Has Anyone Bought a Fixer-Upper or a Teardown? What Buyers Should Know

Buyers have completed major fixer-upper renovations, but the available stories are anecdotes—not a guide to typical costs or returns. A teardown requires separate, property-specific rebuilding checks.

Yes—people have bought fixer-uppers and renovated them, including homes that needed extensive work. But the accounts available here are personal stories, not evidence of typical costs, timelines, or returns. They speak more directly to renovating an existing house than to buying a true teardown and rebuilding from scratch.

What buyers say they experienced

A March 2022 discussion on AnandTech Forums includes several accounts of buying and repairing distressed homes. One buyer described a full gut renovation of a 1951 ranch. Another said a severely neglected house was improved over several years. A third described a difficult FHA 203(k) financing process, including trouble getting contractors to bid, but said they did not regret the purchase. These accounts illustrate different experiences; they do not establish what a typical buyer should expect. Read the forum discussion.

A gut renovation

Forum member jmagg said they bought a 1951 ranch of just under 1,100 square feet and completed a gut renovation. They reported spending approximately $27,000 while doing the work themselves, then clarified that this was in “Obama/early Trump era dollars.” The post does not give a location or detailed scope, and its figure is not a current renovation estimate.

A neglected home improved over time

Forum member Fritzo described buying an abandoned house with failed plumbing and other problems. They said the house became very nice after about four years of doing one major project each year, and that the eventual move helped fund a new home. The claimed return is an individual, unverified account—not a reliable estimate of resale profit or investment performance.

A financed renovation with friction

Forum member nakedfrog said contractors in their area were reluctant to bid on an FHA 203(k) project and that the process was burdensome. They also said the financing required them to move into the house, which suited their plans, and that they did not regret the purchase. One buyer’s experience does not establish the requirements for every 203(k) loan; borrowers should confirm current terms with HUD and an FHA-approved lender.

Fixer-upper renovation is not the same as a teardown

A fixer-upper may need cosmetic updates, system replacements, structural repairs, or a comprehensive rehabilitation while retaining the existing house. A teardown means demolishing the structure and building anew. The forum stories describe renovation; they do not establish that any participant bought and rebuilt a true teardown.

For a teardown, a low asking price or attractive lot is not proof that rebuilding is permitted or practical. Before committing, confirm the property’s permitted use, zoning, setbacks, historic restrictions, demolition rules, utility connections, and local approval requirements. Also investigate site and structural conditions relevant to the proposed build. These questions are property- and location-specific, and the anecdotes do not answer them.

How to assess whether a project is feasible

Compare the specific property and work scope against your financing, schedule, and tolerance for uncertainty. Resolve the unknowns before treating a discounted purchase price as a bargain.

  • Define the scope. Distinguish repairs and modernization from structural rehabilitation or demolition and new construction. Ask qualified professionals to identify what must be done and what may be optional.
  • Investigate condition. Use inspections and contractor estimates to assess known defects, while accounting for the possibility of concealed problems. For a rebuild, investigate site, utility, and approval constraints rather than assuming the existing lot can be used as planned.
  • Test financing and cash flow. Ask lenders whether they will finance the property and proposed work, how rehabilitation funds are released, and what costs you must cover while work proceeds. Confirm whether you can carry housing and project expenses during the renovation.
  • Confirm contractor capacity. Seek realistic bids and schedules before relying on a construction plan. Check licensing and local requirements, and understand any lender, consultant, permit, or inspection steps that affect the work.
  • Assess your living arrangements and workload. Decide whether you can live through the work, do some work yourself, or arrange alternate housing. The forum accounts show that project duration and personal circumstances can shape whether a buyer feels the effort was worthwhile.

Can FHA 203(k) financing help with a fixer-upper?

HUD’s FHA Section 203(k) program insures mortgages that can cover the purchase or refinancing of a home at least one year old along with rehabilitation. Part of the loan proceeds goes to the seller or existing mortgage; rehabilitation funds are held in escrow and released as work is completed. HUD describes a Standard 203(k) for major rehabilitation and a Limited 203(k) for less extensive repairs. Eligible work can include structural repairs and work on plumbing, heating, air conditioning, electrical systems, and roofing. See HUD’s 203(k) program overview.

HUD’s process guidance describes working with an FHA-approved lender, preparing a work write-up and cost estimate, obtaining permits before work begins, and completing inspections connected to rehabilitation-fund releases. Requirements differ between Standard and Limited cases. Review HUD’s program types and process guidance. These materials describe a financing option, not a promise of eligibility or approval. Verify current rules, loan limits, occupancy requirements, timelines, and lender participation directly with HUD and an FHA-approved lender. Do not assume a teardown-and-rebuild plan qualifies: the property’s circumstances, including the condition of the existing foundation, need to be checked against program rules.

What the stories can—and cannot—tell you

The forum participants show that buyers have undertaken substantial renovations and that some felt the results justified the effort. They also show that contractor bidding and financing logistics can be frustrating. The posts are self-reported anecdotes, not a representative study. They cannot establish typical project costs, completion times, resale outcomes, or the share of buyers who complete a successful project.

The thread starter mentioned seeing small homes around 800 square feet marketed as “investor opportunity” and homes that had not been updated for more than 30 years. Those were descriptions of listings they had encountered, not market-wide statistics.
