Its terraces climb around the building in a continuous sequence of planted outdoor spaces, extending the nearby High Line’s greenery toward the skyline. The architect reports a height of 1,031.5 feet and 2.8 million square feet of area.
Why The Spiral has a stepped form
The Spiral’s outline is not simply a sculptural gesture: BIG says the massing follows the site’s zoning envelope. A series of setbacks creates terraces that wrap around the tower, giving office floors access to outdoor space. The result combines the broad, stepped profile of a ziggurat with the slender proportions and floor layouts of a modern high-rise, as BIG describes it.
The design draws on the High Line, the elevated park near the tower. BIG frames the terraces as a green ribbon that continues upward from the linear park. Rather than placing greenery only at ground level, the scheme carries planted spaces around the building’s exterior and links them to office floors.
How the terraces and planting are designed
BIG describes accessible terraces at office floors, as well as double-height amenity spaces on selected levels and options to connect adjacent floors. These features are intended to bring outdoor access and visual connections into the workplace; the project description does not establish how tenants use them in practice.

The landscape strategy varies planting with elevation and exposure. BIG describes ground cover, shrubs and taller bushes lower down, followed by trees and climbing ivy at higher levels. The architect says the planting palette responds to daylight, wind and temperature conditions at different floors and orientations.
BIG reports approximately 13,000 square feet of outdoor space and says a landscape of this size had not previously been installed at or above 300 feet in New York City. Those figures and the comparison are the architect’s claims; the project page does not give a publication year for them. It also describes collecting and redistributing rainwater for irrigation, but provides no operating data establishing water savings.

What the green design claims do—and do not—show
The terraces, planting plan and rainwater system describe design features and intentions, not independently measured environmental or workplace outcomes. BIG’s project page reports LEED Gold, but does not provide a certification date, post-occupancy findings, water-use results or evidence of changes in biodiversity. The architect’s descriptions establish what the building was designed to provide; they do not by themselves show how those features perform over time.
