In a supertall building, elevators often work more like a small transit network than a single lift from the ground to every floor. Express or shuttle elevators carry passengers to an intermediate transfer floor, called a sky lobby, and local elevators take them from there to a particular group of floors. Dividing service this way helps organize passenger flow and limit how much of the building’s core is occupied by elevator shafts. The exact route depends on the tower’s height, uses, floor layout and traffic; not every building has a sky lobby, and not every passenger has to transfer.

What an elevator zone is—and what a sky lobby does

An elevator zone is a vertical group of floors served by a particular elevator bank. A bank is the group of elevators that operate together for that service area. Instead of having every elevator run from the ground floor to every floor above, a designer can assign separate banks to different portions of the building.

A sky lobby is one possible interchange between those banks. Passengers ride an express or shuttle elevator from a main lobby to the transfer floor, then change to a local elevator that serves their destination zone. The distinction matters: zoning is the division of service, while a sky lobby is a place where passengers may transfer between services. A building can use zones without following one identical sky-lobby pattern throughout.

Think of the trip as a route with a trunk and a local leg. The shuttle covers a long stretch with relatively few stops; the local elevator covers a shorter vertical range and serves the floors within that zone. Depending on the building, a trip may be direct, may require one transfer, or may involve a different arrangement for a particular use or group of floors.

How a zoned elevator trip works

From the entrance to the transfer floor

A passenger enters the main lobby and identifies a destination, either by selecting it in the building’s elevator-control system or through the building’s usual process. If the destination is in a zone above the passenger’s starting zone, an express or shuttle elevator may carry the passenger to a transfer level. The shuttle’s role is to connect major parts of the building, rather than stop at every floor along the way.

Changing to a local elevator

At the sky lobby, the passenger leaves the shuttle and boards a local elevator for the destination zone. That local bank serves a defined slice of the tower, so it need not provide a continuous ground-to-top service pattern. Once the passenger reaches the destination floor, the elevator portion of the trip is complete.

Why some trips do not involve a transfer

A transfer is not automatic for every destination. Some elevators may serve a particular zone directly; a building may also have separate banks and lobbies for different functions. The route depends on which bank serves the origin and destination, and on how the building’s services are arranged. It is therefore inaccurate to assume that every supertall building has a sky lobby or that every person riding in one must change elevators.

Why tall buildings divide service into zones

The design challenge is to move people through a tall building while using the core—the central area that contains elevators and other building services—efficiently. If every passenger elevator served every floor, the building would need to accommodate shafts running through a very large vertical range. Zoning gives elevator banks narrower assignments and allows express service to connect those areas.

The Council on Tall Buildings and Urban Habitat (CTBUH) paper Initial Research of Technical Essentials in Core Design of Skyscrapers describes elevators in buildings over 150 meters as commonly arranged in groups or zones, sometimes with sky lobbies, to maximize efficiency. The 150-meter figure is the paper’s context for this design approach, not a threshold at which every building must adopt the same layout.

Zones are a design strategy, not a guarantee of a particular wait or ride time. A shorter service range can focus a local bank on its assigned floors, but passengers may need to transfer, and shuttle and local capacities must be coordinated. A successful arrangement depends on the building’s demand and layout; the sources do not establish one universally best configuration or a standard number of elevators for a given height.

Design questions a project team has to resolve

  • Which floors belong to each bank? The boundaries determine which local elevators can serve a destination and where an interchange may be needed.
  • Where should transfer points go? Their locations shape the express route and the passenger’s connection to local service.
  • How do the banks work together? A shuttle needs to deliver passengers to a transfer point that the local system can serve; mismatched service arrangements can undermine the intended flow.
  • What functions are being served? Offices, hotels and residences may have different routes or separate banks. The building’s use can affect how service is segmented.
  • How much core area can be assigned to elevators? The project has to balance elevator provision with the other uses of the core. Zoning and double-deck arrangements are among the strategies discussed for this problem.

Common service patterns compared

The table describes general arrangements, not a claim that a specific tower uses any one of them. A building can combine patterns for different floors or uses.

Service pattern How it works What to consider
Full-height or direct service An elevator serves a broad vertical range without the passenger changing at a sky lobby. The layout must provide service to the relevant floors; a direct route is not evidence that every elevator serves every floor.
Zoned local banks Different elevator banks serve different groups of floors. Passengers use the bank assigned to their destination; whether they transfer depends on the available routes.
Express shuttle plus sky lobby A shuttle carries passengers to an intermediate floor, where they change to a local bank. The transfer is part of the planned route, and shuttle and local service need to be coordinated.
Multiple or use-specific arrangements A building may use more than one transfer level or arrange banks differently for separate functions. The route depends on the particular origin, destination and service assignment.

Double-deck elevators: two passenger levels in one system

A double-deck elevator has two passenger decks, one above the other, and can serve paired floors at a stop. The arrangement can move more passengers through a hoistway than a single-deck arrangement and can be used in full-height or zoned layouts. It does not by itself determine which floors a bank serves: its usefulness depends on floor pairing, lobby geometry and the building’s overall service plan.

Otis’s SkyRise product page states that its double-deck configuration can reduce elevator core space by up to 30 percent compared with single-deck elevators. That is a manufacturer’s product claim, not a general result for every double-deck installation. The same product page lists travel up to 600 meters and speeds up to 12.5 meters per second. Those are stated capabilities for that product offering; they should not be treated as specifications for all double-deck elevators or as confirmation of what a particular project installed.

Floor pairing is a real design constraint

Because the decks are vertically separated, the building has to make their stops work with its floor levels and passenger destinations. If paired floors, lobby arrangements or traffic patterns do not align with the elevator configuration, the theoretical benefit may not suit the project. Otis also describes a “super double-deck” system that adjusts the distance between decks for buildings with different floor heights. That is a manufacturer-described capability, not a reason to assume every double-deck system can accommodate any floor layout.

How destination dispatch organizes passengers

With conventional elevator operation, passengers may board and select a floor from inside the car. Destination dispatch asks passengers to enter a destination before boarding and groups riders going to nearby floors. The control system can then assign passengers to cars based on their destinations, with the aim of organizing trips and avoiding unnecessary stops.

KONE describes its destination-control systems as grouping passengers by floor. Otis says its Compass 360 system can get passengers to destinations faster and with fewer stops. These are vendor descriptions of intended benefits; they are not independently established performance guarantees for every building. Dispatch is a way to organize demand, not a substitute for choosing suitable zones, elevator capacities or transfer locations.

For the passenger, the practical difference is that the destination may be entered before boarding and the system may direct them to a particular car. In a building with zones, dispatch and the service layout must work together so that the assigned car follows a route appropriate to the requested floor. The exact interface and boarding process are building-specific.

Why elevator travel height is not a single fixed limit

Long hoisting ropes have historically posed a challenge because steel cable becomes very heavy as its length increases. A CTBUH Journal paper, International Applications of Elevators for Fire Service Access and Occupant Egress in Fires (2010), described lift heights of about 500 meters as a then-current limit primarily associated with steel-cable weight. That is historical context from a 2010 paper, not a universal present-day engineering ceiling.

KONE describes UltraRope as a carbon-fiber hoisting rope that replaces traditional steel cables and says it enables travel of up to 1,000 meters. This is KONE’s stated capability for its technology. It does not establish that every elevator using a non-steel rope can travel that far, or that a particular tower uses UltraRope. A building’s actual elevator specification depends on its project and installed equipment.

How building use and safety can affect the route

Very tall buildings often separate functions vertically, and may use distinct elevator banks and lobbies for different uses. That can mean a route designed for one part of a building does not serve another part in the same way. A passenger’s journey is therefore shaped not only by height, but also by the destination’s function and the bank assigned to it.

A CTBUH Journal paper also describes a technical arrangement in which some elevators pass through another use zone without stopping there, including sections of “blind shaft” with no openings. The paper discusses this in relation to reducing exposure to a fire floor through a rated shaft wall, while also noting the challenge of access to passengers trapped in that section. This is a specific technical context, not general safety advice or a description of every tall building. Fire and life-safety arrangements must be understood from the building’s design and applicable requirements.

What a sky-lobby transfer means for passengers

Changing elevators can feel less direct than riding one car from the entrance to the destination, but in a zoned design the transfer is an intentional connection between two services. The shuttle handles the long-distance part of the trip; the local car handles the destination zone. A sky lobby is the point where those roles meet.

To understand a particular trip, look for the destination floor’s assigned elevator bank and whether the building’s instructions require a transfer. A lobby directory or elevator-control interface may show the relevant car or transfer floor. The general design explanation cannot identify the operating route in a named tower: routes depend on the building’s own elevator plan, and no project-specific routes are established here.
