At 525 Sixth Avenue, where 14th Street meets Manhattan’s West Village, BKSK Architects turns familiar neighborhood masonry cues into a new residential building rather than reproducing a historic facade. The Village West uses a gently curving street wall, bundled and tiered volumes, red brick, and glazed terra-cotta to make depth, shadow, and changing texture do the visual work.

The result is a contemporary interpretation of the area’s architectural language. Recessed and projecting brickwork, terra-cotta bands and piers, rounded windows, terraces, and courtyards give the 14-story project a layered profile that changes as people move along Sixth Avenue.

What The Village West is, and where BKSK places it

BKSK Architects designed The Village West for Izaki Group Investments at 525 Sixth Avenue, on the corner of 14th Street in Manhattan’s West Village. BKSK lists the project as completed in 2026. The developer’s building page describes a 14-story condominium containing 68 residences, with a multi-tiered facade, curved bay windows, terraces, courtyards, red brick, terra-cotta accents, and sections of green brick.

Those facts establish the project’s scale, but not its architectural character on their own. BKSK’s description concentrates on how the building is assembled: bundled towers are organized in vertical strata, and the facade follows the avenue in a gentle curve. The design is meant to recall the substantial masonry buildings found in the neighborhood while remaining unmistakably new.

The developer calls the overall profile “wedding cake” in form. That is the developer’s description, not a formal architectural classification. It points to the way the upper levels step back into terraces and courtyards instead of ending in a single flat roofline.

How the design translates Greenwich Village masonry

Bundled towers instead of one monolithic block

BKSK organizes the building as a bundle of tower-like pieces placed in vertical strata. This breaks a large residential program into readable masses. From the street, the eye can follow changes in projection, material, and height rather than encountering an uninterrupted wall.

The strategy also lets the building acknowledge the varied scale of the West Village without pretending to be an old tenement or warehouse. The massing is contemporary, but its stepped composition, masonry emphasis, and rooftop pattern relate to forms familiar in the district.

A facade that follows Sixth Avenue

The street facade curves gently along the avenue. That geometry gives the corner a continuous presence and helps the building address both Sixth Avenue and 14th Street. Curved bay windows reinforce the movement, while the changing angle lets daylight strike brick and terra-cotta differently from one bay to the next.

A curve alone could read as a smooth glass gesture. BKSK instead uses masonry joints, projecting piers, recessed fields, and horizontal bands to keep the surface visually substantial. The curvature is therefore experienced through shadow lines and changing relief, not only through the outline of the building.

Terraces and courtyards as an upper-level pattern

The developer says terraces and courtyards echo older rooftop patterns in the neighborhood. On The Village West, these setbacks are part of the massing logic: upper volumes withdraw as the building rises, producing outdoor spaces and a more articulated silhouette. They also expose different faces of the bundled forms, so the building can be read as several related pieces rather than a single slab.

Why red brick and glazed terra-cotta carry the concept

Red brick establishes the primary field

Red brick is the dominant visual material identified by BKSK. Its color connects the project to the masonry palette associated with the West Village, while the coursing and jointing provide a fine-grained scale across a large facade. Green-brick sections, noted by the developer, add controlled variation instead of turning the elevation into one uniform red plane.

Brick is also used as a three-dimensional material. Piers project, wall fields recess, and the depth changes as the facade rises. The pattern is not a decorative skin applied over a flat structure; it is the means by which the building establishes its vertical strata and makes the curve legible.

Iron-spot glazed terra-cotta supplies precision and contrast

BKSK identifies iron-spot glazed terra-cotta as a key companion to the brick. The glaze can hold a tighter edge and a different reflectivity from the rougher brick surface, allowing bands, piers, headers, and cornice elements to register as distinct parts of the composition.

Terra-cotta appears where the facade needs emphasis or a durable transition. At the base, it forms the storefront system with fluted piers and spandrels. Higher up, bands mark separations between units, and a terra-cotta cornice condenses details that appear elsewhere on the building. The material is therefore both ornamental and organizational: it highlights entries, floor divisions, and the termination of the facade.

Facade layers at a glance

Facade zone Documented elements Visual role
Base Glazed terra-cotta storefront system, fluted piers, and spandrels Creates a durable, finely detailed street-level zone and a clear transition from sidewalk to residential floors.
Middle Red-brick piers and wall fields with varied recession and projection; terra-cotta bands between floors Builds vertical rhythm, marks unit separations, and produces changing light and shadow.
Top Stepped upper massing, terraces and courtyards, and a terra-cotta cornice Breaks down the skyline profile and gathers the facade’s repeated details into a defined edge.

How the facade creates depth, shadow, and movement

BKSK’s project account treats depth as a primary design objective. Recessed and projected brickwork, combined with terra-cotta bands and piers, creates a sequence of ledges and reveals. As the sun moves, those surfaces produce cast shadows that make the facade read as substantial rather than as a thin cladding layer.

David Kubik, a BKSK partner, explained the intention in The Architect’s Newspaper: “A lot of what we love about historic building facades is their depth and cast shadow. That’s what makes a facade feel substantial. Getting this depth to read was the most important thing to accomplish.” The comment describes a perceptual goal, but it also explains why the design relies on actual projection and recession instead of only color changes.

Rounded windows and custom headers

The Architect’s Newspaper reported custom headers above the rounded windows. These pieces allow the window openings to retain their curved character while tying them into the brickwork around them. The same report noted a full eight-inch brick return into the facade at the rounded windows. That return gives the opening a visible thickness when viewed obliquely from the sidewalk or from an adjacent bay.

The eight-inch dimension is a project-specific construction detail reported on May 8, 2026; it is not a general standard for brick window surrounds. Its importance at The Village West is that the masonry continues around the opening instead of stopping at a thin edge.

Airspace and the problem of a rippling wall

The facade’s undulations created a coordination challenge. According to The Architect’s Newspaper, the design team committed to a two-inch airspace behind the brick so the masonry could accommodate the building’s curves and changes in plane. Precise brick dimensions and mortar spacing mattered because horizontal terra-cotta bands had to align between floors.

Joe Vivino, BKSK associate and project architect, described the construction issue this way: “The coordination of many masonry types became complex during construction. There were certain set points we could not deviate from.” In practical terms, the set points controlled where brick courses, terra-cotta bands, window surrounds, and structural or enclosure interfaces had to meet. A small deviation in one area could have become a visible misalignment several floors above.

Why the details are most legible at street level

At the base, the glazed terra-cotta storefront system brings the facade’s relief close to pedestrians. Fluted piers and spandrels can be read at eye level, while the brick above establishes a heavier field. Kubik described this tactile scale in The Architect’s Newspaper: “At that level, you can also experience the material more personally—you can go up and touch it.”

That distinction matters to the building’s composition. The lower stories are not merely a plinth supporting a tower; they are where the difference between glazed terra-cotta and brick is easiest to see. Higher up, the same materials register as bands, shadow lines, and color fields across the curved elevation.

Reading The Village West from the sidewalk

  1. Start at the corner. The gently curving facade follows Sixth Avenue into the 14th Street intersection, so the building is designed to be read obliquely as well as head-on.
  2. Look for the base-to-middle change. The glazed terra-cotta storefront, fluted piers, and spandrels form a more finely articulated zone than the brick fields above.
  3. Trace the vertical piers. Projecting brick elements and recessed fields guide the eye upward through the bundled massing.
  4. Find the horizontal bands. Terra-cotta bands mark separations between units and provide a repeated datum across the curved facade.
  5. Read the openings as thick masonry. Rounded windows, custom headers, and the reported eight-inch brick return prevent the bays from appearing like flat punched holes.
  6. Follow the setbacks. Terraces and courtyards reveal how the upper volumes step back, producing the project’s layered, “wedding cake” profile described by the developer.

What is and is not established about the residences

The public project descriptions establish the building’s location, form, materials, credited team, residential count, and listed awards. They do not establish current apartment availability, asking prices, interior layouts, or sales status. Those conditions can change independently of the architecture and would require current information from the developer.

Likewise, the documented facade dimensions describe The Village West itself. The eight-inch brick return and two-inch airspace should not be generalized as universal requirements for masonry construction. They are reported responses to this project’s rounded openings, undulating enclosure, and alignment demands.

Why the project matters architecturally

The Village West’s significance lies in how it uses familiar elements without relying on imitation. Red brick supplies the neighborhood association; glazed terra-cotta introduces a more precise, reflective counterpoint; and the bundled, tiered massing transforms those materials into a contemporary silhouette. The gently curving facade makes the corner continuous, while terraces and courtyards keep the upper levels from reading as a single vertical wall.

Most importantly, the design treats masonry as depth rather than surface graphics. Projecting piers, recessed fields, custom headers, substantial window returns, and carefully aligned terra-cotta bands create the cast shadows that BKSK identifies as essential to a convincing facade. The construction coordination reported by The Architect’s Newspaper shows the practical consequence: the visual effect depended on exact brick sizes, mortar spacing, and fixed alignment points, not just on selecting the right colors.
