Dorte Mandrup Architects’ 74,000-square-metre Kalvebod Brygge masterplan in Copenhagen is conceived as a mixed-use piece of city rather than a freestanding furniture store. The scheme combines an urban IKEA, hotel and commercial space, student housing, public landscape and two residential towers by BIG, known as Cacti. The 74,000-square-metre figure refers to the whole masterplan site; a 2021 project account put the IKEA store and warehouse at approximately 37,000 square metres.
Its central idea is straightforward but ambitious: bring a major retailer into the city centre, put homes and hospitality around it, and use planted public routes and a rooftop park to make the development part of everyday Copenhagen. The project was reported as a plan, with a 2023 opening target in 2021 coverage. Current operation, rooftop access rules and any bicycle-loan service should therefore be confirmed through up-to-date official information before a visit.

What the 74,000-square-metre figure actually covers
The headline number describes the development area, not the IKEA sales floor alone. The clearest later breakdown totals approximately 74,000 square metres:
Recommended Free Tools
| Use | Reported area or scale | What the figure means |
|---|---|---|
| IKEA store and warehouse | Approximately 37,000 square metres | The retail and back-of-house component reported in 2021 coverage |
| Hotel and commercial uses | About 21,000 square metres combined | A combined figure; the sources do not separate the hotel from other commercial floor area |
| Student housing | 16,000 square metres | Residential accommodation associated with the Cacti towers |
| Entire masterplan | 74,000 square metres | The overall site and program, including buildings and connected landscape |
The arithmetic is useful because it prevents a common misunderstanding: 37,000 square metres is roughly half of the masterplan, while the remaining area accommodates hospitality, commercial activity, student rooms and the spaces that connect them. A 2017 project description also reported 1,250 hotel rooms across two volumes. That was a design-stage program, not a verified current room count.

At the urban scale, this is a strategy for inserting a destination retailer into central Copenhagen without treating the surrounding land as leftover parking. Walking routes and green space were intended to run between the buildings, giving residents, hotel guests, shoppers and passers-by reasons to move through the site even when they are not buying furniture.
Who designed the project
Dorte Mandrup Architects: the masterplan, IKEA and hotel
Dorte Mandrup Architects led the overall Kalvebod Brygge plan and designed the IKEA building and hotel elements identified in the project reporting. The practice’s role is therefore broader than designing a single object: it established the relationships between retail, housing, hospitality, tracks, canal-side infrastructure and public landscape.
That coordination matters in a dense city. A conventional out-of-town IKEA can separate customer traffic, delivery logistics and public space across a large site. Here, the store has to share an urban setting with homes and hotel rooms, meet pedestrian and bicycle routes, and contribute an edge to public space. The masterplan approach makes those interfaces part of the architecture rather than a later landscaping exercise.
BIG: the two Cacti student-housing towers
BIG was responsible for the two towers named Cacti. Early design reports described approximately 500 youth rooms, averaging 30 square metres, in towers of about 60 and 80 metres. Those dimensions and room counts come from 2017 reporting and should be read as early design specifications, not independently verified as-built data.
The Cacti name refers to the towers’ spiky silhouette. Reports described stacked, rotated hexagonal cores with projecting balconies or terraces. Rotating each level produces the irregular profile and gives many rooms outdoor space, while the repeated floor plates create a recognizable pair of vertical markers for the wider development. The towers’ compact footprint also leaves more room at ground level for paths, planting and shared urban space than a spread-out block of equivalent accommodation would.
How the urban IKEA is meant to work
A store designed as a city building
The IKEA component was presented as a prototype for a city-centre store. Instead of relying on a large surface car park, the design places retail and warehouse functions in a compact urban volume and makes its roof and edges visible parts of the public realm. This approach addresses a practical problem: a furniture store needs substantial floor area and delivery capacity, but a central site cannot afford to behave like a suburban retail shed.

- Ergonomically Designed: Work in tight areas with a compact design that gets into tough spots
- Both tools are designed to fit into difficult to reach spaces
- Complete a wide range of applications with a high-performance motor that delivers up to 300 UWO, and an impact driver delivering up to 1,400 in-lbs of torque
- Both the DEWALT impact driver and drill driver feature integrated LED work lights with a convenient 20-second delay, ensuring enhanced visibility in dimly lit or challenging work areas
- One-Handed Loading - Keep one hand free with a 1/4 in. hex chuck that accepts 1 in. bit tips
The reported store-and-warehouse area of approximately 37,000 square metres is large enough to support a full retail operation, yet the masterplan wraps that volume in routes, landscape and other uses. The result is less a single-purpose box than an infrastructural building that must handle shopping, deliveries, pedestrians, bicycles and connections across the site.

The folded white facade
Landscape Architecture Aotearoa described a distinctive folded white facade. Its waves and folds are not only graphic decoration: the geometry creates shaded seating at street level. That gives people a place to pause along the building edge and softens the transition between a large commercial frontage and the public route beside it.
In a conventional retail development, the facade often turns inward toward a parking field. Here, seating and planting are intended to make the frontage usable even for someone who is not entering the store. The architectural language also helps the long building read as a civic-scale wall with varied depth instead of a blank rectangle.
The rooftop green lounge and railway-bridging plaza
The roof was described as a tree-lined green lounge, with a plaza that bridges nearby railway tracks. Native trees, grasses and shrubs were part of the landscape proposal, along with bug hotels that provide habitat for insects. These elements extend the public-space network vertically: the roof is treated as a destination and ecological surface, not merely as a technical cap for the store.
Dorte Mandrup explained the intention in a statement quoted by Global Design News in 2021: “With the new rooftop park, we want to give back a green lounge to the local community and create both intimate resting places and opportunities for spontaneous meetings.” The phrase “give back” captures the project’s public-realm argument. A large private building occupies valuable land, so its roof and edges are asked to return usable landscape and social space to the neighbourhood.
Whether the rooftop is freely accessible, at what hours, and under what conditions remains a present-day operational question. The design descriptions establish the intended landscape, not a permanent guarantee of public access.

Cacti: housing stacked above a mixed-use district
The two Cacti towers add a residential population to a program otherwise dominated by shopping and hospitality. Early reports identified the accommodation as youth or student housing, with roughly 500 rooms averaging 30 square metres. At that average, the rooms are compact private units; the quality of daily life depends heavily on shared circulation, communal facilities, terraces and the public spaces at ground level.
The reported heights of approximately 60 and 80 metres give the pair a deliberately uneven skyline. Their rotated, hexagonal geometry creates balconies and terraces that project in different directions, helping avoid the flat slab appearance common to repetitive student housing. It also makes the towers legible from approaches along the waterfront and railway infrastructure.
Because these are early design figures, they should not be used as a substitute for current planning documents when assessing completed floor area, room numbers, accessibility or fire-safety arrangements. The reliable point is the role: BIG’s towers were intended to supply dense student accommodation as one component of a larger civic and commercial composition.
A car-free shopping concept built around bicycles
The project’s mobility story is explicitly bicycle-oriented. A 2016 Copenhagen Post report said IKEA expected customers to borrow cargo bikes or bike trailers to carry purchases, describing the store as a prototype for shoppers without cars. Later coverage likewise referred to bicycle accessibility and the possibility of borrowing a trailer or carrier bikes.
These reports support an intended service concept, not proof that a borrowing station operates today. Availability, booking rules, deposits, load limits and opening hours would need confirmation from the current operator. The practical principle is still important: a city-centre furniture store has to solve the “how do I get a bulky purchase home?” problem without assuming every customer arrives by car.
Dedicated bicycle access also changes the design brief. Routes must be direct enough for ordinary bikes, while cargo bikes and trailers require wider turning areas, safe gradients and places to load without blocking pedestrians. The store’s relationship to Copenhagen’s cycling network is therefore part of the building’s performance, not an afterthought added to a transport plan.

Landscape and environmental systems
Canal-water cooling and solar generation
Landscape Architecture Aotearoa reported that the store would use local canal water partly for cooling and include 1,450 square metres of solar panels. Canal-water cooling can reduce reliance on conventional mechanical cooling when the site’s water systems, filtration and heat-exchange equipment are designed for that purpose. Solar panels provide on-site generation, although their eventual output depends on orientation, shading, equipment and operation.

Planting as infrastructure
The proposed trees, grasses, shrubs and bug hotels perform several jobs at once. Planting gives shade and visual relief around a very large building, creates habitat, and helps the rooftop and ground-level routes feel like connected landscape rather than isolated decorative pockets. Native species were specifically described in the landscape account, which links the planting palette to local ecological conditions rather than a generic green-roof image.
Green space also helps the masterplan manage movement. Paths between the buildings can serve as shortcuts, meeting places and orientation devices. The railway-bridging plaza turns an infrastructure barrier into a crossing and public room, while the rooftop park offers another level of connection above the store.
How the pieces fit on one dense site
The program can be understood as a sequence of complementary pressures. The IKEA needs floor area, loading and customer circulation. Student housing needs privacy, daylight, secure access and shared amenities. A hotel needs a clear entrance and service logistics. Public landscape needs continuity and safe, inviting routes. The masterplan’s value lies in resolving those demands together.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitches- Retail: approximately 37,000 square metres for the store and warehouse, with a facade and roof designed to face the city.
- Housing: two BIG towers providing the reported student or youth accommodation, rather than leaving the site empty after retail hours.
- Hospitality and commerce: about 21,000 square metres combined in the later breakdown, plus the earlier reported hotel program.
- Public realm: planted ground routes, a railway-bridging plaza and a proposed rooftop park.
- Mobility: bicycle access and a reported cargo-bike or trailer borrowing concept intended to reduce dependence on private cars.
These uses reinforce one another when the connections work. Residents and hotel guests supply activity beyond shopping hours; shoppers create footfall for the public routes; and the landscape gives the commercial building a civic address. If entrances, loading areas or access controls are poorly coordinated, the same mix could produce conflicts. The design ambition is therefore not simply “more uses,” but usable transitions between them.

What is known about timing and what remains uncertain
Contemporary 2017 coverage and later 2021 articles described a planned project, and the 2021 accounts gave 2023 as the scheduled or expected IKEA opening. That date is historical context, not confirmation that the store, towers or rooftop park opened as described.
The available project descriptions do not establish the current operating status, final dimensions, final room count, public-access policy for the rooftop landscape, or whether bicycle borrowing is available. Those details can change between planning, construction and operation. Anyone planning a visit, evaluating the development for a project briefing or citing it as a completed precedent should check a current official project or IKEA source first.
Why the Kalvebod Brygge model matters to construction and urban design
For construction professionals, the project is a useful case of program stacking. A 74,000-square-metre site has to support retail logistics normally associated with a peripheral location while also carrying residential towers, hotel operations and public landscape. Structural grids, fire compartments, acoustic separation, servicing routes and maintenance access must be coordinated across uses with very different schedules and risk profiles.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →For urban designers, the key test is whether the public benefits are genuinely usable. A rooftop park is meaningful only if people can reach it; a bicycle concept is meaningful only if routes and loading arrangements are practical; and green connections matter only when they remain continuous and welcoming. The project’s stated ambitions provide clear evaluation criteria even where final operational evidence is not yet established.
Kalvebod Brygge therefore stands out not because it places an IKEA near housing, but because it asks a large retailer to participate in the public life of Copenhagen. The store, hotel, student towers and landscape are planned as one urban system, with the 74,000-square-metre figure describing the whole composition rather than any single building.
