vertical rhythm.

The project description presents the low-e coatings, insulated units and thermal breaks as a combined envelope strategy: admit useful daylight, maintain a contemporary transparent appearance and moderate heat flow. Because no orientation-by-orientation solar model or energy-use record is included, the article cannot assign a numerical daylight, cooling-load or annual-energy benefit to the glass selection.
Finishes and the nighttime identity
Tower II uses a Silver Gray painted coating on the exterior and a Class I clear anodized finish on the interior from floors 2 through 12. The case study identifies AAMA 2605 for the painted coating and AAMA 611 for the anodized finish. Using different interior and exterior treatments lets the exterior maintain a consistent campus tone while the interior frame presents a lighter, natural-metal appearance.

Vertical LED light blades are integrated into the north and south facades of both towers. Their placement makes the towers recognizable after dark without requiring a different structural grid or a separate lighting expression for each phase. Integration must be coordinated with mullions, access panels, electrical routing, replacement access and water management; the published accounts describe the visual feature but do not provide wattage, controls, maintenance intervals or measured light levels.
How the stated performance claims should be read
Air, water and structural behavior
Building Enclosure reports that the 400SS SG system meets ASTM and AAMA standards in air, water, structural, acoustical and seismic performance areas. The account also notes steel reinforcement considered for wind loads. These statements indicate the standards and design categories addressed by the system description; they do not supply a project test report, pass/fail record or numerical rating for Shamrock Tower II.
Thermal and condensation behavior
The thermally broken frame, insulating glass and spacer components are logical measures for reducing conductive paths and limiting cold interior edges. Actual results still depend on glass makeup, frame percentages, orientation, slab-edge details, perimeter insulation, air barriers, HVAC operation and indoor humidity. A specification review should therefore request the project’s approved thermal calculations and condensation analysis rather than substituting a generic system claim for a building-specific result.
Acoustics
The case study links separation of interior and exterior aluminum surfaces with potential acoustic improvement, but it gives no sound-transmission class, outdoor-indoor transmission class or field measurement. Acoustic performance should be verified against the room uses, surrounding roads and mechanical-noise criteria established for the project.

Set a campus-wide visual kit before detailing each building
Define the glass color family, mullion proportions, exterior coating, interior finish and lighting zones as a common kit. Then document where each tower may vary—such as Tower II’s blue corner glass and clear center zones—so later phases remain related without being forced into identical details.
Decide where unitization creates value
Fully unitized, shop-glazed construction can be attractive on a repetitive, tall facade because factory assembly can improve repeatability and reduce field glazing. It also introduces requirements for transportation racks, lifting points, storage, tolerances, replacement strategy and a disciplined setting sequence. A hybrid or partially unitized wall may remain appropriate where geometry, phasing or local access makes complete unitization less advantageous.

Coordinate thermal continuity at every interface
Specify the thermal break, glass spacer, perimeter insulation, slab edge, anchors and adjacent opaque wall as one detail. Review interior surface temperatures and condensation risk at corners, sills, spandrels and mullion intersections—not only at the center of a standard vision lite.
Separate system capability from project verification
Ask for the exact product configuration, approved shop drawings, calculations and project test documentation. System literature can identify intended ASTM and AAMA coverage, but only project records establish whether the installed assemblies met the owner’s air, water, structural, thermal and acoustic criteria.
Plan finish and lighting maintenance
Painted and anodized surfaces have different appearance, repair and cleaning considerations. Integrated LED blades add access, controls and replacement questions to the facade package. Resolve those responsibilities before procurement so the nighttime identity does not become an unbudgeted maintenance problem.
Material and end-of-service considerations
The manufacturer account says aluminum framing and components can be recycled after their service life. That is a general material characteristic, not evidence that this campus contains a stated percentage of recycled aluminum or has completed a project-specific life-cycle assessment. Owners seeking embodied-carbon or circularity claims should request recycled-content declarations, environmental product declarations and a documented dismantling or recycling plan.
What the case study establishes—and what it does not
It establishes a coordinated material strategy across a 34-acre campus, two towers, a connector and garages; distinct curtain-wall configurations in the two office towers; the reported dimensions and glass thickness of Tower II’s framing package; and the stated use of low-e glass, thermal breaks, insulating spacers, dual finishes and integrated LED blades.
It does not establish annual energy consumption, a payback period, carbon savings, measured U-values, acoustic ratings, condensation test results, project-specific ASTM or AAMA test reports, or a controlled labor comparison between the towers. Those figures would require records beyond the published project and trade accounts.
The Bottom Line
Shamrock’s Overland Park campus demonstrates that a consistent architectural identity does not require one identical curtain-wall assembly everywhere. Coordinated glass, aluminum proportions, finishes and lighting connect the phases, while Tower II’s fully unitized, thermally broken, shop-glazed approach addresses the demands of a larger, taller building. The published performance benefits remain system and design claims until project-specific calculations and test records are reviewed.
