The title figure reports that construction prices for new residential buildings in Germany rose 5.5% in August 2026 compared with August 2025. That August rate is not independently verified by the official figures available here: the latest full national Destatis release located reports a 5.0% annual increase in May 2026.

What the reported 5.5% means—and what is confirmed

The 5.5% figure is presented as the year-on-year change in construction prices for new residential buildings in Germany. It should be treated as a reported figure, not as a result confirmed by the latest official release located. Destatis’s May 2026 release recorded a 5.0% increase against May 2025 and a 2.4% increase from February to May 2026. Destatis construction-price release

These are different comparisons: the annual rate compares the same month a year apart, while the May figure from February compares adjacent quarterly reference months. The May values provide verified context, but they do not confirm the August rate.

What Germany’s construction-price index measures

Destatis’s series measures prices for building work on new, conventionally constructed residential buildings, including VAT. It is a construction-work price measure—not a measure of what buyers pay when homes change hands. Destatis treats construction prices and real property prices as distinct indicators. The index is not a claim that every building trade, material, or project cost rose by the headline rate. It aggregates construction work, and changes vary by work category.

How the May 2026 figures varied by type of work

The verified May breakdown illustrates why an overall rate should not be applied uniformly to individual trades. All figures below are year-on-year changes in May 2026, not August results. Destatis construction-price release

When to look for an official August comparison

Destatis uses February, May, August, and November as the reference months for its quarterly construction-price series. Its tables report index values and changes from both the previous year and the previous reference period, with breakdowns by building type and construction work. To establish the August national rate, use the Destatis release or table for that reference month. A state-level result applies to a narrower geography and cannot establish Germany’s national rate; likewise, May trade figures cannot be substituted for an August breakdown.

Construction prices are not home transaction prices

A rise in the construction-price index concerns the cost of building work on new conventional residential buildings. It does not mean that prices paid for existing homes—or transaction prices for new homes—rose by the same percentage. Those are different indicators and answer different questions.
