Dry-Laid vs. Mortared Flagstone
Dry-laid and mortared patios are different construction assemblies, not interchangeable finishes. Dry-laid stone is set over a prepared granular base; mortared flagstone is generally installed over a concrete base. The right option depends on the existing conditions, drainage plan, and desired appearance.

Neither method is universally best. Have the installer explain the proposed assembly and how it will move water away from vulnerable structures without trapping moisture beneath the stone.
Plan the Base and Drainage
A stable, compacted, permeable gravel base is central to patio performance. Poor compaction, erosion, retained water, and freeze-related movement can undermine the surface. Fine Homebuilding’s 2021 guide notes that slow-draining soils may require additional drainage, such as perforated pipe.

Plan where water will go before choosing a joint treatment or finish. The patio should move water away from vulnerable structures, and the construction should not trap water in the assembly. Old World Flagstone’s manufacturer FAQ warns that retained moisture can cause rust spots or discoloration in its product context; that guidance should not be assumed to apply to every stone.
Ask for a written description of the base materials, compaction approach, drainage route, and joint treatment. A sealer cannot correct a poor base or drainage problem.
Joints, Finish, and Maintenance
Sand, planted groundcover, and mortar are joint options described for flagstone patios. Their appearance and upkeep differ, so select one that fits the stone, assembly, site drainage, and intended use. Discuss how joints will be maintained and repaired as part of the installation plan.
Sealing is not a universal requirement. A topical sealer can alter the stone’s texture or finish, and a wet-look effect is a matter of preference. Check guidance for the selected stone and sealer, and test on an inconspicuous sample before treating the whole patio. Do not use a sealer as a substitute for sound construction or water management.
