There is no safe, universal number of days to wait before installing drywall after a flood. Drying a flooded house commonly takes several days to weeks, according to the U.S. Environmental Protection Agency. Install drywall only after wet materials have been removed or cleaned, concealed spaces have been inspected, and moisture measurements show that the remaining structure is dry enough for rebuilding.
The often-mentioned 24–48-hour period is a mold-mitigation target for beginning rapid drying or removing wet materials. It is not a deadline that makes a home ready for drywall on the second day.

The direct answer: wait for verified dryness, not a calendar date
A flood-damaged home is ready for drywall installation only when all affected materials that will remain in place are completely dry inside and out. The exact duration depends on how high the water reached, how long materials were wet, the materials’ porosity, moisture trapped behind finishes, weather, ventilation, temperature, and the capacity of the drying equipment.
EPA guidance gives a broad expectation of several days to weeks for drying a flooded house. A house that had a small amount of clean water removed quickly may dry at the shorter end of that range. A home with saturated insulation, wall cavities, flooring, cabinetry, or contaminated floodwater can require much longer drying and selective demolition before reconstruction.

Do not schedule drywall solely because a surface feels dry or because 48 hours have passed. Drywall can hide damp framing, insulation, or sheathing. FEMA warns that rebuilding before adequate drying can trap moisture, causing structural damage and potential future health problems; see FEMA’s Initial Restoration for Flooded Buildings (November 2005).
What the 24–48-hour guidance actually means
EPA advises drying a flooded home and belongings as quickly as possible, within 24–48 hours, and says to assume mold growth if that was not achieved. The same principle appears in EPA’s guidance for children after hurricanes and floods and in its Mold Course Chapter 2. This window is about starting mitigation promptly, not proving that a building is dry enough to close.
If you miss that window, do not rush to cover the damage. Instead, expect a more demanding inspection and cleanup. Materials may need to be removed, cleaned, treated, or discarded, and concealed areas should be opened so they can dry. Installing drywall to make the room look finished can preserve the very moisture that the 24–48-hour advice is intended to control.

Water depth and duration
Water that only contacted the lower portion of a wall creates a different drying problem from water that reached the ceiling, soaked insulation, or remained for days. Longer saturation allows water to move deeper into wood, flooring layers, and cavities.

Material type
Paper-faced drywall, porous insulation, carpet, padding, and some composite products can retain water and may not be suitable for cleaning and drying in place. Solid wood framing can often be dried and evaluated, but it still needs measurement. Concrete and masonry may appear dry while releasing stored moisture into adjacent finishes.
Hidden moisture and building layout
Moisture can remain behind baseboards, inside partition walls, beneath cabinets, under flooring, and around plumbing or electrical penetrations. Closed cavities dry slowly because air movement is limited. EPA specifically advises against sealing flooded wall cavities or applying paint or sealants to wet surfaces; read its flood-cleanup guidance.
Weather and drying conditions
Warm, moving, dehumidified air generally removes moisture more effectively than still, humid air. Outdoor humidity, rain, low temperatures, and limited power can lengthen the process. Drying equipment must be operated safely and monitored rather than left to run indefinitely without checking the building.

Step-by-step process before drywall installation
- Make the area safe. Keep people out of electrically unsafe spaces, and have electrical systems evaluated when water has reached wiring, outlets, appliances, or panels. Floodwater can contain sewage, fuel, pesticides, solvents, and other chemicals. EPA’s Flooded Home guidance also warns that fuel-powered generators must be outside and away from buildings to reduce carbon-monoxide and fire hazards.
- Remove standing water and unsalvageable wet materials. Pump or extract water when conditions permit. Remove materials that cannot be cleaned and dried effectively, including heavily damaged porous finishes and wet insulation where appropriate. Demolition should expose wet areas without damaging structural members or utilities.
- Open the building for airflow. Open accessible doors, cabinets, and drawers. Use fans, air movers, and dehumidifiers when electrical and air-quality conditions are safe. Continue air movement after surfaces look dry; EPA notes that visible dryness does not prove that materials are dry internally.
- Inspect concealed locations. Check behind wall finishes, beneath flooring, around cabinets, and in cavities that may have absorbed water. Do not close a cavity simply because its face is dry. If access is limited, a restoration professional can determine where investigative openings or additional readings are needed.
- Clean and address contamination. Floodwater classification matters. Sewage-contaminated or chemically contaminated water requires procedures and protective equipment beyond ordinary household cleaning. EPA’s Dealing with Debris and Damaged Buildings guidance explains why contaminated cleanup and damaged-building drying can be complex.
- Measure moisture in the materials that will remain. Take readings in framing, sheathing, cabinets, flooring, and other relevant materials, not just in the room air. Compare affected areas with similar unaffected materials where possible, and record the location, material, meter type, and reading.
- Verify conditions repeatedly. A single low reading can be misleading if one spot is dry while a nearby cavity remains wet. Recheck after drying equipment is turned off or moved and after weather changes. Look for stable readings throughout the affected area before rebuilding.
- Install drywall only after the substrate and cavity are dry. At that point, complete any structural, electrical, plumbing, insulation, and mold-remediation work required by the assessment. Keep new drywall out of the area until the building is ready to remain dry.
How to check whether materials are dry enough
Use a moisture meter as part of an inspection
EPA recommends a moisture meter for checking materials such as walls and cabinets. Its general guidance says materials should read 15% or less before refinishing. That figure is a general reference, not a universal drywall-installation threshold for every material, species, meter, or building condition.

FEMA describes using an intrusive meter and comparing readings from affected materials with readings from like materials in an unaffected area. In the same document, FEMA cautions that non-intrusive meter readings may be less accurate than intrusive readings. A pin-type or combination building-material meter can therefore be useful, but the instrument must be set for the material and interpreted in context.
Interpret readings instead of chasing one number
- Measure the same material in several locations, including the wettest-looking areas and locations near openings, corners, floors, and cabinets.
- Compare readings with an unaffected sample of the same or a closely comparable material when available.
- Note whether the meter is pin-type (intrusive) or non-intrusive and whether the setting matches the material.
- Investigate inconsistent readings rather than averaging them away. A dry surface next to a wet cavity is not a dry wall system.
- Use the meter alongside visual inspection, odor, cavity access, and drying records. A meter cannot by itself prove that contaminated materials are clean, that mold is absent, or that hidden structural damage is repaired.
Control indoor humidity, but do not substitute it for material readings
After cleanup, EPA identifies 30–50% relative humidity as an ideal indoor range and recommends keeping it below 60%. A hygrometer can show whether the room air is favorable for drying, but acceptable room humidity does not prove that framing, sheathing, or subflooring has reached a suitable moisture condition. Material measurements remain necessary before closing walls.
Typical drying duration and what changes the schedule
| Condition or evidence | What it means for scheduling |
|---|---|
| EPA’s general expectation: several days to weeks | Use this as a broad planning range, not a promise. The actual end point is verified dryness in affected materials and cavities. |
| Drying started within 24–48 hours | This supports mold-risk mitigation, but it does not authorize drywall installation after 48 hours. |
| Surfaces look dry | Continue checking. Moisture can remain behind finishes, under flooring, or inside framing and cavities. |
| Material readings at or below EPA’s general 15% reference before refinishing | Useful evidence for some materials when interpreted with the meter, material, and comparison readings; not a universal threshold for every application. |
| Indoor relative humidity 30–50%, and below 60% | Favorable air conditions for drying, but not a replacement for material and cavity measurements. |
These values come from EPA guidance and must be read with their qualifications. A heavily saturated or contaminated building can require selective demolition, remediation, and structural review even when room humidity is controlled.
When drywall, insulation, or other materials should be removed
Drywall that has been soaked, swollen, delaminated, or contaminated is often not a reliable substrate for rebuilding. The correct decision depends on the water source, extent of damage, material condition, and the ability to clean and dry it completely. Wet insulation and porous materials that cannot be effectively cleaned and dried should not be left behind simply to avoid demolition.

Contaminated water
Floodwater may contain sewage or chemicals. Avoid spreading contamination through ordinary fans or personal protective equipment that is inadequate for the hazard. EPA recommends professional help when contamination, extensive damage, or health concerns make cleanup unsafe or uncertain.
Mold or suspected mold
If mold is visible, odors persist, or materials remained wet beyond the rapid-drying window, include mold assessment and remediation in the plan. Do not cover moldy or damp surfaces with drywall, paint, or sealant.

Common mistakes that trap moisture
Using two days as an installation deadline
The 24–48-hour recommendation is a prompt-drying target. Treating it as a drywall deadline can close wet cavities and increase the chance of mold and material damage.
Relying on touch or appearance
Surface dryness says little about the center of a stud, the back of a cabinet, or the underside of a subfloor. Use readings and inspect hidden areas.
Sealing before verification
Paint, vapor-resistant coatings, sealants, and new drywall can slow evaporation and conceal a problem. EPA advises waiting until materials are completely dry inside before sealing or refinishing.
Assuming a consumer dehumidifier solves every flood
Portable dehumidifiers and fans can aid drying, but equipment capacity must match the building and the amount of water. They do not remove contaminated materials, reveal hidden moisture, or certify structural safety.
When to hire a restoration or remediation professional
Professional assessment is appropriate when floodwater may contain sewage or chemicals; damage is extensive; mold is present or suspected; wall cavities or structural members remain inaccessible; moisture readings conflict; or you are unsure whether electrical, structural, or HVAC systems are safe. A qualified professional can establish a drying plan, document readings, identify materials requiring removal, and coordinate remediation before reconstruction.
EPA’s flood guidance emphasizes that cleanup decisions depend on the type and extent of damage. The cost of an assessment is usually easier to manage than opening newly installed drywall after trapped moisture causes mold or structural deterioration.
Bottom line for scheduling
Plan for several days to weeks of drying, but do not approve drywall installation because a certain number of days has passed. The release point is evidence-based: affected materials and concealed areas have been cleaned or removed as needed, moisture readings are appropriate and stable, indoor humidity is controlled, and safety or contamination concerns have been resolved. Until those conditions are documented, leave the walls open and keep drying.
