The amount is commonly rounded to $95 million in reports. The project is planned as a 13-story building with 262 units, 667 beds and 4,500 square feet of retail.
What the loan will finance
The financing is for Zev Corvallis at 516 Southwest Fourth Street in Corvallis, Oregon. Commercial Observer describes the site as on the Oregon State University campus; GlobeSt describes it as adjacent to the university. The reports therefore place the project by OSU but do not establish a precise campus boundary.
Commercial Observer reported the $94.8 million transaction on October 5, 2026, and GlobeSt published a second report on October 6. Both identify Fields Holdings as the developer and Affinius Capital as the lender.
Project scale and planned features
The reported plan comprises 262 units across 13 stories, with capacity for 667 beds and 4,500 square feet of retail. GlobeSt says the unit mix is planned to range from studios to four-bedroom apartments.

GlobeSt also describes planned amenities and finishes including a fitness center, yoga room, resident lounges, rooftop deck, steam room, theater, terrace and pool. The reported unit features include furnishings, stainless steel appliances, a washer and dryer, smart-home technology and views of Oregon State. These are features described in project plans, not confirmation of completed construction specifications.
Why Affinius Capital says it is investing
Affinius Capital senior vice president Tyler Figley cited growing enrollment, limited comparable new supply and the site’s proximity to Oregon State as factors behind the investment. GlobeSt quoted Figley describing the combination as “growing enrollment, limited comparable new supply and an exceptional location adjacent to Oregon State.”

Those points are the lender’s stated rationale. The published reports do not independently establish enrollment trends or quantify a local student-housing shortage. GlobeSt also relayed Walker & Dunlop senior managing director Will Baker’s comment that student-housing rent growth is normally 1–3 percent, compared with 7–10 percent in recent years. That is broad industry commentary, not a measure of rents in Corvallis or at Zev Corvallis; the report provides no underlying dataset, time series or methodology.

Commercial Observer reported fall 2028 as the project’s expected completion date. It is a target, not a confirmed opening date, and project plans and schedules may change.

The reports do not state the loan’s interest rate, maturity, recourse, loan-to-cost ratio, covenants, fees, repayment terms or the full capital stack. Commercial Observer listed no broker on the transaction.
