The former Bradford Odeon’s reported solution was a Type C drained cavity system: internal wall and floor membranes channel water to perimeter drains, pumped sumps and maintainable discharge points. The approach was presented as sympathetic because it worked from inside the basement, provided inspection access and sought to limit intervention in the existing fabric. That rationale comes from the project’s supplier and trade accounts, not from independent long-term monitoring or a finding that the system suits every historic building.
What the Bradford Live case study actually covers
The exact title refers to the basement conversion of the former Bradford Odeon cinema, now the Bradford Live music and events venue. The cinema was built in 1930 and had stood derelict for 23 years before redevelopment. Delta’s case-study material says Timberwise (UK) Ltd was brought in after a dry-rot outbreak and asked to help devise waterproofing for a large underground basement. The proposed space was to contain bars, toilets, seating and other venue facilities, with the project brief calling for a Grade 3 internal environment.

Those are project descriptions published by Delta Membranes Ltd and the NBS Source case study, displayed 8 December 2025. They are not a general specification for a listed or traditionally built basement. The available accounts do not establish whether the former Odeon has formal listed-building status, what planning conditions applied, or what warranty terms were issued.
How the reported Type C system works
A Type C system does not claim to keep every drop of groundwater out of the structure. It accepts that water may reach the building and creates a controlled cavity and drainage route behind an internal finish. Water is collected, directed to a suitable discharge point and removed, commonly through a sump and pump arrangement. The reliability of the whole drainage, power, alarm and maintenance chain is therefore part of the waterproofing design.

Membranes used in the reported design
The detailed trade account identifies Delta PT on the internal walls and Delta MS20 on the basement floors. The membranes form the cavity surface and are installed so that water can reach the perimeter drainage channels rather than entering occupied areas. These product and installation details are reported by the trade account; they are not independently verified instructions for another building.
Drainage, pumping and access
Perimeter channels were described around the basement, with mechanical pumping stations carrying collected water away. Inspection ports were provided where the drainage changed direction, allowing a maintenance team to reach otherwise concealed sections. The pumping stations were reported to include high-level alarms and battery backup. Those features address foreseeable failure modes: a blocked or damaged drain, a rising water level, or loss of mains electricity.
In a Type C basement, these are not optional accessories. A membrane without a clear discharge route can leave water trapped in the cavity; a pump without an alarm can fail unnoticed; and a system without access points can turn a minor obstruction into invasive repair work. Pump capacity, duty-and-standby arrangements, discharge permission, alarm testing and planned cleaning all need to be established in the project design and handover documents.

The trade account says Koster Polysil TG 500 was applied to existing walls and to a new concrete slab to reduce free-lime leaching. The stated concern was that deposits could obstruct drainage channels. The account also reports attention to wall-to-floor junctions and project testing. These measures describe the Bradford installation as reported; they do not prove service life or performance under every groundwater condition.

Why the project was described as “sympathetic”
The sympathetic rationale is about how the intervention was arranged, not a guarantee that historic fabric is unaffected. The case-study and trade materials present an internal, drained arrangement that avoids excavating around the outside of the former cinema, leaves inspection access to drainage components and allows the system to be serviced from the basement side. Supplier and trade language also refers to reversibility and limited physical intervention.
That distinction matters in an old structure. Working internally can be advantageous where external excavation would threaten façades, adjoining properties, roads, foundations or archaeological material. A cavity membrane can also separate a new internal finish from damp masonry instead of relying on a coating bonded to every irregular surface. However, an internal system changes the moisture and ventilation conditions at the wall, takes up floor or wall space, and depends on pumps and maintenance. “Sympathetic” should therefore be read as the project’s design intention and stated rationale, not as an independently demonstrated conservation outcome.
What conservation guidance says about moisture in traditional buildings
Historic England’s moisture guidance starts with diagnosis. Traditional buildings often manage moisture through the way their materials absorb, release and evaporate water. Damp can result from defective rainwater goods, leaking services, occupant activity, high ground levels, groundwater or several causes at once. Treating a visible stain without identifying its source can move water into another part of the building or slow drying.

For that reason, a heritage moisture survey should map the construction, investigate salts and ventilation, check services and drainage, and distinguish groundwater from condensation or plumbing leaks. The survey should be completed before a waterproofing treatment is selected. A basement intended for public occupancy has additional requirements for fire safety, ventilation, accessibility, drainage and building-regulation compliance.

Tanking, coatings and drained cavities are not interchangeable
Historic England discusses both tanking and drained cavity systems for basement work, but the systems manage moisture differently. Tanking or another applied barrier attempts to stop water crossing a surface. A drained cavity provides a route for water that reaches the structure and relies on collection and discharge. Neither description, by itself, determines which method is safe for a particular wall.
In flood guidance, Historic England warns that coatings or tanking on traditionally constructed buildings can trap moisture and slow drying. That warning is made in the context of flood resilience and traditionally constructed fabric; it should not be recast as a blanket ruling on every basement project. It does, however, reinforce the need to understand how an impermeable layer or internal membrane will alter moisture movement through adjacent materials. The Bradford Live case does not establish that one branded system is appropriate for all historic structures.
How the current below-ground standard fits the decision
BSI identifies BS 8102:2022 as the current code of practice for protecting below-ground structures against water ingress. It was published on 31 March 2022 and covers applied waterproofing barriers, structurally integral watertight construction and drained cavity construction, together with groundwater evaluation and risk assessment. Older pages that cite BS 8102:2009 should not be treated as referring to the current edition.
Recommended Free Tools
The standard provides a framework for assessing risk and selecting a strategy; it does not turn a case-study layout into a universal detail. A designer still has to examine the site’s groundwater, structural condition, proposed occupancy, discharge arrangements, maintainability and relevant approvals. For a public venue, the required internal environment and consequences of a pump failure may justify redundancy and monitoring beyond a minimally dry storage basement.

Comparing the main waterproofing strategies
The following comparison uses the decision axes highlighted by BS 8102 and conservation guidance. It describes how each strategy manages water in principle; it does not rank them or claim that the Bradford approach is best in every case.
| Strategy | How water is managed | Typical intervention question | Historic-fabric and maintenance issues |
|---|---|---|---|
| Type A applied barrier (often called tanking) | Attempts to block water at the treated surface. | Can the existing substrate accept a continuous, well-bonded barrier, and can defects be repaired without hidden leaks? | An impermeable layer may displace moisture into adjacent materials; diagnosis and detailing at joints are critical. |
| Type B structurally integral construction | Relies on the structure itself being designed and built to resist water penetration. | Is new or substantially reconstructed concrete available, with controlled joints and cracking risk? | Less dependent on pumps after completion, but defects in integral construction can be difficult to locate and repair. |
| Type C drained cavity | Allows water into a managed cavity, then channels it to drains, sumps and pumps. | Is there room for the cavity, a dependable discharge point, electrical resilience and permanent access? | Inspection, cleaning, alarm testing and pump replacement are continuing obligations; water is managed rather than eliminated. |
Site groundwater, structural movement, wall materials, available headroom, intended use and the ability to maintain equipment should determine the choice. Evidence supplied for Bradford Live does not establish comparative performance against the other strategies.

A project team considering a similar conversion should turn the concept into a documented risk-management plan:
- Survey the building and moisture sources. Record wall and floor construction, cracks, salts, previous repairs, services, ventilation and external ground or drainage conditions. Confirm whether the damp is groundwater, a plumbing defect, condensation or a combination.
- Define the required environment. State the proposed rooms, finishes, storage needs, occupancy, ventilation and the Grade of environment required. A bar and public toilet block have different consequences from an unoccupied cellar.
- Assess groundwater and structural risk. Establish seasonal water levels, hydrostatic pressure, flood pathways, structural movement and any risk to adjoining foundations. Feed the findings into a BS 8102:2022-compliant design process.
- Detail junctions and penetrations. Wall-to-floor junctions, construction joints, columns, service penetrations, door thresholds and changes in drainage direction need explicit details. Do not assume a membrane sheet alone resolves these locations.
- Provide a maintainable drainage route. Size channels and pumps for the assessed inflow, identify discharge points, install inspection access and document cleaning points. Where pumps are essential, specify alarms, backup power and a response procedure.
- Control deposits and construction contamination. The Bradford trade account’s reference to free-lime leaching illustrates why slab and wall preparation, channel protection and commissioning checks matter. The appropriate treatment must be selected for the actual substrates and system.
- Test and hand over the system. Keep records of water testing, pump operation, alarm activation, battery condition, access-port locations and as-built drainage routes. Give the operator a schedule for inspections, cleaning and planned pump replacement.
- Monitor after occupation. Log alarm events, humidity, visible damp, odours, salt movement and pump run times. Monitoring can reveal a blocked channel or changing groundwater before finishes or contents are damaged.
Failure modes that a “sympathetic” design must address
Blocked or inaccessible drainage
Fine sediment, construction debris or mineral deposits can reduce channel capacity. Inspection ports at direction changes, as reported at Bradford Live, are useful only if they remain reachable and are included in a cleaning plan. Concealed drainage with no access is a maintenance risk.

Pump or power failure
A high-level alarm should alert an operator before water reaches occupied areas, while battery backup can maintain warning or pumping functions during a mains interruption. The design still needs a tested response: who receives the alarm, how quickly they attend and where emergency water is directed.
Moisture displaced into adjoining fabric
An internal membrane may keep the room finish dry while changing moisture conditions in the original wall. Watch for salt crystallisation, frost risk in exposed areas, timber decay, mould or deterioration of finishes outside the treated zone. These observations require investigation rather than an automatic addition of more coating.
Unclear responsibility after handover
Public venues change operators and maintenance contractors. The owner should retain as-built drawings, pump specifications, alarm settings, warranties, inspection intervals and records of every intervention. A system that works at opening can become unreliable if servicing is omitted.

The published accounts show a design and construction method: a large basement, a stated Grade 3 brief, internal wall and floor membranes, perimeter drainage, pumped stations, alarms, battery backup, treatment intended to reduce free-lime deposits, junction detailing and project testing. They do not provide independent, quantified post-occupancy monitoring, a service-life result for the installation or a controlled comparison with tanking, integral construction or another drained system.
They also do not establish planning conditions, warranty coverage, product availability through a particular retailer or the suitability of the named components for another building. Delta PT, Delta MS20 and the other products are components reported for this project, not standalone recommendations. A specialist should design any new system after inspecting the building and confirming the complete drainage and maintenance strategy.
Practical conclusion for owners of historic basements
Bradford Live demonstrates one way a redevelopment team reported managing groundwater in an existing cinema: keep the intervention internal, create a drained cavity, provide access to channels and pumps, and design for alarms and backup power. Its conservation logic lies in the arrangement and maintainability of the intervention, not in proof that the historic fabric is untouched or that Type C is universally superior.
For another historic basement, begin with moisture diagnosis and the building’s material behaviour. Then use BS 8102:2022, structural and conservation advice, proposed occupancy and long-term maintenance capacity to select and detail the system. The most sympathetic solution is the one that controls water without creating a new, unmanageable moisture or maintenance problem.
