Hines announced on October 5, 2026, that it acquired Brown Ranch, a roughly 1,476-acre tract in Fort Worth’s extraterritorial jurisdiction, for a proposed master-planned community expected to contain about 3,800 homes at full buildout. The site spans the Tarrant–Parker county area; the plan also calls for commercial development, parks, trails and community amenities. Those features—and the homes themselves—are planned, not completed or currently listed for sale.
Where is Brown Ranch?
The City of Fort Worth’s development agreement identifies the property as approximately 1,476.889 acres in Tarrant and Parker counties, north of Old Weatherford Road and south of White Settlement Road, within Fort Worth’s extraterritorial jurisdiction (ETJ). Hines rounded the acreage to 1,476 acres in its announcement. The “Tarrant County border” description is shorthand: the city record places the tract across the Tarrant–Parker county area.

Hines says the site is in Aledo Independent School District. Its release describes mature trees, rolling terrain and a creek corridor among the property’s natural features, but does not specify how much of the land will remain undeveloped.
What is planned for the property?
Hines describes Brown Ranch as a mixed-use, master-planned community centered on single-family homes, with a range of lot sizes and price points. Its October 2026 announcement outlines the following proposed components:

Separately, the Fort Worth agreement provides for a minimum of 237 acres to be set aside as riparian buffer, greenspace and parkland. That is a contractual provision, not confirmation that the land has already been developed, dedicated or opened for public use.
Which builders are named?
Hines lists six participating homebuilders: Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes and Risewell Homes. The announcement does not assign a number of homes or lots to each builder, identify specific floor plans, or provide current listings or prices.

What infrastructure does the development need?
The city agreement establishes a framework for Fort Worth water and wastewater service, subject to specified conditions, and addresses project-related water, sewer, roadway, drainage and other infrastructure work. The City Council communication says public water, sewer, drainage, roadway and other infrastructure were not then available to serve the intended development. The agreement therefore sets out a service and construction framework; it is not evidence that the needed infrastructure is already in place.

When will construction and home sales begin?
The Hines announcement and city materials do not state a construction start date, phasing schedule, first lot delivery, home-sales launch date or expected home-delivery date. They also do not disclose the land purchase price. Hines’ description of a range of price points is not a published price list, so buyers cannot use it to determine current availability or affordability.

Why is the development being proposed?
Hines presents Brown Ranch as a response to growth and housing demand in the Dallas–Fort Worth region. Its October 2026 announcement attributes figures of about 8.5 million metro residents in 2025—an 11% rise since 2020—to the U.S. Census Bureau. The same release says Parker County grew about 25% from 2020 to 2025, reaching nearly 185,000 people, and that Fort Worth surpassed one million residents after growing nearly 12% over that period. These figures are presented as Hines reported them; the project announcement does not provide additional population methodology or establish a quantified housing shortfall.
