Fly-By Curtain Wall Parapets: How to Detail the Roof-to-Glass Junction

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A fly-by curtain wall parapet extends the curtain-wall frame and vision glass above a roof edge while the roofing membrane turns into or terminates at the wall near roof level. The result is a transparent parapet that preserves views and the façade’s visual rhythm, but it places normally interior-facing curtain-wall components in an exterior water-management zone. The detail succeeds only when the curtain-wall, roofing, structural, waterproofing and code decisions are coordinated as one assembly.

This guide explains the junction, compares the main system choices, and sets out a practical design-and-construction workflow. It is based on the technical discussion by Maria Raggousis, P.E., and Sam S. Zalok, P.E., published by SGH on April 27, 2022, and the related Walls & Ceilings discussion. It is not a project-specific detail or a determination of compliance with any particular jurisdiction’s current code.

What a fly-by curtain wall parapet is

In a conventional parapet, an opaque wall rises above the roof and the roof membrane turns up behind a coping or cap. A fly-by condition changes that visual arrangement: the curtain-wall mullions and glazing continue above the finished roof edge, so a person at an amenity roof sees through the parapet rather than into a solid upstand. The membrane still has to connect to the wall at roof level, usually behind or within the lower portion of the curtain-wall framing.

The phrase “fly-by” describes the façade visually passing, or flying, beyond the roof edge. It is useful where a design team wants an uninterrupted glass line, daylight, or an open view from a roof terrace. The transparent extension can also avoid an abrupt change in façade rhythm at the roof. Those benefits do not eliminate the need for a robust parapet: the glass and framing remain exposed to wind, rain, temperature change and occupant contact, while the roof must drain without sending water into the wall.

Why the roof-to-wall junction is difficult

Interior-facing parts can become exterior wet-zone components

Curtain-wall systems are commonly understood as having an exterior, or “wet,” side where water is shed through pressure-equalized cavities, gutters and weeps. The interior-facing side generally does not have the same drainage features. At a fly-by parapet, the membrane and flashing may meet portions of the system that were designed to remain on the dry side. Wind-driven rain, meltwater or condensation can therefore reach joints, pressure plates, gaskets and substrates that do not provide a complete exterior drainage path by themselves.

The critical question is not simply whether a sealant bead can be added. The section must show where water goes after every likely breach, how it reaches a drainable plane, and how the membrane remains continuous while the curtain wall moves. A detail that looks sealed in elevation can still trap water at a horizontal ledge or direct it into the framing.

Movement occurs in several directions

Aluminum framing, glass, roof membranes, insulation, structural edges and sealants respond differently to temperature and building movement. A flashing termination that is rigidly fixed to one system can tear, debond or buckle when the adjacent system moves. The design should identify movement joints, mullion deflection, slab-edge tolerances and membrane elongation before the termination geometry is finalized.

Water follows the finished roof surface, not the drawing datum

Parapet height is measured from the surface people actually walk on, while the waterproofing transition may be lower or higher in the build-up. A protected membrane roof places insulation and overburden above the waterproofing membrane; an exposed membrane roof leaves the membrane near the top of the assembly, with slope and the roof’s high point controlling the transition. In either case, the section must distinguish structural slab, insulation, membrane, pavers or other overburden, and the finished walking surface.

Choose the curtain-wall construction type before detailing

Decision How the geometry changes Detailing consequence
Unitized curtain wall Large factory-assembled and glazed units are erected and joined at horizontal stack joints. A stack joint can provide a convenient concealed location for a roofing-flashing termination, subject to the unit manufacturer’s approved details and drainage path.
Stick-built curtain wall Mullions, pressure plates, glazing and accessories are assembled piece by piece on site. Membrane integration is usually more intricate because the field-assembled framing has more interfaces to coordinate, seal and drain.
Commodity detail Uses relatively standard components with limited customization. Confirm that the available geometry, movement allowance and compatibility match the project; standard availability is not proof of suitability.
Proprietary or custom detail Manufacturer kits or project-specific fabricated parts are adapted to the actual mullion, membrane and roof build-up. Can address unusual conditions, but requires clear responsibility for engineering, fabrication, maintenance access and testing.

The labels “unitized” and “stick-built” are not interchangeable design solutions. Obtain the actual shop drawings, stack-joint geometry, pressure-plate locations, drainage openings and allowable attachment zones for the specified system. Then draw the roof membrane and flashing against those dimensions rather than against a generic curtain-wall symbol.

Set the parapet and roof geometry from the finished surface

Guard-height figures require code verification

Raggousis and Zalok report a 42-inch minimum above the adjacent walking surface under the cited International Building Code (IBC) Section 1015 provision. They also report an Occupational Safety and Health Administration (OSHA) figure of 42 inches plus or minus 3 inches in the cited fall-protection condition. These are source-reported figures, not a universal approval for every project. Confirm the edition adopted by the authority having jurisdiction, whether the edge is a guard, a fall-protection system or another regulated condition, and what loads and openings apply.

If occupants can lean against or gather at the glazing, the structural engineer must verify the applicable guard and handrail loads for the project. A transparent parapet that meets a nominal height but lacks adequate resistance, safe glass, or controlled openings is not a complete life-safety solution.

Coordinate roof type and the high point

For a protected membrane roof, show the waterproofing membrane, insulation, protection layer and pavers or other overburden in section. The finished walking surface may be substantially above the membrane termination, and pavers can conceal or obstruct access to a flashing inspection point. For an exposed membrane roof, establish the slope and the highest point at the wall; a low transition can become a ponding line even when the nominal parapet height is correct elsewhere.

Dimension the critical elevations together: structural slab, membrane, insulation, drainage plane, finished roof surface, top of flashing, bottom of glazing and top of guard. Do not dimension the guard from the slab unless the governing code and project detail specifically require that reference.

Water-management principles for the transition

Keep the water path visible in section

Draw the membrane into a flashing or receiver that leads water back toward the roof drainage plane. Avoid a detail in which water can sit on a horizontal shelf inside the curtain-wall framing. Where the system permits, terminate flashing on an upturn or downturn rather than on a horizontal surface. Raise the transition out of the plane in which water travels, and preserve a continuous path to the roof side of the assembly.

Support flexible materials continuously

Membrane flashing should bear on a smooth, rigid substrate so it cannot bridge sharp edges, flutter in wind or abrade against rough insulation. The substrate must be compatible with both the membrane and the curtain-wall attachment. Provide backing or receivers where needed, and leave enough access for welding, bonding, fastening or inspection according to the specified membrane system.

Control fasteners and sealant exposure

Avoid fasteners between wet and dry zones. A screw that crosses the intended drainage boundary can become a leak path and can also interfere with curtain-wall pressure equalization. Protect skyward-facing sealant joints and membrane flashings from direct weather exposure where the system design allows; exposed joints require a compatible sealant, correct joint geometry and a maintenance plan.

Verify material compatibility

Roofing membranes, primers, adhesives, sealants, gaskets, coatings and aluminum finishes can react with one another. Obtain written compatibility information from the roofing and curtain-wall manufacturers for the actual products, primers and cleaning agents. A generic “compatible sealant” note is insufficient when a membrane is being bonded to a coated metal or a component containing plasticizers.

A coordinated design and construction workflow

  1. Define the performance intent. Record the desired transparent edge, occupancy, walking surface, drainage strategy, guard function, wind exposure, thermal targets and maintenance access. Identify whether the parapet is part of a protected or exposed membrane roof.
  2. Bring the manufacturers in early. Ask the roofing and curtain-wall providers to review a common section before the design is locked. Request approved termination, receiver, stack-joint and movement details for the exact systems.
  3. Build a single coordinated section. Overlay the curtain-wall mullion, glazing pocket, pressure plate, gaskets, slab edge, insulation, membrane, flashing, drainage plane and finished roof. Mark wet and dry zones and every intended water exit.
  4. Resolve movement and tolerances. Obtain structural deflection limits, slab-edge survey tolerances, curtain-wall movement allowances and membrane elongation requirements. Detail joints and attachments so relative movement does not load the membrane or glazing.
  5. Check height and loads. Measure the guard from the adjacent finished walking surface. Have the code consultant verify the locally adopted requirements and have the structural engineer check the applicable occupant and fall-protection loads.
  6. Detail installation access. Show how installers can place, weld, bond, clamp or seal the flashing without contaminating drainage openings. Provide room for inspection and future replacement of exposed sealants or removable protection layers.
  7. Construct a representative mockup. Include the actual roof build-up, curtain-wall joint, flashing, substrate, transitions, corners and terminations. A flat sample that omits the difficult junction cannot validate the fly-by condition.
  8. Test the mockup and field work. Specify performance testing appropriate to the assembly, document observations and correct defects before production installation. Repeat targeted checks at transitions, stack joints, corners and penetrations during construction.
  9. Record the final configuration. Keep approved shop drawings, compatibility letters, test reports, photographs of concealed work and maintenance instructions with the project closeout documents.

Common failure modes and how to avoid them

  • Flashing ends on a horizontal ledge: Water ponds at the termination. Rework the geometry to provide an upturn or downturn and a positive path back to the roof.
  • The membrane is unsupported: Wind or foot traffic stretches it across a gap. Add a smooth, rigid substrate and verify edge treatment with the membrane manufacturer.
  • A fastener pierces the drainage boundary: Water bypasses the intended wet-side path. Relocate the attachment or use an approved receiver that preserves drainage.
  • The detail uses a generic curtain-wall section: Actual pressure plates, gaskets or stack joints conflict with the flashing. Redraw from the selected manufacturer’s shop geometry.
  • Protected-roof overburden hides the termination: Pavers or insulation prevent inspection and can raise the walking surface unexpectedly. Coordinate removable zones, edge restraints and access before installation.
  • Sealant is exposed to the sky without protection: Ultraviolet light and standing water shorten service life. Confirm joint design, product compatibility and a replacement interval.
  • The mockup tests only the glass: The roof-to-wall junction remains unverified. Include the membrane, flashing, substrate, corners, movement joints and drainage features in the test specimen.

How to evaluate a proposed detail

Ask the design and construction team to answer these questions directly on the drawings or submittals:

  • Where does water go if the exterior seal at the curtain wall is breached?
  • Which component is the primary membrane termination, and is it supported continuously?
  • Does the flashing terminate on an upturn or downturn rather than in a horizontal water path?
  • How are curtain-wall movement, slab deflection and membrane movement accommodated?
  • Are all membranes, flashings, sealants, gaskets, coatings and primers confirmed compatible?
  • Can installers reach every joint without blocking weeps or contaminating the drainage plane?
  • Is the guard height measured from the actual finished walking surface, including pavers or other overburden?
  • Which current code edition and load criteria apply in the project jurisdiction?
  • Does the mockup reproduce the actual unitized stack joint or stick-built field assembly?
  • What maintenance access and replacement method will remain after roof finishes are installed?

What the “best” fly-by detail depends on

There is no universal kit implied by the technical guidance. A unitized wall may simplify a concealed termination at a stack joint, while a stick-built wall may require a more layered field detail. A protected membrane roof changes the elevation and access problem; an exposed membrane roof makes slope and the high point more immediate. A commodity component may be adequate for a straightforward, manufacturer-approved geometry, while a custom solution may be justified by unusual movement, access or drainage constraints.

Selection should therefore be based on the actual system geometry and performance requirements, not on the product category alone. The roofing and curtain-wall manufacturers, architect, envelope consultant, structural engineer, contractor and code professional should agree on the section, responsibilities, mockup and testing before fabrication.

Practical takeaway for project teams

Treat the fly-by parapet as a water-management and coordination problem that happens to produce a glass edge. Start with the finished roof surface and the required guard condition, map the drainage path through the actual curtain-wall system, protect the membrane on a rigid substrate, preserve movement and compatibility, and prove the junction in a representative mockup. As Raggousis and Zalok wrote in their 2022 SGH guidance, “Early conversations with all parties on the design and construction teams provides the best opportunity for successful in-service performance of the fly-by curtainwall parapet.”
