How Much Does Water Heater Replacement Cost, Including Installation?

The Home Depot’s published installed estimates put a standard tank replacement at $1,600–$2,400, tankless at $2,400–$5,400, and hybrid heat-pump at $2,500–$5,000. Learn what those figures include and how to compare written bids.

For a U.S. homeowner replacing a standard tank water heater, The Home Depot’s nationwide estimate is $1,600–$2,400 installed, with a $1,950 average. Its estimate includes a basic tank, permits, installation materials, plumber labor, and removal of the old unit. The same guide puts tankless installation at $2,400–$5,400 and hybrid heat-pump installation at $2,500–$5,000. These are one retailer’s published estimates—not guaranteed quotes or a representative survey of completed jobs. Your price depends on the equipment and the work your home requires.

What does water heater replacement cost with installation?

The clearest starting point is the type of heater being installed. The Home Depot’s cost guide, accessed October 11, 2026, gives nationwide installed estimates for three common options. The figures include the heater and installation work, rather than just the appliance price.

As an Amazon Associate I earn from qualifying purchases.

Water heater type Published installed estimate What the estimate says it includes
Standard tank $1,600–$2,400; $1,950 average Basic tank, permits, installation materials, labor by a local licensed and insured plumber, and removal of the old unit
Tankless $2,400–$5,400; $4,300 average Heater, permits, materials, labor, and removal of the old unit
Hybrid heat-pump $2,500–$5,000 Heater, permits, materials, labor, and removal of the old unit

These ranges are useful for initial budgeting, not a promise that a contractor in your area will charge those amounts. They do not establish the price for every capacity, fuel type, home layout, code requirement, or conversion. A straightforward replacement that keeps the same type and connections is different from changing fuel or switching from a tank to tankless. Extra work can put the final quote outside the published ranges.

The figures also should not be confused with the price of buying an appliance online or at a store. An equipment-only price leaves out some or all of the labor, permits, delivery, removal, connection work, and possible changes needed at the site. Compare installed quotes with installed quotes, and ask for the scope in writing.

What should an installed quote include?

The U.S. Department of Energy’s December 26, 2024 final rule defines installation cost as labor, overhead, materials, delivery, removal of the existing heater, and applicable permit fees. Its examples of basic work include placing and setting up the unit, gas piping and/or electrical hookup, water piping, permits, and removal or disposal. That is a useful way to think about an installed price: it covers more than the appliance and the time spent connecting it.

Before accepting a bid, ask the contractor to show the equipment and each part of the job separately. Separating those lines makes it easier to see whether two contractors are quoting the same work. It also helps reveal a low initial quote that leaves necessary work out.

  • Equipment: heater type, fuel, capacity or flow rate, model, and warranty.
  • Labor and delivery: labor, overhead, delivery, setup, and any work required to take the old heater out of service.
  • Permits and disposal: who obtains and pays for required permits, and whether removal and disposal of the old unit are included.
  • Connections and venting: water, gas, electrical, venting, exhaust routing, and drainage work included in the price.
  • Code corrections: any upgrades or corrections needed to meet applicable local requirements, plus the price if those needs are discovered during installation.
  • Incentives: any rebate shown as a deduction, identified separately from the gross project price and subject to confirmation of eligibility.

Ask the contractor to distinguish included work from allowances, exclusions, and possible extras. If the contractor cannot yet tell whether a connection or code correction is required, the quote should explain what is unknown, how it will be evaluated, and how additional work will be priced and approved. A single total without a scope is difficult to compare or rely on.

Why can two replacement quotes differ?

Equipment and capacity

Equipment cost can rise with a larger unit, greater efficiency, or additional features. The right size depends on the household and the system, so compare bids with the same heater type and capacity rather than assuming that similar-looking totals cover equivalent equipment. For a tankless unit, compare the stated flow-rate capacity as well as the model; a higher or lower capacity can change what is being installed.

Type or fuel conversion

A like-for-like replacement may use existing connections, while a change in heater type or fuel can require additional work. The contractor may need to assess gas supply, electrical access, water connections, venting, or other site conditions. Those changes can affect labor and materials, so a conversion should not be budgeted as though it were a basic swap.

Permits, labor, and local requirements

Permit charges and the work needed to bring connections up to code vary by location and property. Regional labor costs matter too: DOE’s 2024 analysis used 2023 RSMeans data and incorporated labor-cost differences across states and the District of Columbia. That explains why geography belongs in a cost estimate, but those inputs are not current 2026 consumer prices or a local quote.

Site conditions for heat-pump equipment

Hybrid heat-pump models are generally larger than conventional water heaters, according to ENERGY STAR. They need adequate air circulation, and they produce condensate that must drain or be pumped away. Check that the proposed location can accommodate the equipment and its operating needs; space or drainage work can affect the installation scope.

What to check before choosing tankless or heat-pump equipment

Tankless: size the system and check its connections

Tankless sizing depends on the household’s simultaneous hot-water demand. The relevant question is not just how many people live in the home, but how much hot water may be needed at once; the installer should determine the required gallons-per-minute capacity. ENERGY STAR recommends an in-home assessment and a written estimate. For a tankless conversion, have the installer check the gas-line capacity, electrical access for applicable venting models, and exhaust routing, as well as the flow-rate sizing.

Ask whether the contractor will obtain any locally required permit and whether they understand the local residential codes. Include these responsibilities in the written quote instead of assuming they are covered. ENERGY STAR also advises requesting references and checking the contractor.

Hybrid heat pump: confirm the room can support it

Before settling on a heat-pump model, ask the installer to assess physical fit, available air circulation, and a suitable route for condensate drainage or pumping. Those are practical installation conditions, not details to leave until the equipment arrives. The estimate should identify any proposed changes and whether they are included in the quoted total.

How to compare bids and get a reliable estimate

  1. Describe the existing setup. Tell each contractor the current heater type and fuel, where it is installed, and whether you are considering a different type. Ask each one to price the same proposed replacement so the bids are comparable.
  2. Request an in-home assessment. For a conversion, the contractor needs to evaluate the home’s connections and the equipment’s installation requirements. For tankless, that includes demand, gas capacity where applicable, electrical access for applicable venting models, and exhaust routing. For a heat-pump unit, it includes fit, air circulation, and condensate handling.
  3. Get itemized written estimates. ENERGY STAR recommends requesting estimates in writing. Have each bid identify the equipment, labor, permit responsibility, removal and disposal, materials, venting, utility connections, code work, and any exclusions or conditional costs.
  4. Check local credentials and responsibilities. Confirm that the contractor is appropriately licensed and insured for the work in your area. Ask who will secure required permits and who is responsible for meeting local code requirements.
  5. Compare the same scope, not just the bottom line. Verify that the type, fuel, capacity or flow rate, equipment, warranty, removal, permits, and connection work match. If one quote is lower, ask what it excludes before treating it as the better price.
  6. Confirm incentive terms before relying on them. Check current state, local, and utility programs, and ask whether the proposed model and project qualify. Compare the gross quote with any incentive shown separately so you can see what the contractor charges before a potential rebate.

A written estimate is especially important where the installer identifies uncertain conditions. Ask how a change will be documented, priced, and approved before the work proceeds. This keeps a possible additional charge from being mistaken for an included part of the original estimate.

Can rebates or tax credits lower the cost?

ENERGY STAR says utility rebates are available in many parts of the country and provides a ZIP-code tool for checking them; state and local programs may also exist. Availability, eligible equipment, and application requirements vary. Verify the program with the utility or administering agency before buying, and check whether the application must be completed before installation.

The ENERGY STAR federal tax-credit pages cited for the described gas and heat-pump water-heater credits give purchase-and-installation deadlines ending December 31, 2025. They do not establish eligibility for a 2026 purchase. Do not subtract those described credits from a current project budget without verifying current federal rules with the IRS. A rebate or credit should be treated as uncertain until the current terms, equipment eligibility, and required dates have been confirmed.

What the published estimates can—and cannot—tell you

The Home Depot ranges provide a national point of reference, with a clear included scope for the standard tank figure. They are still one retailer’s published estimates, not an independent count of what homeowners actually paid. A household’s local labor market, equipment choice, permit rules, and site work determine whether a real quote lands within or outside the ranges.

DOE’s 2024 final rule is useful for understanding what installation can encompass and why labor varies geographically, but its cost analysis used 2023 RSMeans inputs. It should not be presented as a current local price list. For a decision about a particular home, rely on current written bids that describe the equipment and work, rather than treating a national estimate as a binding price.

Likewise, a higher initial price for tankless equipment does not establish that it will pay back for a particular household. The available figures do not support a universal payback period. Operating costs depend on the home’s hot-water use, energy rates, and equipment; any savings comparison should state its assumptions and calculation separately from the installation price.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
