How to Spot Foundation Trouble Before It Becomes a Major Repair

One crack or sticky door does not prove a foundation problem. Learn which changes to document, how to check drainage, and when to seek a qualified local assessment.

A single crack or sticky door does not prove that a house has foundation trouble. Look for changes over time and clusters of signs—such as widening cracks, bulging walls, sloping floors, distorted doors or windows, and water problems—and document what you observe.

Check gutters, downspouts, and surface drainage, but do not attempt structural repairs or treat a simple measurement as a diagnosis. If movement is significant, worsening, or accompanied by several symptoms, ask a qualified local professional for an assessment and written findings.

How Do I Know If My House Has Foundation Problems?

Pay attention to new or widening cracks, bulging walls, uneven floors, leaning door frames, doors or windows that begin to bind, gaps at trim or wall-ceiling joints, and water pooling or dampness near the foundation. Any one sign can have another cause. A group of changes, especially if they are progressing, is a stronger reason to investigate.

Note where each change appears, when you first noticed it, and whether it seems different after rain or seasonal weather. Take repeat photographs from a similar angle. This record can help a professional understand the pattern, but it cannot establish whether a foundation is moving or unsafe.

Are Foundation Cracks Normal, or Should I Worry?

Some movement can occur without indicating a serious foundation problem. The crack’s location, pattern, width, whether it is growing, and whether water enters all matter. Avoid treating a single crack-width rule as a universal diagnosis.

The Victorian Building and Plumbing Commission’s guidance says wall cracks under 1 mm are generally within normal movement; cracks from 1 mm to 5 mm should be monitored in all weather conditions over a full year; and cracks over 5 mm are significant and outside the Commission’s stated footing-movement tolerances. These are Victorian guidance, not universal standards. Local requirements and professional judgment may differ.

If a crack is significant or widening, or appears alongside bulging walls or other progressing changes, seek a qualified local assessment rather than relying on a cosmetic patch or a measurement alone.

What to Do Before Calling a Professional

  1. Make a dated record of each concern, including its location and when you first noticed it.
  2. Take repeat photographs from a similar angle and note apparent changes after rain or seasonal weather.
  3. Check whether gutters and downspouts are intact and whether surface grade directs water away from the house. Do not dig near footings or attempt structural repairs.
  4. If useful, use a hand level to record apparent floor or drainage slope. NC State Extension includes a hand level among basic inspection tools, but a level cannot diagnose foundation movement or determine whether a home is safe.
  5. Share your notes and photographs with the professional assessing the property.

When Should I Call a Structural Engineer?

Request a professional evaluation when cracks are significant or widening, walls bulge, several symptoms appear together, or movement seems to be progressing. The Victorian Building and Plumbing Commission says excessive movement should be investigated by an endorsed civil or structural engineer. Credential rules vary by location, so check what qualifications apply where you live.

A general home inspection can flag a concern without providing a detailed structural assessment. For significant concerns, an independent qualified engineer is a reasonable first assessment, particularly when you want findings that are not tied to selling a repair. A repair contractor may also offer an inspection; Rocket Mortgage notes that a free inspection offered by a company selling repairs may create an appearance of conflict.

Water and Drainage Around the Foundation

Water pooling, saturated soil, damp basements or crawl spaces, leaking gutters, and downspouts discharging beside the foundation are worth noting. NC State Extension’s house-inspection guidance includes checking drainage, gutters, downspouts, basements, and crawl spaces. Water may be part of a foundation-risk picture, but moisture can also have other causes.

Keep gutters and downspouts in working order and direct runoff away from the home where site conditions allow. If drainage problems remain, mention them during the assessment. Avoid digging near footings or assuming that correcting surface water alone will resolve structural movement.

Are crack-width thresholds the same everywhere?
