Five Valleys Shopping Centre in Stroud, Gloucestershire, used Crittall Corporate W20 steel profiles and cold form doors as part of a much larger refurbishment. Dixon Dawson Architects selected the W20 system to give the centre’s shopfronts and signage a more consistent, modern appearance, with a mix of hinged and automatic sliding doors completing the frontage strategy.
The window work was one element of a transformation that also introduced new retail outlets, improved car parking, office accommodation and a community hub with a library. The available case-study material explains the design intent and named products, but does not publish a project cost, door or window count, measured performance result or completion date.

What was the Gloucestershire project?
The project is the refurbishment of Five Valleys Shopping Centre in Stroud. It is presented in Crittall’s official case study as “Crittall’s Window Display,” while Architects’ Datafile reported on it on 29 September 2023. The phrase is a project title: it does not describe a temporary retail display or an exhibition of windows.
Dransfield Properties is named in the case material as the architect and contractor that opted for the transformation. Dixon Dawson Architects is identified as the practice that selected Crittall’s Corporate W20 steel profiles. The sources do not set out a more detailed split of procurement, fabrication or installation responsibilities, so those roles should not be inferred.

The manufacturer’s official case study is the primary account. A longer reproduction appears in the November/December 2023 issue of Architects’ Datafile in the External Envelope PDF; an adjacent timber-window advertisement in that PDF is unrelated to the Five Valleys work.
Why were Corporate W20 profiles chosen?
The stated reason was visual consistency. The centre needed shopfronts and signage to feel more ordered and modern after the remodelling, and Dixon Dawson Architects selected Corporate W20 profiles to support that objective. The case does not claim that the profiles were chosen after a published thermal, acoustic, structural or cost comparison, and no competing systems are identified.
Guy Dixon Dawson explains the design decision in the case study: “The client wanted a particular style of glazing. I was familiar with Crittall and saw it as the best solution,”. That statement links the specification to the client’s desired glazing style and the architect’s prior familiarity with the manufacturer. It should not be read as a quantified performance claim.
A coordinated shopfront language
In a shopping centre, individual frontages can easily become visually unrelated as tenants change. The case describes the W20 profiles as a way to make the shopfront appearance more consistent. Here, “consistent” refers to the coordinated look of the outlets and signage; the sources do not provide a drawing package, elevation schedule or dimensional standard showing how every frontage was controlled.
Steel profiles and doors were specified together
The window specification was accompanied by cold form doors in two operating formats: hinged doors and automatic sliding doors. The published material does not assign one type to a particular entrance or tenant, nor does it state the door sizes, operators, access-control equipment or accessibility performance. Those details would need to come from the project’s construction and door schedules rather than this case report.
How did the window work fit the wider mall transformation?
Five Valleys was not treated as an isolated window-replacement exercise. The programme covered the centre as a whole, including new retail outlets, upgraded car parking, offices and a community hub with a library. The shopfront and entrance treatment therefore formed part of a broader effort to make the building easier to use and more coherent for different types of occupant.

Guy Dixon Dawson described the starting point and the scale of the change this way: “The whole mall was remodelled; frankly it was a bit of a mess beforehand. Now, everything, ceiling to floor, has been upgraded.” The quotation is reproduced by both Crittall and Architects’ Datafile. It is an attributed project comment, not an independently measured assessment of the finished building.
Retail outlets
New retail outlets are one of the named components of the transformation. The sources do not list the businesses, floor areas or opening dates, so the window case cannot be used to establish the centre’s present tenant mix. What it does show is that the frontage treatment was planned alongside retail changes rather than after the rest of the mall had been completed.
Parking and offices
Enhanced car parking and office space were also included. No parking-space count, circulation plan, office specification or access strategy is published in the cited accounts. These elements matter when assessing a commercial refurbishment because entrance locations and pedestrian routes can affect where hinged or automatic sliding doors are appropriate, but the Five Valleys sources do not disclose those design calculations.
Community hub and library
The addition of a community hub with a library broadens the project beyond a conventional retail upgrade. It places a public-facing use within the same remodelling programme, alongside shops and offices. The case does not provide the library’s area, operating model or internal fit-out details; only its inclusion in the overall transformation is established.
Which products were used at Five Valleys?
Corporate W20 steel profiles
Crittall Corporate W20 is the named steel profile system selected for the shopfront treatment. The case material identifies the product family but does not state profile dimensions, glass make-up, finishes, fire ratings, U-values, acoustic ratings or maintenance intervals. Those values should not be supplied from a generic product description and assumed to represent this installation.
Cold form doors
The doors are described as cold form doors and are reported in two configurations:

- Hinged doors: manually operated leaves that swing on hinges, with no project-specific hardware schedule published.
- Automatic sliding doors: powered sliding entrances, with no operator model, sensor arrangement or commissioning data stated.
The case does not say how many doors of either type were installed or where each configuration was used. A comparable project would need an entrance-by-entrance schedule covering clear opening widths, traffic levels, escape requirements, accessibility, weather protection and servicing responsibilities before a door type could be selected.
What does the case tell a commercial refurbishment team?
Although the published account is not a technical specification, it offers a useful sequence for planning a similar project. The following points are practical implications of the named decisions, not additional facts about Five Valleys.

1. Set the visual brief before choosing a system
The architect’s account starts with the client’s desired glazing style. A project team should record that brief in measurable design information: the intended sightline character, how shopfronts should align with signage, acceptable variation between tenants and the appearance of entrances at different scales. A clear brief gives the façade consultant and manufacturer something specific to coordinate.
2. Treat shopfronts as part of the whole-building programme
Five Valleys combined frontage work with parking, offices and a community facility. On another refurbishment, early coordination should cover structural openings, finished floor levels, thresholds, fire strategy, security, signage zones and the routes used by shoppers and community users. Leaving these interfaces until after the profile order can create rework even when the window system itself is suitable.
3. Schedule door operation by entrance function
Hinged and automatic sliding doors serve different operational conditions. Before procurement, identify which entrances face the highest pedestrian flow, which need hands-free access, where a swing leaf could obstruct circulation and how each opening will be maintained. The Five Valleys report confirms both types were used, but it does not publish the allocation; a new project must make that allocation explicit in its own drawings and schedules.
4. Keep product claims tied to verified project information
For tendering and handover, request the exact glass specification, finish, hardware, safety markings, door controls and test documentation. The public case does not provide those values, so they cannot be reconstructed from the project title or from the fact that W20 profiles were selected.

5. Define responsibilities in writing
The case names Dransfield Properties as architect and contractor and Dixon Dawson Architects as the practice selecting the profiles, but it does not explain the detailed contract structure. A comparable scheme should identify who owns design coordination, surveys, manufacture, installation, automation, testing, approvals and defects liability. That division should appear in the appointment documents and programme, not be inferred from a case-study description.

A useful case study also has boundaries. The available accounts do not establish:
- the construction cost, funding arrangement or value of the window and door package;
- the number of W20 window units, shopfront bays or cold form doors;
- glass make-up, thermal or acoustic performance, air permeability, weather tightness or fire performance;
- the completion date or construction duration;
- which entrances received hinged doors and which received automatic sliding doors;
- the present condition, opening status or tenant mix of the centre; or
- the precise procurement and installation responsibilities of the named parties.
Architects’ Datafile’s report is dated 29 September 2023, but that publication date is not a completion date for the building. It is also not evidence of the centre’s current operating condition.
How to use this precedent when planning a similar scheme
- Survey the existing centre. Record opening sizes, levels, movement joints, structural constraints, drainage, service routes and the condition of surrounding masonry or cladding.
- Write the façade and signage brief. Define the desired glazing character and how individual tenant frontages will remain coordinated.
- Map entrance functions. Mark public, staff, delivery, escape and community entrances, then test hinged and automatic sliding arrangements against circulation and access requirements.
- Coordinate the wider works. Align shopfront dates with parking changes, office fit-out, community-hub works, tenant handovers and signage installation.
- Obtain a project-specific specification. Confirm profiles, glass, finishes, hardware, thresholds, automation, safety provisions and test certificates rather than relying on a generic product name.
- Agree responsibilities and handover information. Set out design ownership, installation interfaces, commissioning, maintenance training and records before placing orders.
Crittall’s case page provides a route for project enquiries through the manufacturer. Its contact details and availability should be checked directly at the time of a new enquiry; the published material does not establish any referral or affiliate arrangement.

The significance of the Gloucestershire project is the way a recognisable shopfront language was used within a comprehensive mall remodelling. Corporate W20 profiles supplied the named glazing approach, while hinged and automatic sliding cold form doors addressed different entrance formats. The project description supports that design narrative, but it does not support claims about cost, measured energy performance, quantities or the centre’s condition today.
For construction professionals, the strongest lesson is therefore process-led: establish the client’s visual intent, coordinate the frontage with every other part of the building programme, and document the technical and contractual details that a short case study cannot show.
