Drywall material alone typically costs about $10–$20 per sheet, while installed drywall is estimated at $1.50–$3.50 per square foot or $30–$70 per sheet, including hanging, taping, and finishing. These are broad US estimates from HomeGuide, not a guaranteed local price; your total depends on the board, finish, room conditions, and the contractor’s scope.
Estimate using the surface area of the walls and any ceiling being covered—not the room’s floor area. For a 12 × 12 bedroom, HomeGuide gives a broad installed estimate of $580–$1,800; get local, itemized bids to price your actual project.
Drywall cost at a glance
| Cost item | Published estimate | What it covers |
|---|---|---|
| Drywall panel, material only | $10–$20 per sheet | HomeGuide’s material-price range; excludes installation and other supplies |
| 4 × 8 panel area | 32 square feet | Panel coverage, according to Lowe’s installation guide |
| Panel material cost per square foot | About $0.31–$0.63 | Calculated from HomeGuide’s sheet-price range divided by 32 square feet; board only |
| Installed drywall | $1.50–$3.50 per square foot | HomeGuide estimate for hanging, taping, and finishing |
| Installed drywall per sheet | $30–$70 per sheet | HomeGuide estimate for labor and materials to hang, tape, and finish |
| 12 × 12 bedroom | $580–$1,800 | HomeGuide example; the guide estimates 380–530 square feet of drywall surface |
These figures come from consumer cost guides, not a single national retail-price survey. HomeGuide notes that installed prices vary with factors such as board type, finish, and ceiling height. Ask contractors to quote the same written scope, and check local prices for the board you need.
Drywall cost per sheet: material versus installed
A material-only sheet price is not the same as an installed price. HomeGuide lists drywall material at $10–$20 per sheet. For installed work, its guide gives $30–$70 per sheet for hanging, taping, and finishing. The installed estimate depends on the panel, finish, project, and included work.

- Brushless motor for efficient performance and runtime
- Wide variable speed range with dedicated High and Low settings helps optimize usage in light- and heavy-gauge substrates
- Four dedicated tool modes enable operation of tool in Trigger Mode (High Speed), Trigger Mode (Low Speed), PushStart Mode, and Lock-On Mode
- Top-mounted electronic mode select enables fast, one-handed switching between the tool's four modes
- Adjustable nosecone enables consistent setting of proper screw depth
A 4 × 8 panel covers 32 square feet, according to Lowe’s installation guide. Dividing HomeGuide’s material range by that area gives a calculated board-only cost of about $0.31–$0.63 per square foot. This calculation does not include waste, delivery, fasteners, tape, joint compound, or labor.
When reviewing a per-sheet quote, confirm the board size and type and whether the price includes delivery, hanging, taping, mudding, sanding, texture, cleanup, and disposal. A sheet price without a defined scope is difficult to compare with another bid.

Drywall cost per square foot
Use the drywall surface area: add the area of each wall and include the ceiling if it is being covered. Do not use floor area alone. HomeGuide’s installation guide estimates 380–530 square feet of drywall surface for its 12 × 12 bedroom example, compared with 144 square feet of floor area.
HomeGuide puts installed drywall at $1.50–$3.50 per square foot for hanging, taping, and finishing. Its per-square-foot and per-sheet figures are broad estimates and may not match exactly at every endpoint because projects differ in size, finish, location, and scope.

- POWERSTATE Brushless Motor: Delivers 4,500 RPM's to provide faster than corded productivity
- Auto Start Mode: The tool trigger can stay locked on without the motor running. Once the screw comes in contact with the drywall, the motor automatically starts, resulting in less noise between screws and 3x longer run time.
- M18 REDLITHIUM XC5.0 battery pack: Delivers 64 sheets per charge and the CP2.0 delivers 27 sheets per charge
- Ergonomically designed to be light weight, balanced and comfortable for continuous use
- Compatible with all M18 Batteries
How to estimate the surface area
- Measure each wall’s length and height, then multiply them to find that wall’s area.
- Add the wall areas together.
- If the ceiling is included, multiply the room’s length by its width and add that area.
- Account for openings and layout when planning the board quantity.
- Add an allowance for cutting and piecing before estimating sheets.
Lowe’s installation guide advises allowing 10%–15% overage for cutting and piecing. Actual needs depend on room layout, openings, and panel choices, so use the guide’s allowance as a planning aid rather than an exact order quantity.
Drywall cost per room
Room prices vary with drywall surface area, board specification, finish, ceiling work, and removal or repair work. HomeGuide’s 12 × 12 bedroom example is $580–$1,800 for an estimated 380–530 square feet of drywall surface. Treat this as a broad US estimate, not a quote for every room of that size.

- Depth-sensitive, "set and forget" nosepiece for consistent fastener depth
- Two-finger trigger for increased comfort and ease of use
- 5,300 RPM high speed motor for production drywall hanging
- Lightweight with excellent ergonomics
- Helical-cut steel and heat-treated gears for long life and durability
| Project example | Published estimate | How to use it |
|---|---|---|
| 12 × 12 bedroom | $580–$1,800 installed | HomeGuide example; confirm the area and work included in a local bid |
| Other room sizes | No specific price established in the research | Measure walls and ceiling, then request bids for the same scope |
What affects the estimate?
HomeGuide identifies ceiling height, board type, and finish level as factors in installation cost. The scope also matters: a quote for board only or hanging only is not comparable to one that includes taping and finishing. Its guide discusses texturing and removing old drywall as separate cost factors, but the research does not establish one reliable price for those items here.
When you compare bids, check whether each includes the same work and board specification. Note whether the area is walls only or walls and ceiling, and whether removal, disposal, texture, primer, or paint preparation is included. Broad national estimates cannot predict a contractor’s local labor rate, delivery cost, or minimum charge.

How to compare drywall bids
- Ask each contractor to state the measured wall and ceiling surface area.
- Confirm board type, thickness, and panel size in the quote.
- Check whether the scope is materials only, hanging only, or hanging plus taping and finishing.
- Ask whether texture, old-board removal, disposal, and other preparation are included or excluded.
- Compare itemized local bids with matching scopes rather than relying on a per-sheet figure alone.
