Who financed Hampshire’s new North Arlington warehouse?
JLL Capital Markets arranged the construction loan from Glacier Credit Strategies on behalf of The Hampshire Companies LLC, according to a 2026 AOL/Daily Voice report. The financing supports a planned industrial warehouse at 9 Porete Avenue. The reported loan amount and its terms were not disclosed.

The project is reported at 41,115 square feet; the 41,000-square-foot figure in the headline is a rounded version of that size. The current announcement describes a planned project, not a completed building.

What is planned for 9 Porete Avenue?
The proposed Class A warehouse is described as designed for last-mile delivery and other industrial tenants. Specifications attributed to JLL in the report include:

These features indicate a facility planned to accommodate truck circulation and loading as well as warehouse operations. The report does not provide a construction schedule, completion date, tenant, or additional building specifications.
Where is the site, and what access does the report cite?
The property is within North Arlington’s 25-acre Porete Avenue Redevelopment Area in the Meadowlands. The report places the site about eight miles from Manhattan and two miles north of New Jersey Turnpike Exit 15W. It also gives approximate distances of five miles to Newark Liberty International Airport and Teterboro Airport, 6.5 miles to the Lincoln Tunnel, and seven miles to the Holland Tunnel. These are distances reported for the project, not independently verified travel times.

JLL Senior Managing Director Michael Klein characterized the Meadowlands as strategically located between New York City and regional port infrastructure. He said that transportation access supports tenant interest in modern industrial space, describing demand in the market as significant and supply constrained. Those remarks are JLL’s qualitative rationale for the project; the announcement provides no vacancy, rent, or demand statistics to quantify the claim.
How this differs from Hampshire’s earlier Porete Avenue project
The 9 Porete Avenue warehouse is a separate development from a Hampshire project announced in 2022 at 12 Porete Avenue. In that earlier transaction, a Hampshire–Invesco joint venture developed a reported 111,660-square-foot facility financed through BMO Financial Group, according to JLL’s 2022 release. The addresses, project sizes, sponsor arrangements, lenders, and announcement dates differ; the two financings should not be treated as one deal.

What the financing announcement does not establish
The report identifies the lender and borrower but does not disclose the loan amount, interest rate, maturity, fees, or other terms. It also does not identify a tenant or establish when construction will be completed. There are no competing loan offers or alternative development plans in the announcement, so it does not support a comparison of financing options.
