How Mumbai’s Art Deco Buildings Evoke the Sea

Mumbai’s Art Deco buildings face a waterfront created by Backbay reclamation. Their sea connection is rooted in the Marine Drive setting and the city’s modern expansion—not verified ship-like façades.

Mumbai’s Art Deco buildings evoke the sea first through where they stand: on the reclaimed western edge of the city, facing the Marine Drive waterfront. Their setting makes the coast part of the architectural experience, while their concrete construction and Indo-Deco design express a city looking toward modern urban life. That connection is about setting and history—not proof that individual buildings were designed to look like ships.

How the reclaimed coast shaped the Art Deco precinct

In the early twentieth century, the Backbay Reclamation Scheme opened land for Bombay to expand west. UNESCO describes the development that followed as a collection of Art Deco residential, commercial and entertainment buildings, together with the creation of the Marine Drive seafront. The buildings therefore belong to a planned new coastal edge rather than an older street grid that happened to reach the water later. UNESCO’s property description identifies Marine Drive’s retained setting as a sea-facing Art Deco development.

The UNESCO/ICOMOS nomination evaluation dates the Art Deco construction on Backbay Reclamation and Marine Drive to the 1930s. It describes the reclamation scheme as covering 553 acres—a nomination-era figure, not a current land survey. The evaluation explains that reinforced concrete helped make high-rise construction, freer forms and faster building possible, producing a dense group of private apartments along the new urban expansion.

What makes the buildings feel connected to the sea

A seafront setting, not a proven ship imitation

The strongest documented connection is spatial: the Art Deco buildings face and help define a newly planned waterfront. Their position along Marine Drive places the sea in the precinct’s everyday outlook and gives the architecture a distinctly coastal setting.

That does not establish that a particular façade was intended to resemble an ocean liner. The official sources cited here do not verify ship-inspired portholes, deck railings or tower forms on individual buildings. Such details should not be treated as evidence of a designer’s intention without building-specific documentation.

Concrete construction and a modern city

Reinforced concrete was more than a technical convenience. As the nomination evaluation explains, it enabled taller buildings and freer forms while speeding construction. The resulting apartment blocks made dense residential development possible on the reclaimed land, while cinemas and other entertainment venues contributed to a changing cosmopolitan city.

Indo-Deco rather than a simple import

UNESCO characterizes Mumbai’s local Art Deco as a blend of Indian design and Art Deco imagery, later known as Indo-Deco. Apartment buildings and cinema halls such as Regal and Eros were part of this development. The style’s sea association therefore sits alongside a broader expression of local identity and modern urban culture, rather than being reducible to nautical decoration. UNESCO’s inscription decision describes the ensemble’s combination of Indian design and Art Deco imagery.

How the precinct contrasts with the Victorian Gothic ensemble

The Oval Maidan makes two periods of urban change visible in one place. The earlier Victorian Gothic group lies east of the open space; the Art Deco group lies west, on the reclaimed coastal side. UNESCO’s account of the property presents them together as distinct architectural responses to the city’s growth. The nomination evaluation places the Art Deco development in the 1930s and describes its concrete construction, while UNESCO’s property page records Marine Drive’s sea-facing setting.

The comparison is not a ranking. It shows how different building periods and architectural vocabularies came to occupy opposite sides of a shared urban open space, with the Art Deco precinct specifically tied to westward expansion and the seafront.

What UNESCO’s heritage status says—and does not say

Mumbai’s Victorian Gothic and Art Deco Ensembles were inscribed on the World Heritage List in 2018. The listed property covers 66.34 hectares and has a 378.78-hectare buffer zone, according to UNESCO. The organization describes the ensemble as authentic in architectural form, decorative motifs, design, scale and material, and says Marine Drive retains its sea-facing setting. Those are assessments of the ensemble; they do not mean every building is unchanged. UNESCO notes that some individual structures have been modified.
