GDB Holdings has secured its largest residential award to date: a RM1,017,000,000 main-contractor contract for ParkCity Residences in Desa ParkCity, Kuala Lumpur. The award was accepted by GDB’s wholly owned Grand Dynamic Builders Sdn Bhd from Perdana ParkCity Sdn Bhd on 26 October 2026. It covers two high-rise apartment blocks, a seven-storey podium and a two-storey basement car park, with construction scheduled from 4 November 2026 to 18 August 2031.
This is a construction contract, not a property sale or a disclosed development profit forecast. The project materially lifts GDB’s order book, but analysts also warn that executing another large high-rise job will pressure project-management capacity, working capital and margins exposed to labour and material-cost movements.

The contract is worth exactly RM1.017 billion (RM1,017,000,000), making it GDB Holdings’ largest residential award so far. Grand Dynamic Builders will act as the main contractor for ParkCity Residences on Lot 81582, off Medan Residen, in Desa ParkCity, Mukim Batu, Kuala Lumpur.
GDB disclosed the award on 26 October 2026. The company said the work is expected to contribute positively throughout the contract period, subject to unforeseen circumstances. Funding may come from internally generated funds, bank borrowings, or a combination of both, depending on requirements.

What does the award do to GDB’s order book?
The ParkCity Residences award takes GDB’s 2026 year-to-date contract wins to RM1.81 billion. GDB’s outstanding order book rises to approximately RM2.05 billion, which management describes as providing earnings visibility through 2031.

GDB has worked with Perdana ParkCity since 2013 and previously delivered One Central Park, Westside III and Park Regent in Desa ParkCity. Executive director and acting group managing director Andy Lai Wee Young said the developer had entrusted GDB with flagship developments for more than a decade, citing confidence in the contractor’s execution, workmanship and delivery record.
That repeat-client history can reduce the commercial uncertainty that comes with a first-time relationship, but it does not remove construction, financing or scheduling risks on a project of this scale.

Is GDB’s biggest construction job good for earnings?
The award should support future revenue recognition because work is scheduled to run into 2031, but the earnings outcome depends on the pace of construction, costs incurred and the margin achieved. Apex Securities estimated that the contract could contribute about RM81.4 million in net profit over the construction period. That figure is an analyst estimate, not GDB guidance.
Apex also cautioned that running two large high-rise jobs concurrently will test project-management capacity and working capital. The long construction tenure leaves the project exposed to changes in building-material and labour costs, which can compress margins if cost increases cannot be passed through or offset by execution efficiencies.
What was GDB’s financial backdrop when it won the contract?
The award came after a softer second quarter. GDB’s 2QFY2026 net profit was RM13.2 million, down 39.3% from RM21.75 million a year earlier. Revenue fell 21.2% to RM142.48 million from RM180.86 million.
Reports attributed the declines to projects nearing completion and higher administrative costs linked to expansion into Sabah and Sarawak. The new ParkCity contract improves the forward workload profile, but it does not reverse the reported quarter’s results or establish the project’s eventual profitability.
