There is no single best flood product. A removable door barrier or a flood-resistant door protects an external doorway; an airbrick cover or self-closing airbrick protects a wall vent. They solve different entry routes, so the right choice depends on every opening, expected water depth and duration, and whether someone can operate a temporary device in time.

Use the measures as part of a property-specific flood-resilience plan, not as a promise that a house will be flood-proof. Government guidance says resistance measures can prevent or minimise entry during short-duration flooding up to approximately 0.6 metres in suitable buildings, but performance depends on the building and the product.

The direct answer: protect the opening that lets water in

A flood barrier, sometimes called a flood board or door guard, is a removable panel fitted across an external doorway before water arrives. A flood-resistant door is a more permanent doorway measure that remains closed and ready to resist water. An airbrick cover is a watertight cover fitted over an existing vent, while a self-closing airbrick is designed to close automatically during flooding. None of these products substitutes for the others.

For example, a barrier across the front door cannot stop water entering through an uncovered airbrick, service penetration, garage threshold or suspended-floor vent. Conversely, covering airbricks leaves an unprotected doorway exposed. Start by mapping all low-level openings, then select compatible measures and plan how they will be operated, checked and removed.

GOV.UK’s household guidance lists temporary removable barriers and flood-resistant doors for external doors, and watertight covers or self-closing airbricks for vents. It does not present one category as universally superior.

What each measure actually protects

Temporary door barrier or flood board

A temporary barrier is stored away from the opening and installed when a flood warning or other trigger indicates that water may reach the property. It normally uses side channels, seals or another designed fixing arrangement to span the doorway. The barrier is useful where a permanent flood-resistant door is impractical, but only if it can be fitted correctly before water reaches the threshold.

  • Opening protected: an external pedestrian door, and in some systems a garage or other wide opening designed for that product.
  • Operation: active; a person must retrieve, inspect and fit it.
  • Key dependency: warning time, access to stored components, physical ability and a clear installation procedure.
  • Failure risk: a missing seal, obstructed channel, incorrect fitting or late installation can allow leakage or prevent the barrier from seating.

Do not assume that a generic board fits every doorway. Width, threshold level, frame condition, swing of the door and the manufacturer’s fixing details all matter.

Flood-resistant door

A flood-resistant door is a more permanent measure. Planning guidance describes flood doors as passive because they are normally closed rather than deployed in response to a warning. Their advantage is readiness: there is no separate panel to find and fit when a warning arrives.

Passive does not mean maintenance-free. Hinges, seals, frames, thresholds and adjacent masonry still determine how well the assembly performs. Check the tested scope and installation instructions for the exact door configuration, and make sure the door is kept closed when the flood threat exists.

Airbrick cover

An airbrick cover is fitted over an existing airbrick or vent to create a watertight barrier. It addresses a common low-level route into suspended floors, basements and wall cavities. The cover must match the airbrick dimensions and fixing arrangement; an improvised sheet or loosely attached panel is not equivalent to a tested system.

Ventilation is the trade-off. Airbricks provide normal airflow, so follow the product instructions about when to install the cover and when to remove it after floodwater recedes. Leaving a cover in place indefinitely can obstruct ventilation and create damp or indoor-air-quality problems.

Self-closing airbrick

A self-closing airbrick replaces the existing unit with one intended to close automatically during flooding. It is therefore less dependent on a person being present at the exact moment water rises. GOV.UK identifies self-closing airbricks as an option, but the guidance does not establish one test rating for every model.

Confirm that the replacement is compatible with the wall construction, opening size and required ventilation, and read how the closing mechanism resets after an event. Automatic operation does not protect nearby openings or guarantee a seal against every flood condition.

What “door guard” means in practice

“Door guard” is often used informally for a removable flood board or barrier. Ask exactly what is included: the panel, side channels, threshold detail, seals, fixings and storage arrangement. A product described only as a guard, without a stated opening size, test scope and installation method, cannot be assumed to provide a particular depth of protection.

Passive and active protection: the decision that comes first

Planning guidance on flood risk and coastal change distinguishes passive measures, which are normally in place, from active measures that require action when flooding is expected. Flood-resistant doors and self-closing airbricks are closer to the passive end of that distinction. Removable barriers and manually fitted airbrick covers are active.

Choose an active measure only when the operating plan is realistic:

  • Someone receives warnings and understands the trigger for action.
  • The barrier or cover is stored where it can be reached without entering floodwater.
  • The route to the opening is clear and lighting is available.
  • The person responsible can lift, align and secure the equipment safely.
  • The household knows how to remove it and restore ventilation after the event.

If occupants are regularly away, have limited mobility or cannot rely on warning time, a passive or automatic option may reduce operational risk. It still needs inspection and a property-specific assessment.

How much water can these measures resist?

Government planning guidance says flood-resistant construction can prevent or minimise water entry during short-duration flooding up to approximately 0.6 metres, depending on building characteristics. This is conditional guidance, not a universal product rating or a guarantee for every door, wall or foundation.

Water depth is only one variable. Duration, wave action, debris impact, pressure differences, ground conditions and the route water takes around a barrier can all affect performance. Water may also rise through floors, drains, service penetrations, adjoining structures or neighbouring land even when a door assembly remains intact.

Do not convert the approximately 0.6-metre figure into a promise that a particular barrier will hold that depth. Obtain the product’s own tested scope and installation requirements, and ask whether the test applies to the complete installed assembly rather than only to a component.

Comparison of the main options

Measure Primary opening Operation Important checks Main limitation
Temporary door barrier or flood board External doorway Removable and manually fitted before flooding Opening dimensions, channels, seals, threshold, storage, warning time and installation practice Can fail to protect the doorway if it is fitted late or incorrectly
Flood-resistant door External doorway Permanent/passive; normally closed Door-and-frame test scope, threshold, hinges, seals, surrounding construction and installation Does not protect airbricks, garages or other routes
Watertight airbrick cover Existing airbrick or wall vent Removable and manually fitted Vent dimensions, fixing method, watertight seal, storage and removal after flooding Requires timely action and can obstruct ventilation if left installed
Self-closing airbrick Airbrick or wall vent Automatic closing during flooding Compatibility with the wall, ventilation requirements, closing and reset mechanism, and product evidence Protects only the vent and does not establish a common performance rating for every model

Use evidence, not marketing language

FloodReady identifies BS 851188 as covering testing for resistance products, including water depth, wave action and impact. It also reports that few products have passed the test and received BSI Kitemark certification. Before relying on a certification claim, verify the current standard edition, the certificate holder, the exact product and the scope of the test.

Ask a supplier or installer for written evidence covering:

  • The complete product name and model or configuration.
  • The opening size and construction used in testing.
  • Water depth, exposure duration, wave action and impact conditions included in the test.
  • Whether the result applies to the panel alone or to the installed door, frame, seals and fixings.
  • Installation tolerances, substrate requirements and any exclusions.
  • Inspection, maintenance, replacement-seal and post-flood instructions.

A statement that a product is “flood proof” is broader than the evidence described in the official guidance. Use “resistant” or “designed to reduce entry” only within the tested and installation limits.

A property-first selection process

1. Map every possible entry route

Walk the outside of the building and record door thresholds, garage doors, patio doors, airbricks, vents, cellar openings, low windows, meter boxes, pipe penetrations and drainage connections. Note which openings are below likely flood levels and whether water could bypass the building through an adjoining extension or outbuilding.

2. Establish the flood scenario

Use local flood information and professional advice to estimate whether water is likely to be shallow surface flow, deeper river or coastal flooding, rapid flow, or a prolonged event. Record the expected depth, duration, warning time and likelihood of waves or floating debris. A device selected for a short, shallow event may not suit deeper or longer exposure.

3. Decide what can be operated safely

For every active measure, identify the person responsible, the trigger for installation and a backup person. Practise fitting the barrier in dry conditions. Include gloves, lighting and a safe route, and never require someone to work in moving or contaminated water.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Match the product to the opening

Measure the clear opening, threshold and surrounding frame. Check whether the wall is masonry, cladding or another construction and whether fixings can be installed without damaging damp-proofing or services. For airbricks, confirm the replacement or cover preserves required ventilation when not deployed.

5. Plan for water that gets around the measure

Resistance is one layer. Consider drainage backflow, pumps where appropriate, raised services, sacrificial finishes and a safe evacuation plan. A door barrier should never delay evacuation or encourage occupants to remain in dangerous conditions.

Installation and maintenance checklist

  1. Read the exact instructions. Keep the installation manual with the stored equipment and record the supplier’s contact details.
  2. Prepare the opening. Keep channels, thresholds and airbrick faces free from paint build-up, grit, leaves and stored items that could prevent a seal.
  3. Check components before the flood season. Inspect panels, seals, hinges, fixings and automatic mechanisms for cracking, distortion, corrosion or missing parts.
  4. Rehearse the procedure. Fit the barrier or cover in daylight, measure the time required and correct any frame or threshold problem while conditions are safe.
  5. Install at the defined trigger. Follow the household flood plan and fit active measures before water reaches the opening; do not improvise once the area is flooded.
  6. Monitor during the event. Observe from a safe position for movement, leakage or blocked drainage. Do not lean over moving water or dismantle a barrier under pressure.
  7. Remove and clean safely. After the water has receded and authorities or a competent professional say it is safe, remove temporary covers, clean and dry components, and restore ventilation.
  8. Record defects. Photograph damage, note the water level and arrange replacement seals, repairs or a reassessment before the next warning.

Why one protected door is not enough

Floodwater follows the easiest available route. A well-sealed front doorway can coexist with water entering through a side door, garage, rear patio threshold, airbrick or service duct. It may also enter from below through floors or drains. The official approach therefore separates property resistance measures from broader resilience and recovery measures.

GOV.UK’s property-protection advice directs householders to the National Flood Forum for advice and to Blue Pages for products and services. Use current listings and check installer credentials rather than relying on an old recommendation or an unverified online claim.

Resistance versus resilience and recovery

Resistance aims to keep water out for the conditions the building and products can handle. Resilience accepts that some water may enter and reduces damage and recovery time through choices such as water-tolerant finishes, raised electrical equipment, accessible isolation points and planned clean-up. A barrier or airbrick cover is therefore one component, not a complete flood strategy.

The Environment Agency says around one in six people are at risk of flooding in England in its 22 May 2023 discussion of property resilience. Its flood-risk strategy director Julie Foley states: “We cannot eliminate all risk.” Read the context in the Environment Agency’s article. The statistic describes exposure in England; it is not a measure of how effective any particular product is.

Common mistakes and how to avoid them

Buying by product name alone

Ignoring adjacent openings

Protecting the most visible door while leaving vents, garages or low-level services open creates a bypass route. Complete the opening survey first.

Assuming automatic means maintenance-free

A self-closing airbrick still needs inspection, correct installation and a functioning mechanism. Confirm how it resets and how ventilation is maintained in normal conditions.

Leaving temporary covers fitted

Airbrick covers can obstruct ventilation after the event, while stored barriers can deteriorate if damp or exposed to sunlight. Follow removal, drying and storage instructions.

Treating a test depth as a house-wide guarantee

A laboratory or certification result applies to stated conditions and configurations. Walls, foundations, thresholds and construction defects can change the outcome on site.

Installing without checking the building

Drilling into a frame, threshold or wall without locating damp-proof courses and services can create new defects. Use a competent installer when the opening or construction is uncertain.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When a survey or professional installation is justified

Seek property-specific advice when the building has a basement, suspended timber floor, irregular thresholds, extensions, shared walls, previous flood damage or uncertain drainage. A survey can identify routes that are not obvious from the main façade and can coordinate doorway, vent, drainage and recovery measures.

Professional help is also sensible when no household member can safely install an active barrier, when warnings are short, or when the proposed measure requires structural alterations. Ask for a written scope that states the openings covered, assumptions about depth and duration, maintenance responsibilities and what remains unprotected.

UK scope and qualifications

The principal sources cited here are UK government publications, with several points written for England. Planning terminology, building standards, flood-warning arrangements and available grants can differ across England, Wales, Scotland and Northern Ireland. Confirm the relevant national guidance and local flood authority requirements before commissioning work.

Flood risk also varies by site and can change with development, drainage performance and weather. The government’s Flood Zones guidance explains planning categories, but a zone designation does not by itself specify how a particular doorway or airbrick will perform.

A practical decision rule

  • Choose a flood-resistant door when the main vulnerability is an external doorway and a permanent, normally closed measure suits the building.
  • Choose a temporary door barrier when a compatible doorway can be protected in advance and a reliable person can install it safely with enough warning.
  • Choose an airbrick cover when existing vents are the vulnerable route and temporary installation and prompt removal can be managed.
  • Choose a self-closing airbrick when automatic closure is valuable, provided the replacement is compatible and its evidence and maintenance requirements are clear.
  • Use a combination when the property has more than one low-level route; no single product protects every opening.

The best result is the one that covers the actual openings, has evidence appropriate to the expected conditions, can be installed or remain ready as intended, and is integrated with a wider plan for evacuation, resilience and recovery.
