Lightweight fiberglass-reinforced-plastic (FRP) vault modules are bolted together, sealed, anchored to a foundation, covered with engineered soil and geotextile reinforcement, and then planted. The often-repeated claim of three people assembling a small unit in about three days is a dated product claim, not an independent guarantee.
What the Green Magic Homes kit actually is
Green Magic Homes uses prefabricated FRP vault sections that are light enough to transport and handle at a building site. Joined modules form a continuous, waterproof vaulted shell. The manufacturer describes the system as a structural building system made from lightweight composite modules rather than a conventional kit house assembled from framed walls and roof trusses.
Modular vaulted geometry
The technical sheet specifies planning increments of 1.30 m (4.26 ft). A completed vault can be up to 5.86 m (19.23 ft) wide and 3.50 m (11.48 ft) high, with straight side walls up to 1.20 m (3.94 ft) before the arch begins. Modules can be combined to create rooms and larger floor plans.
Why the roof can be buried
After the sections are joined and sealed, the earth covering becomes part of the design. Soil berms are reinforced with geotextiles, and vegetation is planted above the shell. As roots develop, they help stabilize the covering. That does not eliminate the need for engineered drainage, waterproofing details, retaining calculations or inspection; buried construction puts sustained soil and water pressure on every roof and wall.

How assembly works on a real site
- Prepare the support. The technical documentation generally shows a continuous concrete beam anchoring the modules. A slab or a conventional basement can also be used, but the foundation must be designed for local soil, groundwater, frost, seismic and wind conditions.
- Position and fasten the modules. FRP arches are brought to the site, aligned in the planned sequence and bolted together. Galvanized-steel screws are listed among the supplied components.
- Seal the joints. Elastomer sealant is listed for the assembly. Joint preparation, fastener installation and sealing are critical because the finished shell is expected to resist both soil moisture and rainfall.
- Complete site waterproofing and drainage. The package does not replace perimeter drains, outlets, waterproofing transitions, sump systems or other measures required by the site. These details must be designed before backfilling.
- Place the reinforced soil cover. Soil and geotextile layers are installed to the project design, rather than simply dumped over the roof. The final depth, slope and retaining arrangement depend on the model and the site.
- Plant the roof. Vegetation provides the finished appearance and, over time, root systems can help hold the soil in place. Plant selection must suit the local climate and the roof’s drainage capacity.
- Finish the interior and connect services. Floors, partitions, kitchens, bathrooms, electrical, plumbing, heating, ventilation and fire-safety equipment are separate construction work.
What is included—and what is not
A supplier profile lists the basic structural package as FRP components, wood doors and windows, galvanized-steel screws, elastomer sealant, packing and an assembly manual. A July 9, 2026 catalog entry for a 164.3 m² four-bedroom model describes the offer as an assisted self-build structural kit and explicitly excludes foundation, installations and finishes.

Can three people assemble one in three days?
New Atlas reported a 404 sq ft Wikiki module being presented as buildable by three people in three days without special skills or heavy equipment. That is a product and media claim tied to a particular small model and site setup, not an independent construction test or a promise for every design.

The schedule can be affected by delivery access, foundation readiness, weather, module count, lifting and alignment, sealing inspections, local safety rules and the amount of interior work included in the project. “Three days” should therefore be read as a possible shell-assembly target after the site is prepared—not as the time needed to produce a code-compliant, occupied home.
How much does a buried Green Magic home cost?
Published figures are historical shell pricing, not a current finished-home quote. A 2015 supplier profile gave a factory-direct price of US$34.74 per square foot and an average transport cost of about US$7 per square foot from the Cancún plant, or approximately US$41.74 per square foot delivered under that profile’s assumptions.

A realistic project budget must add foundation and excavation, drainage and waterproofing, freight handling, cranes or other site equipment if needed, soil and geotextile work, utilities, ventilation, interior construction, professional design, permits, inspections and contingency. A low shell price cannot be compared directly with the price of a conventional finished house.
Foundations, structural loads and permits
The technical sheet states that a running concrete beam generally anchors the modules, while a slab or conventional basement is also possible. It reports a design basis of 20 cm (7.87 in) of soil cover plus a 200 kg/m² live load. It also cites International Building Code provisions for exterior FRP, including fire-blocking and design for live, snow, wind and earthquake loads.

Those statements describe the manufacturer’s documented design basis. They do not grant approval everywhere. Before ordering, a local architect or structural engineer should verify the foundation, bearing soil, groundwater, retaining and drainage design, snow and wind exposure, seismic forces, fire separation, escape openings, accessibility, utility routes and ventilation. The authority having jurisdiction decides whether the package satisfies the adopted code and permit process.

Green Magic Homes presents the soil layer primarily as thermal mass. Its technical material reports an approximately 133-hour temperature time lag at a depth of two feet and says earth moderation can reduce normal heating and cooling loads by 50–75 percent. Those are manufacturer-document figures; independent field evidence was not established for every model, climate or operating pattern.

The same material says FRP resists rust, rot and corrosion and that the resin formulation can contain up to 80 percent recycled PET. These are supplier claims, not a universal lifecycle assessment. Actual environmental performance will also depend on excavation impacts, concrete quantities, transport distance, drainage repairs, replacement cycles and the energy used for ventilation and conditioning.
Who should consider the system?
- Good fit: owners with a site that permits earth-sheltered construction, room for excavation and drainage, access for module delivery, and a willingness to manage a custom build.
- Potentially difficult: sites with a high water table, expansive or unstable soils, severe snow or seismic exposure, restricted access, or regulations that require conventional fire and egress arrangements.
- Not a good assumption: that buying the kit alone provides a habitable, permitted or maintenance-free house.
Questions to resolve before requesting a quote
- Which exact model and module count fit the intended floor plan?
- What foundation, soil report and drainage design does the local engineer require?
- What is included in the supplier’s current quote, and which items are owner-supplied?
- How will excavated soil, imported cover soil and geotextile reinforcement be handled?
- Where will fresh air, exhaust, heating, cooling and humidity control equipment go?
- What drawings, calculations and product certifications will the permit office accept?
- What delivery route and unloading equipment are available at the property?
Bottom line
The Green Magic Homes kit can speed construction of an earth-sheltered FRP shell, and its modular geometry makes unusual buried plans possible. Treat the three-day assembly story and historical per-square-foot prices as limited, dated reference points. The real project is a site-engineered building that still needs a foundation, drainage, utilities, interior finishes and local approval.
