Five homes featured in New Atlas in 2018 show how varied the term “flatpack home” can be: some arrive as fold-out modules, while others are assembled from prefabricated panels or configurable kits. They are useful architectural inspiration, not a current best-buy ranking. The original feature did not describe a scoring method or comparative test, and most of its product claims have not been verified against current specifications.
What “flatpack home” means in this roundup
Flatpack is not one construction method. In New Atlas’s descriptions, M.A.Di. folds open from transported modules; Kiss House and Plús Hús use prefabricated panels; and Cubicco and Britespace are presented as configurable prefabricated homes. That distinction matters when considering transport, site preparation, assembly and what a quoted price includes.

The five designs below are the homes selected by New Atlas on 21 August 2018. Their prices, assembly times and performance figures are historical reports, not current quotations or independently verified comparisons.
The five homes featured in 2018
1. Cubicco: expandable homes with resilience claims
New Atlas described Cubicco’s range as spanning micro-shelters to larger homes with bedrooms, office space and a kitchen. The feature said the homes used sustainably sourced wood and could be equipped with vertical gardens, green roofs, rooftop solar, rainwater harvesting and batteries.

It reported a wind-resistance figure of up to 180 mph (290 km/h) and a starting self-build price of US$58,500. Those are claims and pricing reported in 2018; no current authoritative product specification, testing basis, availability or price is established here. The reported wind figure should not be treated as a guarantee for a particular site or building code.
2. Britespace by Avava Systems: configurable and optionally off-grid
The 2018 feature described Britespace as available in different configurations, with on-grid or off-grid operation and optional rainwater harvesting, rooftop solar and battery storage. It reported assembly in about six weeks and a price range of US$90,000–US$184,000 before installation.
Those figures are historical. Current product status, delivery territory, assembly scope and price inclusions have not been established, so the reported range is not a present-day estimate of a finished, site-ready home.

New Atlas described Italian architect Renato Vidal’s M.A.Di. as a cross-laminated-timber home shipped in flatpack modules and folded open on site into a two-level house. The feature said installation could take less than a day and cited an approximate 2018 price of €800 (US$933) per square meter. Both figures belong to that dated report.

- Authentic, Real-World Construction Experience: The Pitsco True Scale House Framing Kit delivers a realistic construction model rather than simple assembly play. Students build a true 1:16 scale house model using 485 precision-cut balsa wood pieces, following professional-style house plans and construction methods aligned to real building practices. This architectural framing kit helps learners understand stud framing, scale lumber, and structural design in a way traditional model kits cannot.
- Blueprint Reading & Skill-Building: Designed as a hands-on architecture lesson for ages 14+, this model house framing kit guides students through a structured learning progression. Learners begin by interpreting blueprints, measuring to scale, and understanding architectural drawings before cutting, framing, and assembling the structure. The challenge builds accuracy, focus, and confidence, making it ideal for homeschooling, high school engineering projects, and blueprint reading practice tools.
- Choice-Based Design & Structural Comparison: Unlike most balsa wood house kits, this architectural model making supply allows students to choose between two realistic roof systems: truss or hip. Comparing a truss building kit to a hip roof framing model gives learners firsthand experience with real-world structural approaches used in residential construction, reinforcing problem-solving, interpretation, and decision-making while maintaining authentic construction standards.
- Classroom-Ready & Collaborative by Design: This classroom building kit is designed for individual or paired work, supporting collaboration and communication as students divide tasks, measure materials, and assemble the wooden house frame model together. Instructions are student-facing, with minimal teacher prep required beyond gathering shared tools. Projects can be stored safely during multi-week builds, making it well suited for extended classroom use.
- Career Pathways in Construction & Design: The True Scale House Framing Kit connects hands-on building to real careers in construction, architecture, engineering, drafting, and skilled trades. By applying construction terminology, reading plans, and working with a realistic construction model, students gain exposure to Career and Technical Education (CTE) construction concepts and civil engineering foundations, positioning this as a powerful architecture study kit and vocational training resource.
The manufacturer’s current website presents deployable, modular, multi-storey homes and a newer M.A.Di. 2.0 system. It says about 90% of a unit can be produced in the factory before the finished work is installed after a short site period. The manufacturer’s M60 page lists gross usable surface areas of 35, 70 and 104 m². Listed prices and transport and installation costs vary by configuration, and taxes are excluded from the listed unit price. These are manufacturer-published figures, not independent estimates. Their pricing basis and inclusions differ from the 2018 per-square-meter figure, so the two should not be compared as equivalent quotes. M.A.Di. official website
4. Plús Hús by Minarc: a compact panelized home
New Atlas described Plús Hús as a 320-square-foot (30-square-meter) home assembled from prefabricated mnmMOD panels. The feature said the panels used extruded polystyrene and 30% recycled steel, and that assembly took a few days on a properly prepared site. It also reported Minarc’s claim that the home was 40% more energy efficient than traditional homes, without identifying an independent comparison method.

The article listed three versions priced from US$37,000 to US$49,000. The size, material description, efficiency claim and prices are all historical reporting from 2018; they do not establish current specifications or availability. Minarc’s current studio website still lists ADUs / Plús Hús, and its ADU page includes the name among several offerings. That current reference does not confirm that the 2018 model, performance figure, price or delivery options remain available. Minarc studio website Minarc ADU page
5. Kiss House: panelized timber homes with a Passivhaus claim
The 2018 roundup described Kiss House as a cross-laminated-timber home built to Passivhaus standards, offered in two-, three- and four-bedroom versions. It reported that prefabricated panels could be assembled on a prepared concrete slab in three to four days and gave a guide price of about £2,000 (US$2,550) per square meter.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to use these examples when planning a build
The designs illustrate different approaches, but they do not provide a controlled comparison. Before evaluating any real project, ask each supplier for a written, delivered and site-ready quote with the same scope. Check that it separates or clearly includes:
- Design, engineering and the level of interior finish.
- Permits, code compliance and the path to approval in the intended jurisdiction.
- Foundation and other site preparation, including access and any required lifting equipment.
- Transport, unloading, installation crew and the precise work covered by the assembly schedule.
- Utility connections and any off-grid equipment, such as solar, batteries or rainwater systems.
- Taxes, exclusions, delivery territory and the conditions attached to any performance claim.
The 2018 feature does not establish these costs or inclusions consistently across the five homes. A listed unit price, historical assembly time or resilience claim alone is therefore not enough to compare the total cost or suitability of a project.
