Near Childress, Texas, farmer Todd Boykin shifted land his family had grown cotton on for generations toward native grass pasture and managed cattle grazing. A 2023 Successful Farming profile describes how he established grass, built fencing and water infrastructure, and managed the transition. His results offer a detailed case study—not a universal recipe or independently audited comparison of farm finances or soil.
Why Boykin moved from cotton to grass
Boykin grew up raising cotton with his father. The family had farmed cotton on the land for more than 100 years, but he saw erosion and declining condition. “My dad was a great farmer, but after more than 100 years of growing cotton, the land was deteriorating,” he told Raylene Nickel for Successful Farming.
He began converting his father’s land and adjacent 160-acre tracts previously used for cotton, believing grass would make the fields more productive over time. The profile describes a diverse mix of native grasses and forbs. Boykin said he could see the land becoming more productive and that soil was no longer blowing or washing away; these are his observations, not findings from an independent soil study.
How the cotton ground was seeded to grass
For land coming out of cotton, Boykin used winter wheat as an interim cover before establishing grass. He described the sequence this way: “We kill the wheat in the spring and plant the grass into the wheat residue with a grass drill.” He said residue from plants other than cotton stubble was needed to hold the soil.

- Plant winter wheat in fall. Boykin used it on former cotton ground ahead of grass seeding.
- Kill the wheat in spring. The remaining residue provides cover for the next stage.
- Seed a diverse grass-and-forb mix. He planted into the residue with a grass drill; the profile does not name seed species, a mix, or a drill model.
- Allow for variable establishment. Local rainfall and soil type affected how quickly a stand developed. Boykin said a good spring seeding might be grazed lightly in fall, while some seedings took four or five years to establish a strong stand.
That range is specific to Boykin’s experience in a place with highly variable rainfall; it should not be treated as a standard timetable. The profile does not specify a universal stocking rate or grazing threshold for new seedings.
What the grazing infrastructure and rotation looked like
Rotational grazing depended on dividing the land into manageable paddocks and supplying reliable water. The reported setup used permanent perimeter fencing around each 160-acre tract, with a temporary cross fence dividing it in half. Water came from wells, underground pipes, and a rural water system.
In the described arrangement, Boykin typically put 200 cow-calf pairs on an 80-acre paddock and moved them after three or four days. He later combined three herds into one, which he said reduced time and effort. Those numbers describe his operation, not a recommended stocking rate: forage growth, weather, livestock needs, and site conditions differ from farm to farm.

What the profile says about acreage, soil, and drought
By the time of the 2023 profile, Boykin said he had converted about 5,000 acres over 12 years, including former farmland and land previously enrolled in the USDA Conservation Reserve Program. This is the acreage reported in that article, not a current update.
He also reported that organic matter in fields established in grass for five or six years had more than doubled—from around 1% in some fields previously grown in cotton to 2%. The profile does not provide a sampling protocol or independent verification, so the figure should be understood as Boykin’s reported measurement rather than a confirmed result for other farms.
Describing late summer 2022, Boykin said he destocked by 25% and that many conventional grazers had sold three-quarters of their herds. That is his account of conditions and other producers in his area, not a regional survey. It illustrates how he said his grazing operation responded to drought, but it does not establish that the same approach will protect herds elsewhere.

Can grass-based grazing compete financially with cotton?
Boykin said profitability from grazing cattle on converted ground ran “neck and neck” with cotton. He attributed that to fewer recurring operating inputs after fencing and water infrastructure were in place, including less machinery, fuel, and fertilizer. The profile does not provide matched farm budgets or independently verified figures, so it cannot show that grazing generally earns as much as cotton.
The transition also involved costs and continuing expenses. Fencing and water development had to be established, and the story notes winter protein supplements and occasional hay in drought years. Boykin used some cost sharing available through USDA NRCS’s Environmental Quality Incentives Program (EQIP), but the profile does not establish current eligibility, payment rates, or terms for other producers.
What the case does—and does not—show about carbon revenue
Boykin anticipated that carbon-credit sales might become a future source of income and said a prospective cash lease would share potential credit revenue. The profile documents no completed sale, buyer, crediting method, price, or contract terms. Carbon income should therefore be treated as a possibility he discussed, not revenue the farm was already earning.

What another farmer can take from the transition
Boykin’s experience shows the components involved in a shift from cotton production to managed pasture: cover during establishment, a locally suitable perennial mix, time for grass to take hold, and the fencing and water needed to control grazing. It also shows why planning must account for site conditions and cash flow, not just seed and livestock.
- Assess erosion, soil, rainfall patterns, and the intended forage before choosing a grass-and-forb mix; the profile does not identify Boykin’s seed blend.
- Plan for establishment to vary with weather and soil rather than assuming pasture will be ready on a fixed date.
- Budget for both infrastructure and ongoing livestock needs, including supplements or hay in difficult years.
- Treat the acreage, soil-organic-matter, drought, and profitability figures as one farmer’s reported experience, not guaranteed outcomes.
For construction-minded readers, the practical lesson is that the land-use change relied on durable site infrastructure—fencing, wells, buried water lines, and access to a rural water system—as well as the agricultural decisions. The 2023 account does not provide construction specifications, costs, or designs that can be transferred directly to another property.
