Gaia, Nanyang Technological University’s six-storey academic building in Singapore, makes a substantial environmental case—but its credentials need to be read in separate parts. It uses a large prefabricated timber structure, incorporates passive-design features, and NTU describes it as a zero-energy building. The project’s published carbon figures, however, come from different sources and use different boundaries; they are not a single independent whole-building lifecycle assessment.
What is Gaia, and in what sense is it “Asia’s largest”?
Gaia is also known as Wee Cho Yaw Plaza and NTU’s Academic Building South. Completed in the fourth quarter of 2022, it is a six-storey university building that houses Nanyang Business School. NTU formally launched it on May 17, 2023. NTU calls it Asia’s largest wooden building, while timber supplier Stora Enso describes it as Asia’s largest mass-timber building. The claim is best understood as referring to its wooden or mass-timber building category, not as a universal ranking across every possible definition of a timber structure.
Published area figures also refer to different measures and should not be treated as interchangeable: NTU reports 468,000 square feet; architect RSP lists a 36,930 m² site area; and project suppliers give an approximately 42,000 m² footprint or an area exceeding 40,000 m². The sources do not establish that these are the same measurement. RSP’s project description records the building’s completion and facilities, while WIEHAG’s project page gives approximate dimensions of 220 m by 38 m.
Gaia was planned as a major academic facility, not simply a timber showcase. RSP lists a 190-seat auditorium, 12 lecture theatres, 13 seminar rooms, five meeting rooms and more than 70 small study rooms. NTU describes sunlit atriums, open-air study areas and tropical planting. Japanese architect Toyo Ito, quoted on NTU’s project page, said: “I always try to envision a connection with – and a feeling of – nature, such as trees and water, in my designs.”

How much timber is in the building?
Gaia’s structural system combines two forms of engineered timber: glue-laminated timber (glulam) and cross-laminated timber (CLT). It is not an all-wood building; the timber structure exists alongside other building materials and systems.
WIEHAG reports approximately 6,000 m³ of glulam used for 1,900 columns and 1,660 beams, while Stora Enso says it supplied 7,000 m³ of CLT. Stora Enso describes 13,000 m³ of mass timber in the project overall. These are project-company figures, and their separate volume breakdowns should be understood in that context rather than as an independently audited materials inventory. Stora Enso’s case study calls its timber PEFC-certified and describes prefabrication and moisture management for construction in Singapore’s rainy climate. NTU also notes that bricks from the former Innovation Building were reused.
What makes Gaia’s environmental design distinctive?
Timber as a structural choice
Engineered timber is the central feature of Gaia’s construction approach: glulam forms columns and beams, while CLT is used in the mass-timber system. Timber can store biogenic carbon while it remains in a building, but that fact alone does not determine a project’s total climate impact. Sourcing, processing, transport, other materials, construction, building operation and end-of-life treatment all affect a whole-life comparison.
Orientation, shade and air movement
NTU says the building’s north–south orientation is intended to align with prevailing winds, exterior fins shade the facade, and large fans support air circulation. Atriums, open-air study areas and planting are part of the same nature-oriented design. These are design descriptions, not independently measured evidence of particular comfort levels, energy savings or reduced cooling demand.

NTU’s zero-energy claim
At the May 17, 2023 launch, NTU President Ho Teck Hua described Gaia as the university’s eighth zero-energy building and defined “zero energy” as producing as much energy as it uses. That is NTU’s stated operational-energy status and definition. The reviewed project materials do not provide a detailed measurement period, accounting method or independent verification with which to assess the energy balance. NTU also cited Green Mark Platinum in the launch speech; that certification is a separate credential from a lifecycle carbon result. The launch speech contains NTU’s explanation and figures.
What do the published carbon figures actually show?
The available figures describe different things, so they cannot be combined into one verified net-carbon result for the whole building.

The NTU and Stora Enso numbers have different descriptions and boundaries: one is an institutional comparison and tree-planting offset, while the supplier’s figures concern carbon associated with timber growth and transport. They should not be added, subtracted or presented as equivalent without compatible methods and lifecycle scopes. Among the reviewed project sources, no independent study or full lifecycle assessment establishes Gaia’s whole-building embodied and operational carbon balance.

Gaia is a substantial example of mass-timber construction in a tropical university setting, and its timber system, shading, orientation and stated energy balance make it a serious sustainability project. But “eco-friendly” is not a single measured property. A meaningful comparison with another building should use consistent evidence:

- Clarify scale: identify whether “largest” refers to floor area, site area, footprint, timber volume or another measure.
- Compare materials: distinguish engineered timber quantities from the building’s other structural and construction materials.
- Check energy claims: establish the operational-energy boundary, reporting period, method and verification behind any zero-energy label.
- Use matching carbon boundaries: compare embodied, stored, transport, operational and end-of-life emissions on a consistent lifecycle basis.
- Consider climate and delivery: examine how the design and construction manage heat, humidity and rain, rather than assuming a timber system performs the same way in every setting.
Gaia’s documented design and construction make the case for timber’s role in a large academic building. The strongest claims about its environmental performance remain attributable to NTU and project suppliers, rather than established by a published independent whole-life assessment.
