That is a publisher’s planning range, not a contractor quote or a statistically representative market average. Your price depends on the roof’s measured area and shape, pitch, height, tear-off, decking condition, material, and the work included.
Columbus roof replacement cost by material
The following estimates are for a 25-square roof, where one square equals 100 square feet of roof surface. The local guide’s figures are planning estimates; they are not a government survey or a controlled comparison of materials.

The guide’s baseline assumes a low-slope, single-story roof. Its per-square figures are $369–$655 for asphalt shingles, $819–$1,435 for metal, and $499–$885 for flat/low-slope membrane. The stated inclusions are tear-off and disposal, underlayment and ice barrier, materials and installation, flashing and valleys, cleanup, permit, and dump fees. A steeper or taller home may cost more.
A separate May 2026 commercial guide estimates a 2,500-square-foot roof replacement at $10,500–$16,000 for asphalt, $21,000–$32,000 for metal, and $12,500–$20,000 for architectural roofing. Roof area is not the same as house size
A roof square measures 100 square feet of roof surface, not 100 square feet of living space or the house’s floor area. The relevant quantity is the actual sloped surface, including overhangs. A local cost guide gives 22–26 squares as an example for a 1,800-square-foot single-story ranch; that is an illustration, not a conversion rule for every house. A two-story home may have a smaller roof footprint yet require additional labor because of its height.
Ask each roofer to state the measured roof area and how it was calculated. If estimates use different roof sizes, their totals are not directly comparable.

Why a Columbus roof replacement estimate varies
Pitch, height, access, and roof geometry
Steeper pitch, additional stories, difficult access, and complex rooflines can change labor and installation requirements. Ask bidders to identify these conditions and any related charges instead of relying on a low-slope, single-story baseline.
Removal of existing roofing
Confirm whether the price includes removing existing materials down to the roof deck, disposal, and the number of existing layers. If extra layers or concealed materials would cost more to remove, have the price or pricing method written into the proposal. A City of Columbus permit record for one asphalt tear-off and replacement describes removal to the deck, but that individual job is not a market benchmark.

Decking and hidden damage
Damaged decking may not be visible until the old roof is removed. Ask for a per-sheet or equivalent repair allowance and a written change-order process: how damage will be documented, how you will approve added work, and how the cost will be calculated. The local estimate guide identifies decking condition as a factor that can shift the total.
Material and included installation details
The material changes the estimate substantially, but a material-only price does not describe the complete installed roof. Confirm the underlayment, eave ice barrier, flashing, valleys, ventilation, cleanup, disposal, permit, and inspection work included in each bid. The local guide’s all-in assumptions include several of these items; Columbus’s individual permit record also lists felt underlayment, an eave ice barrier, flashing, and shingles.

How to compare roofing bids fairly
Get at least three written estimates and compare them against the same scope. The Ohio Attorney General’s home-improvement checklist says: “You have received at least three written estimates from three different contractors.” Its home-improvement consumer guidance also recommends checking references, credentials, insurance, bonding, and complaints.
- Measured roof: Is the quoted area roof surface, and do bidders appear to be measuring the same roof?
- Removal: Does the price include tear-off to the deck, disposal, and the same number of existing layers?
- System and details: Are material specifications, underlayment, ice barrier, flashing, valleys, and ventilation described?
- Deck repairs: Is there a stated allowance and a written approval process for additional repairs?
- Cleanup and fees: Are cleanup, disposal, permit fees, and any inspection responsibilities assigned?
- Schedule and payment: Does the contract state start and completion timing, total cost, and payment milestones?
- Warranty and changes: Are material and workmanship warranties explained, and must changes be approved in writing?
Ohio does not require home-improvement contractors to hold a statewide license, according to the Attorney General, while many Ohio cities do have local requirements. Check Columbus-specific registration through the city’s BZS contractor registration information, and verify references, insurance, and bonding before signing.

Columbus permits and contract terms
Columbus Building and Zoning Services says planned work generally requires a building permit with plan review and provides a residential permit guide. The city also says a permit for work performed by a contractor cannot be purchased by the property owner. Because permit and review requirements depend on the project, confirm what applies to your property and scope with Columbus BZS permit guidance. The reviewed city guidance does not establish a current roof-specific permit fee; ask the contractor to identify permit costs and responsibility in the written proposal, then confirm with BZS.
The Ohio Attorney General advises that a written home-improvement contract describe the work, timeframe, and materials; state total cost and payment terms; clarify warranties; assign responsibility for necessary permits and inspections; and require written approval for changes. It cautions consumers against large down payments or full payment before completion and inspection.
What one Columbus permit record can—and cannot—tell you
A City of Columbus Accela record for one issued asphalt-shingle tear-off and replacement permit lists a job value of $11,221.58 and a construction area of 1,100 square feet. Its scope includes new felt underlayment, an eave ice barrier, flashing, and shingles. This is one administrative record, not a typical-price statistic; the listed construction area should not be treated as roof surface area or used to calculate a general per-square price.
