On a high-rise, façade panels are installed in a planned sequence that connects the building’s structure, engineered façade system, lifting plan and quality checks. With a unitized curtain wall, largely factory-assembled panels are lifted into place and secured to the structure and neighboring units; with a stick-built curtain wall, the frame and infill are assembled piece by piece on site. The exact method follows the approved project drawings and procedures—not a universal installation recipe.

First, identify what “façade panel” means on the project

“Façade panel” is a broad term for exterior enclosure components. The installation sequence below focuses on curtain walls, a common high-rise façade system, and distinguishes two ways they may be built. A project may also include other cladding types, such as ventilated façades, whose components and attachment details differ. The system drawings and specifications define which procedure applies.

A curtain wall is attached to the building structure rather than serving as the primary load-bearing structure. The façade team must coordinate its connections and interfaces with the building, including slab edges, anchors, movement provisions, weather seals and fire-stop details. For a real tower, the engineered system, approved shop drawings and site procedures govern dimensions, fixing requirements and sequence. The YCW 752 installation-instructions page from YKK AP, for example, identifies that product as a curtain wall for high-rise applications, but its instructions apply to that system rather than to every curtain wall.

Unitized and stick-built curtain walls use different workflows

Installation question Unitized curtain wall Stick-built curtain wall
Where is the frame assembled? Units are largely assembled in a factory and are usually glazed before delivery. The frame is assembled piece by piece at the building.
What is lifted or installed? A preassembled unit is lifted to its position and connected to the building and adjacent units. Frame members are fixed and connected on site; glass or opaque infill is installed into the assembled frame.
How does the site sequence begin? Survey and prepare the structure and anchors, then hoist and engage each unit in the planned order. Fix mullions to brackets, connect transoms, and install infill, following the system details.
Where do quality checks occur? Factory checks are supplemented by site checks of connections, joints and perimeter interfaces. Checks take place throughout field framing, infill installation and interface work.
What needs particular coordination? Panel identification and delivery sequence, lifting access, anchors and repeated module alignment. Site access for assembly and glazing, plus integration of the field-installed components.

This is a comparison of workflow, not a general ranking of cost, speed or quality. Which system suits a tower depends on its design, repetition, access and logistics, structural interfaces, performance requirements and schedule. Delta Facades’ installation guide describes both workflows; system overviews from HG Walls and Altop Facade also discuss unitized assembly and project-specific coordination.

How unitized panels are installed, step by step

A unitized installation turns a sequence of factory-made units into a continuous enclosure. The precise order for engaging brackets, horizontal stack joints and side joints varies by system, so the following is a high-level picture rather than a substitute for the approved method statement.

  1. Survey the structure and coordinate the sequence. The façade team checks the building opening and supporting structure, including slab edges, embeds, fixing points, brackets, tolerances and survey coordinates. The installation and delivery sequence must also match the available lifting access. An anchor or interface condition that is out of position can affect panel alignment and the fit of later joints. Survey and coordination are described in the Staticus account of installation at the Landspítali Laboratory Building and the Delta Facades guide.
  2. Install and adjust brackets. Brackets and anchors are fixed to the supporting concrete or steel and set to the required line, level and position. The project details specify allowable adjustment and final fixing requirements. There is no safe universal anchor spacing, tolerance or torque value to apply across curtain-wall systems; those values must come from the approved design and installation documents.
  3. Inspect and prepare each unit. Before the lift, the crew confirms the panel’s identification and orientation and checks for visible damage. Because unitized panels arrive largely assembled and usually pre-glazed, the site crew is handling a finished assembly rather than building its frame and glazing from scratch. Loose components are secured, and the lifting gear is attached only at the panel’s designated lifting points using the planned arrangement.
  4. Lift the unit to its location. Qualified personnel use the project’s approved lifting arrangement to move the panel into position. The operation must account for the specific load, equipment and site conditions; the available sources do not establish a single crane or rigging setup for all towers. The lifting equipment remains connected while the crew engages and secures the unit.
  5. Engage, align and secure it. The crew engages the panel with its supporting brackets and adjacent units, aligns it to the required line and level, and completes the permanent fixings and restraints specified in the drawings. In one described unitized arrangement, a unit engages the panel below through a male/female stack joint, connects at a bracket carrier and meets the neighboring unit at a side joint. That is an example, not a universal detail. The crew confirms the connections are complete and the panel is fully supported before releasing the lifting equipment.
  6. Close the interfaces. Once units are secured, the team completes the perimeter and system interfaces shown in the design. Depending on the details, that work may involve membranes, gaskets, sealants, fire stops, insulation and pressure-equalization components. Drainage paths and other system features must remain as designed; a neat-looking exterior joint is not by itself proof that the enclosure has been completed correctly.
  7. Inspect and test as specified. The crew checks the installed work and carries out any field testing required by the project specification and applicable procedure. This can include checking alignment, joints, seals and drainage features, as well as testing a representative area or bay. The required method and acceptance criteria belong to the project documents.

A project example helps show the scale without implying a standard tower size: Staticus reports a total façade scope of 7,100 m² at the Landspítali Laboratory Building, comprising 5,993 m² of unitized curtain wall and 426 m² of ventilated façade. Those figures describe that project’s scope, not a typical high-rise package.

What changes with a stick-built curtain wall?

In a stick-built system, the frame is assembled on site rather than arriving as a largely complete, glazed unit. In the sequence described by Delta Facades, mullions are fixed to brackets, transoms connect the mullions, and glass or opaque infill is installed into the resulting frame. The façade is therefore integrated through repeated field operations instead of primarily through lifting and connecting completed units.

The change in workflow affects what the team must coordinate and inspect. Field assembly needs access to the frame and infill work areas, and checks occur as components are installed. A unitized job depends heavily on panel identification and delivery order, lift access and the accuracy of repeated connections. Neither system eliminates the need to coordinate with the structure or verify interfaces; the design and installation documents set the relevant checks.

What should be checked during installation?

Quality control follows the work rather than waiting until the façade is complete. A project inspection plan should identify the responsible people, inspection points, records and acceptance criteria. The following are common areas to address, subject to the specified system and project procedure:

  • Before a unit is lifted: survey information, slab-edge conditions, embeds and anchor positions; the panel’s identity and orientation; and the planned sequence and access.
  • While it is being installed: bracket position, panel line and level, joint engagement, and completion of permanent fixing before the lifting equipment is released.
  • After installation: joint dimensions, gasket continuity and compression, perimeter seals, drainage openings, fire-stop placement where applicable, and visible damage. Confirm that required interfaces are closed in the manner shown in the project details.
  • When specified: field water testing or other project-defined checks, recorded and assessed against the applicable procedure and acceptance criteria.

These checks are not interchangeable with a general visual glance. The project documents determine how to measure, record and accept the work, and which portions of the façade require testing. Altop Facade’s overview discusses project-specific inspection and field testing; the Delta Facades guide gives examples of installation checks and an on-site hose-test procedure.

Common installation problems and why they matter

Problems often originate at a connection or interface that is difficult to see once the next component is installed. Delta Facades lists several possible failure modes; these examples come from one UK contractor’s guide and are not an exhaustive or universal list.

  • Gasket rollover: a gasket can roll out of its intended position during installation, disrupting the designed joint.
  • Missed sealant at a frame junction: an unsealed junction can leave an incomplete weather interface even when nearby sealant looks continuous.
  • Incorrect bracket torque: a fixing tightened contrary to the system requirement may not meet the intended connection specification.
  • Omitted or undersized setting blocks: missing or incorrectly sized blocks may prevent the glazing or panel from bearing as detailed.
  • Cavity barriers out of line: a barrier installed away from its intended position may not close the designed cavity interface.

The practical control is to inspect at the stage when the relevant detail is accessible, document defects and resolve them through the project’s approved process before covering the work. Do not improvise a repair that changes an engineered fixing, seal, drainage path or fire-stop arrangement.

Safety: this is specialist high-rise work

Panel installation involves suspended loads and work at height. It is not a task for an untrained building occupant or a do-it-yourself crew. Staticus describes certified lifting equipment, qualified personnel, designated lifting points, controlled operations and securing each element before releasing the lift. Those are statements about its process, not a complete safety plan for another site.

On an actual project, the lift and work-at-height controls must be set by competent personnel in accordance with the site’s approved lifting plan, fall-protection arrangements, exclusion controls and applicable local requirements. The available sources do not establish universal panel weights, lifting capacities, anchor spacing, torque values or crane choices. Retail glass suction cups or generic hoists should not be treated as substitutes for the project-engineered lifting arrangement and the panel’s designated lifting points.

How long does installation take?

There is no reliable universal number of panels per shift for every tower. Output depends on the system and panel sequence, site organization, lifting access, delivery flow, structure readiness, weather and the amount of interface work. A rate from one contractor should be read as an illustration under its stated context, not a promise or industry average.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Delta Facades gives 15–25 panels per crane shift for a typical crew of four on a well-organized site. This is the contractor’s illustrative UK project figure, published in its 2026 guide; it is not an independently established rate for towers generally. For planning, the project team should use its own panel schedule, approved installation method, site conditions and crew and equipment plan rather than applying that example mechanically.

How is water penetration checked?

Water testing is carried out when required by the project specification and under the applicable procedure. A test is useful only when its location, preparation, method, duration and acceptance criteria are defined; a result from one procedure should not be treated as a universal performance guarantee for every façade.

As one specific example, Delta Facades describes an on-site hose-test procedure applying 3 litres of water per minute per square metre for 15 minutes per bay. That rate and duration belong to the contractor’s described procedure, not a general requirement. The project specification and approved testing procedure determine whether a test is required and how its result is judged.

What determines the installation method on a particular tower?

The façade system and building design determine the physical connections; access, sequencing and project requirements shape how the work is organized. The sources establish workflow distinctions, but do not support a universal claim that one curtain-wall approach is always faster, cheaper or better. A project decision needs to consider the actual façade design, degree of repetition, lifting and assembly access, structural interfaces, performance requirements and schedule.

For a project-specific answer, the useful documents are the approved façade shop drawings, product or system instructions, installation method statement, lifting plan, inspection and test plan, and project specifications. These establish the panel sequence, permitted adjustments, fixing requirements, interface details, test scope and acceptance criteria. A general article can explain how the work is organized; only those approved project documents can resolve the details for a particular tower.
