FreeCAD is a better fit for parametric CAD and engineering-oriented work, while Autodesk Viewer is often the right answer if you only need to inspect, measure, mark up, or share models. Revit and Archicad offer trials and education access, but neither is unrestricted free commercial BIM software.
The important distinction is that “free BIM software” can mean an open-source authoring tool, a limited cloud plan, a trial, an education license, or a viewer. Those options solve different problems.

What counts as BIM software?
BIM is more than making a three-dimensional building model. A useful BIM authoring platform normally combines:
- Parametric building elements such as walls, slabs, roofs, doors, and windows
- Object properties, classifications, and relationships
- Plans, sections, elevations, schedules, and sheets generated from the model
- Quantity and information extraction
- Coordination between architectural, structural, and MEP models
- Revision, issue, and collaboration workflows
- Interoperability with other disciplines and project systems
A general 3D modeller can produce convincing geometry without producing structured building information. Similarly, CAD can create accurate drawings without keeping a coordinated building model. Before choosing software, decide whether you need to author BIM data, review an existing model, or simply create geometry.

The five meanings of “free”
| Category | What it means | Typical limitation |
|---|---|---|
| Free and open source | Can be downloaded and used without a subscription, generally under an open-source license. | Training, support, setup, and implementation may cost time or money. |
| Free commercial tier | A vendor provides a no-cost plan. | Limits may apply to projects, storage, users, exports, file size, or collaboration. |
| Free trial | Full or near-full access for a limited period. | It stops being free when the trial ends. |
| Education license | Qualifying students and educators receive access, sometimes with full functionality. | Educational-use restrictions generally prevent commercial project work. |
| Free viewer | Opens, measures, reviews, or marks up models. | Cannot replace BIM authoring software. |
Best free BIM authoring software
1. Bonsai: best open-source IFC authoring option
Bonsai is a free, open-source BIM environment that runs inside Blender and is built around IfcOpenShell and IFC. It is designed for native IFC authoring and OpenBIM workflows rather than for reproducing Revit’s family-based interface.
It is the best starting point if your priorities are:
- Open-source software and data ownership
- Native IFC workflows and reduced dependence on one vendor
- OpenBIM experimentation
- Automation, scripting, and technical control
- Windows, macOS, or Linux support
Bonsai’s main strength is its IFC-centric approach. Instead of treating IFC as an export format added at the end of a proprietary workflow, it makes open data central to the modelling process. That can be valuable when multiple disciplines use different authoring applications.
The trade-off is the learning curve. Users must become comfortable with Blender concepts, IFC concepts, and BIM concepts. The interface will feel unfamiliar to someone trained exclusively in Revit or Archicad. Production documentation, office standards, collaboration, and support may also require more configuration or customisation than in a mature commercial suite.
Use Bonsai for a professional project only after testing the exact deliverables. Confirm that it can produce the required drawings, schedules, classifications, quantities, and IFC exchange results. A zero-cost licence does not mean zero implementation cost.
Download Bonsai and check the current platform and installation requirements before deploying it across a team.
2. FreeCAD: best for parametric CAD and mixed engineering work
FreeCAD is an open-source parametric 3D CAD application. Its Arch Workbench and related tools can support architectural and BIM-style modelling, but FreeCAD’s identity is broader than dedicated architectural BIM software.

FreeCAD is a sensible choice when you need:
- Parametric geometry and engineering-style modelling
- A desktop CAD platform without subscription costs
- Custom components, fabrication, or technical design
- Mechanical, structural, or multidisciplinary experimentation
- Scripting and control over the modelling process
It can work well for small projects, custom building components, fabrication-oriented workflows, and users who already think in parametric CAD terms. However, it should not automatically be treated as a full replacement for Revit or Archicad. Conventional architectural production may require more manual setup, and documentation, collaboration, object libraries, and consultant coordination should be evaluated on representative work.
FreeCAD’s ability to import or export IFC is not, by itself, proof of reliable exchange. Test geometry, object types, properties, classifications, quantities, levels, spaces, and relationships before using it as the main authoring tool.
Best free BIM viewer
Autodesk Viewer: practical browser-based model review
Autodesk Viewer is a free browser-based viewer for supported design and BIM files. Autodesk says it supports more than 80 file types and provides viewing, measuring, markup, review, and sharing features. It can be useful for RVT review without installing Revit.
A viewer is often sufficient for:
- Clients and owners checking design intent
- Site staff reviewing model information
- Subcontractors inspecting coordination models
- Students opening project files
- Stakeholders who need measurements or markups but do not author models
It is not BIM authoring software. You cannot use it as a free replacement for creating a coordinated architectural, structural, or MEP model.
Recommended Free Tools
For IFC review, also check whether you need section planes, object-property inspection, clash detection, BCF issue exchange, model comparison, quantity extraction, offline access, or stronger data-privacy controls. A simple viewer may not provide all of these.
Is there a completely free Revit alternative?
There are free alternatives, but none should be described as a universal one-for-one Revit replacement. Bonsai is the strongest candidate for IFC-centred OpenBIM authoring. FreeCAD is useful for parametric CAD and selected BIM workflows. Free viewers can inspect Revit output but cannot author a native coordinated Revit project.
Autodesk’s subscription FAQ states that Revit requires a subscription for installation and use. The U.S. page displayed a standard price of $380 per month, $3,005 annually, or $9,020 for a three-year term at the research snapshot date; prices vary by country, plan, taxes, promotions, and later changes. See the current Revit licensing information before relying on any price.

In practical terms, the alternatives are “free for selected workflows,” not “Revit with every feature at no cost.” If a client requires native RVT files, Revit-specific families, central worksharing, or a Revit-based office standard, an alternative may create more conversion and coordination work than it saves in licence fees.

Free Revit and Archicad options
| Option | Free forever? | Commercial use? | Full authoring? |
|---|---|---|---|
| Revit Education | No general commercial access | Restricted to eligible educational use | Yes, for qualifying users |
| Revit trial | No | Subject to trial terms | Yes, temporarily |
| Autodesk Viewer | Yes for viewing | Check current terms | No |
| Archicad trial | No | Subject to trial terms | Yes, temporarily |
| Archicad paid plans | No | Yes under the applicable licence | Yes |
Autodesk says qualifying students and educators can obtain full-featured Revit access through its education programme. Check eligibility, verification, renewal, permitted use, and what happens to project access when eligibility ends. Do not use an education licence for paid work unless the applicable terms expressly allow it.
Graphisoft offers Archicad trials and paid plans. Its U.S. page displayed Archicad Collaborate from $237 plus tax per month with upfront annual payment of $2,840 plus tax per seat at the research snapshot date. That is a dated U.S. price signal, not a universal current quote. See the current Archicad plans for regional pricing.
Browser-based free BIM products
Browser tools can avoid installation and make collaboration easier, but their free plans require careful checking. Storage, project counts, file sizes, exports, collaboration, account access, and commercial rights may be restricted or changed.
OpenCAD
OpenCAD advertises browser-based BIM, IFC 2×3 and IFC4 import/export, a free Starter plan, paid tiers, and a 14-day trial. Treat it as a product to evaluate rather than assuming its free plan is equivalent to an established professional platform. Confirm the current limits, commercial-use rights, export availability, storage, native-data access, and offline behaviour.

Best free BIM software by reader and outcome
| Your priority | Best starting point | Qualification |
|---|---|---|
| Free, open-source BIM authoring | Bonsai | IFC-first workflow; expect substantial learning and setup. |
| Parametric CAD, engineering, or fabrication | FreeCAD | Stronger as general-purpose parametric CAD than as a complete architectural suite. |
| View, measure, mark up, or share models | Autodesk Viewer | Viewer only; it does not create BIM data. |
| Learn a widely used commercial platform | Revit Education | Only for eligible students and educators; educational restrictions apply. |
| Evaluate Revit or Archicad temporarily | Official trial | A trial is not a permanent free licence. |
| Browser-based modelling | OpenCAD or Snaptrude for evaluation | Verify current free-tier limits, export rights, and product maturity. |
| Mac or Linux authoring | Bonsai or FreeCAD | Revit does not run natively on macOS; browser tools are another option. |
Students should choose Revit Education when their course or target employers require Revit, Bonsai when they want IFC, Linux, or OpenBIM experience, and FreeCAD when parametric CAD is central. Freelancers and small practices should begin with the required deliverable: concept model, permit drawings, construction documents, IFC delivery, coordination, quantities, or facilities data.

IFC: the interoperability issue that matters most
IFC is an open exchange format, not a guarantee that every application will exchange every piece of information perfectly. Applications support different IFC versions, entities, model view definitions, properties, and workflows.
A model may retain its visible geometry while losing classification codes, type information, space boundaries, materials, quantities, MEP connectivity, parameters, relationships, or georeferencing. “IFC import/export” on a product page therefore says much less than a successful test with the actual receiving application.
A practical IFC test
- Create a small representative two-storey model with slabs, walls, roof, doors, windows, stairs, rooms or spaces, structural elements, a simple MEP route, materials, and classifications.
- Generate a plan, section, elevation, schedule, and sheet.
- Change a wall or door type and confirm that dependent views update correctly.
- Export using the IFC version and model view definition required by the project.
- Open the IFC in the receiving authoring tool or viewer.
- Check geometry, object types, properties, classifications, quantities, levels, zones, materials, and relationships.
- Test a revision and export again. Compare what changed and what was lost.
- Repeat with representative structural and MEP files if those disciplines are involved.
- Record the export settings, known losses, and validation procedure.
- Obtain agreement from the client and consultants before making the tool your production standard.
Autodesk documents IFC import, export, and linking in Revit. That documentation confirms capability, but your own exchange test still matters because the result depends on the source model, settings, receiving application, and required data.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Free does not mean risk-free
The real cost of a BIM workflow includes more than the software licence. Budget for:
- Training and staff onboarding
- Templates, object libraries, and office standards
- Model conversion and manual cleanup
- IFC testing and validation
- Custom scripts and automation
- Documentation setup
- Support and troubleshooting
- Backups, version control, and recovery
- Client or consultant approval of the deliverable
Open-source software can become dependent on one technically skilled employee. Document installation steps, software versions, add-ons, templates, export settings, test files, and recovery procedures so the workflow survives staff changes.
Large federated models, dense point clouds, heavy textures, complex MEP systems, and multiple simultaneous editors can expose limitations that are invisible in a small tutorial project. Test on a model representative of the work you actually intend to deliver.

Mac, Linux, and browser considerations
Bonsai’s download page presents versions for Windows, macOS, and Linux. FreeCAD is also a desktop, cross-platform-oriented option. Revit is Windows software, and Autodesk states that it does not run natively on macOS. Virtual machines may introduce performance, graphics, licensing, and support complications.

Browser tools remove many installation and operating-system problems, but they introduce other dependencies: reliable internet access, vendor accounts, cloud storage, online permissions, service availability, and the provider’s changing free-tier terms.
Free software versus paid BIM platforms
Paid platforms such as Revit and Archicad may justify their cost when a project needs mature documentation, extensive content libraries, established consultant workflows, commercial support, hiring familiarity, cloud collaboration, or dependable compatibility with a client’s standards.
A free tool may be the better decision when the project is small, the team controls the workflow, IFC is acceptable, the required drawings are modest, and the business can support the software internally. The correct comparison is not subscription price versus zero; it is total cost and project risk versus the value of the paid ecosystem.
Checklist before committing to a free BIM tool
- Does the licence permit the intended commercial use?
- Is the product an authoring tool, viewer, trial, education edition, or free tier?
- Can it create the required plans, sections, schedules, sheets, quantities, and data?
- What is the native file format, and can you export your data if the tool disappears?
- Which IFC versions and workflows are supported?
- Have you tested geometry, properties, classifications, quantities, spatial structure, and relationships?
- Can the team collaborate, track revisions, and recover from file corruption?
- Does it run on your operating system without unsupported workarounds?
- Are storage, export, project, user, and file-size limits acceptable?
- Who will maintain the workflow if the person who configured it leaves?
- Will the client, consultants, contractor, and facility-management team accept the deliverables?
