Yes—this Chicago headquarters case shows that BIM coordination can compress design and construction, expose trade conflicts earlier, and reduce requests for information (RFIs). It is not proof that BIM prevents every field problem: one major electrical-room change still required an RFI and redesign. The practical lesson is disciplined, information-rich coordination tied to a fast-track schedule, not software alone.

The project behind the 10-month claim

Building Design + Construction reported on October 2, 2013, that part of Hillshire Brands’ corporate headquarters moved from the suburbs into a renovated building at 400 South Jefferson Street in Chicago’s West Loop. The company had previously been known as Sara Lee Corp. The four-story, 230,000-square-foot building was constructed in 1944 for Newman-Rudolph Lithographing Co. and was stripped back to its cast-in-place concrete frame before reconstruction.

The renovation added a glass curtain wall, new passenger elevators, major building-system upgrades and indoor parking. The reported project cost was $70 million, and the fast-track work was completed in 10 months. That duration covered the entire project, not just interior construction or engineering documentation.

Scope or phase Reported time available What it covered
Overall renovation 10 months Core-and-shell work and the complete headquarters renovation
Interior build-out Four months Four general-office floors, three test kitchens and a conference-room tower
MEP and fire-protection documentation by Environmental Systems Design (ESD) Four weeks Bid and permit documents for mechanical, electrical, plumbing and fire-protection systems

The compressed handoffs explain why coordination mattered. The core-and-shell team had the full 10 months, while the interior contractor had only four months and ESD had four weeks to finish documentation. A conflict discovered after installation could consume a meaningful portion of the available float.

The BIM workflow, in the order it happened

The sequence was as important as the chosen authoring software. The project team did not begin by asking engineers to model an empty building from incomplete information. It progressively added reliable information and then used that information for calculations and spatial checks.

  1. Model existing and as-built conditions. The base-building contractor first created a model of the building’s existing conditions. Because the structure had been stripped to its concrete frame, documenting what remained was essential for fitting new systems into an old shell.
  2. Add the interior design. Perkins+Will developed the interior design in the model before handing it to ESD. The model therefore included the spaces, ceilings and room uses that would drive engineering decisions.
  3. Build the MEP model. ESD used Autodesk Revit MEP to create an interactive three-dimensional model of the mechanical, electrical, plumbing and fire-protection systems.
  4. Attach room and equipment data. Engineers defined room types and areas, electrical loads and demand factors, and equipment properties. These were not merely graphic objects; they supplied inputs for schedules and system sizing.
  5. Run coordination checks. The team coordinated ductwork with lighting in open ceilings and checked equipment against the dimensions of electrical rooms. Model-based schedules updated when design changes were made.
  6. Issue coordinated construction information. The resulting information supported construction documents and reduced the number of conflicts that otherwise might have emerged in the field.

What the model calculated, not just what it displayed

Ventilation quantities

By defining room types and areas, the model could calculate ventilation requirements and populate air-quantity schedules. A change to a room or its area could therefore flow into the schedule instead of requiring engineers to maintain disconnected manual calculations.

Electrical demand

ESD entered electrical loads and demand factors so panel schedules could calculate connected loads and demand loads. This linked the schedule to the design assumptions and made the effect of changes visible in the model-based documentation.

Spatial coordination

The model was also used to test physical fit. Ductwork was coordinated with lighting in open ceilings, and equipment was checked against electrical-room dimensions. These checks addressed the kinds of vertical-clearance and access conflicts that are difficult to see reliably in separate two-dimensional drawings.

This distinction matters for any BIM implementation. A three-dimensional picture without dependable room, load and equipment data is still vulnerable to coordination errors. The reported benefit came from combining geometry with information that could update schedules and support decisions.

Coordination practices that made the schedule workable

The case study’s recommendations are practical process controls rather than a list of software commands.

  • Coordinate consultants while the architectural model is being developed. Waiting for a “finished” architectural model compresses engineering and trade coordination into the end of the schedule. Early participation lets consultants identify space, clearance and equipment issues while changes are still inexpensive.
  • Set up trade drawing sheets early. Preparing the sheet structure before the last design decisions helps the team move from model coordination to usable bid and permit documents within a short window.
  • Use BIM as a three-dimensional information model, not as 2D CAD with an extra view. The value comes from relationships between spaces, systems, loads, equipment and schedules, not simply from producing a rendered image.
  • Check vertical clearances deliberately. Open ceilings, lighting, ductwork and structure compete for the same limited zone. A plan view can look clear while the section is impossible to build.
  • Enter equipment properties early. Accurate properties allow schedules to populate correctly and give coordination reviews the dimensions and requirements of the actual equipment, rather than generic placeholders.

What the project reported as a result

Building Design + Construction compared the headquarters renovation with an earlier project designed in 2D CAD by the same lead engineers and interiors contractors. The comparison project had similar square footage, included a large commercial kitchen and was designed while its base building was being completed. The article reports that the Hillshire headquarters generated approximately half as many RFIs as that earlier project.

That is a useful project signal, but it is not a controlled industry benchmark. The article gives no underlying RFI counts, statistical method or independent verification. The fair interpretation is that this team experienced fewer coordination questions than on a similar prior job—not that BIM universally cuts RFIs by 50 percent.

ESD also compared selected Revit-model snapshots with post-construction photographs and reported that the examples were nearly identical. This is a visual check of the examples shown, not evidence that every installed condition matched the model or that the model eliminated the need for field verification.

The electrical-room exception: why BIM did not eliminate RFIs

A field change exposed the limit of the process. The large electrical-room layouts changed, and the contractor could not build the space as designed from the base-building model. Switches and equipment ended up in different locations. That discrepancy generated an RFI and required re-coordination.

The recovery was collaborative: the contractor proposed options, ESD redesigned the layout, and the rooms were built within the desired time frame. The incident does not erase the value of the earlier coordination. It shows that BIM can reduce avoidable discrepancies while still requiring a controlled process for changed conditions, constructability decisions and final field confirmation.

How to apply the lesson on another fast-track project

  1. Define the schedule by responsibility. Separate the total project duration from the time available to interiors, engineering and each trade. This reveals where a late model handoff creates the greatest risk.
  2. Establish a model-of-existing-conditions package. Document the retained structure and services before interior and MEP teams begin detailed coordination.
  3. Bring consultants into the architectural development cycle. Review ceiling zones, shafts, equipment rooms and access paths before the architectural model is treated as complete.
  4. Agree on information requirements. Specify the room data, load assumptions, demand factors and equipment properties needed for calculations and schedules.
  5. Coordinate in sections as well as plans. Review vertical clearances wherever structure, ducts, lighting, piping, fire protection and equipment share a constrained zone.
  6. Prepare documentation infrastructure early. Set up trade sheets and the path from model views to bid and permit documents before the final coordination sprint.
  7. Track changes against the model. When a contractor proposes a field change, identify which rooms, equipment, schedules and adjacent trades are affected before approving the revision.
  8. Verify critical installations in the field. Use the model to guide checks, but confirm high-consequence rooms and equipment locations after installation.

How to judge whether BIM actually helped

A credible project review should distinguish measurable outcomes from impressions. Record the total RFIs, their causes and the time required to answer them. Separate design clarifications from true geometric clashes, owner changes and field conditions. Compare only projects with reasonably similar size, complexity, delivery method and scope; otherwise a lower RFI count may reflect a different risk profile rather than a modeling benefit.

Also record when the model was available, which disciplines contributed, whether schedules were generated from model data and how many changes occurred after coordination. A model that arrives after procurement or is missing equipment properties cannot be credited with preventing conflicts that it never had a chance to expose.

The defensible conclusion from this case

The 400 South Jefferson Street renovation demonstrates a qualified success. Modeling existing conditions, adding the interior design, and then coordinating MEP systems with data-rich three-dimensional information helped a team work through an unusually compressed schedule. The article reports fewer coordination problems and approximately half the RFIs compared with a similar 2D CAD project, while also documenting an electrical-room change that still required an RFI and redesign.

For owners, designers and contractors, the takeaway is specific: BIM coordination is most valuable when it starts early, carries dependable information, checks vertical as well as horizontal fit, and remains connected to a disciplined change process. It can make a 10-month delivery strategy more manageable; it cannot substitute for decisions, communication or field verification.
