Drones can give a site assessment a viewpoint that ground photographs and drawings cannot: an elevated, spatially coherent view of the whole property. In a Denver case described by IMEG in Building Design + Construction on June 12, 2023, that view was combined with GPS, a 360-degree camera, an illuminance meter and GIS to explain nighttime lighting conditions and potential security vulnerabilities to a client.

The case demonstrates a communication and visualization method, not a quantified promise that every drone assessment is faster, cheaper, safer or more accurate. The project’s results are best understood by looking at what each capture method contributed, how the information was assembled, and which details a future project must document.

What the Denver drone assessment was designed to answer

IMEG’s account concerned a nighttime lighting and security assessment for a client site in Denver. The practical question was not simply “How bright is this fixture?” It was how lighting conditions, circulation routes, building edges and surrounding spaces appeared together after dark, and where gaps could create security concerns.

A conventional photograph can show a dark corner, a light source or a poorly illuminated path. A plan can show where those features are located. An elevated nighttime image can connect them in one view, giving a client and design team a clearer sense of the site’s overall context. In this case, the drone supplied that aerial nighttime perspective while other instruments supplied measured light readings, panoramic views and location information.

The source does not report a before-and-after result, a cost reduction, a schedule saving, an accuracy percentage or a safety statistic. It also does not identify the flight date, aircraft, sensor, pilot, airspace authorization, weather, processing software or measurement standard. Those omissions matter: the Denver example supports the value of combining viewpoints and data layers, but it cannot establish a universal performance advantage for drone work.

What equipment went into the capture kit

The reported kit contained four distinct technologies. Each answered a different question, so the drone was one part of the assessment rather than a replacement for every other method.

Tool Role in the described assessment What it does not establish
Drone Captured an elevated nighttime visual view of the site and supported the aerial-image overlay in the report. The aircraft model, camera specifications, flight path, altitude, operating conditions and image accuracy were not stated.
GPS Provided location information so observations and images could be related to positions on the property. The receiver, coordinate system, positional accuracy and survey procedure were not stated.
360-degree camera Recorded panoramic ground-level visual information that could complement the aerial view. The camera model, image resolution, mounting location and stitching method were not stated.
Illuminance meter Captured light measurements used to create a heat map of lighting conditions. The meter model, calibration, measurement grid, units, sampling interval and acceptance criteria were not stated.
GIS Combined the collected information and supplemented the report with a spatial presentation. The GIS platform, data schema, coordinate reference system, processing workflow and 3D-model method were not stated.

This division of labor is important. A visually striking aerial image does not, by itself, measure illuminance. Conversely, a set of meter readings does not show how a person experiences the entire site at night. The value described by IMEG came from joining those forms of evidence.

How the information was assembled into a client deliverable

The article describes the outcome rather than publishing a detailed field protocol. A reader can nevertheless understand the project as a sequence of linked capture and reporting tasks.

  1. Define the assessment question. The team focused on nighttime lighting and security conditions, so the capture plan needed both visual context and light measurements.
  2. Collect complementary observations. The drone provided an elevated nighttime view; the 360-degree camera documented panoramic conditions; the illuminance meter recorded light levels; and GPS supplied location context.
  3. Associate observations with the site. Location information allowed measurements, photographs and notes to be placed relative to buildings, paths, access points and other site features.
  4. Combine layers in GIS. GIS was used to bring the collected information together and supplement the report. The source does not specify the software, coordinate system or processing rules.
  5. Present findings for decisions. The client received a package that connected measured values and images to specific places, making proposed lighting and security improvements easier to discuss.

That sequence should not be read as a hidden specification. The source does not say how many flights or readings were taken, whether the drone imagery was photogrammetric, how the meter was calibrated, or how the team controlled for changing nighttime conditions. Those are project requirements to define explicitly on a new commission.

What the client report showed

IMEG says the deliverable included several coordinated elements:

  • A heat map of lighting measurements to show how recorded illuminance varied across the property.
  • A nighttime aerial-image overlay to provide a high-level visual view of the site after dark.
  • Photograph locations so viewers could connect ground images to mapped positions.
  • Notes that added observations and site-specific context.
  • Suggestions for improving lighting and security based on the combined observations.

For a client, this format can be more actionable than a folder of unlabeled photographs. A map answers “where,” the measurement layer answers “how much was recorded,” and the images answer “what did the condition look like.” The recommendations still require professional interpretation; the report format does not eliminate judgment about design, security operations or code obligations.

Why an elevated nighttime view can change the conversation

It shows relationships that are hard to see from one photo

Lighting problems are often spatial. A fixture may illuminate a doorway but leave an adjacent path, loading area or parking edge dark. An aerial view can show those relationships at once, while mapped photographs let the team inspect details from the ground.

It gives non-specialists a shared visual reference

Clients, architects, lighting designers and security consultants may describe the same condition in different terms. A georeferenced image overlay and marked photograph positions create a common reference for meetings, design options and follow-up work.

It complements, rather than replaces, measurements

Brightness in an image depends on camera exposure and processing. It should not be treated as an illuminance value. The Denver workflow used an illuminance meter separately and displayed those readings as a heat map, preserving the distinction between visual evidence and measured light.

When this approach fits—and when another capture method may be better

IMEG’s current reality-capture service description lists drone and 3D laser-scanning work for construction and renovation projects. Its listed applications include land surveying and GIS, aerial imagery, 3D mapping, volumetric analysis, construction observation, bridge, building and utility-infrastructure inspection, thermal imaging and heat-loss detection, traffic analysis and marketing. Those are capability categories, not proof that one package is appropriate for every site.

Assessment question Capture emphasis Deliverable to define
Nighttime lighting and security Aerial nighttime imagery plus ground panoramas, illuminance readings and mapped locations. Lighting heat map, image overlay, photograph points, notes and improvement recommendations.
Geometry or topographic context Survey/GIS data, aerial imagery and, where required, laser scanning or another documented 3D method. Survey-controlled map, model or measurements with stated accuracy and reference system.
Construction observation Repeatable aerial and ground imagery tied to dates and site areas. Progress record with coverage, image locations, dates and unresolved observations.
Infrastructure inspection Close visual views, suitable sensors and safe access planning; an aerial overview may provide context. Condition report that states inspection scope, image quality, access limits and any required follow-up.
Thermal or heat-loss investigation Thermal imaging under conditions appropriate to the question, supported by visual and location data. Thermal maps and annotations with environmental and sensor qualifications.

The right choice depends on the question, the measurements and viewpoints required, the accuracy of the deliverable, site access, safety, airspace and operator qualifications. A drone image should not be selected merely because it is visually compelling.

Questions to settle before authorizing a flight

The Denver article leaves several project-specific details open. A construction or design team should make them explicit in the scope.

  • What decision will the data support? State whether the purpose is lighting design, security review, documentation, surveying, progress tracking or inspection.
  • What must be measured? List illuminance, dimensions, locations, temperatures, volumes or other required observations separately from photographs.
  • What accuracy is required? Specify tolerances, coordinate reference, control points and reporting units where the deliverable will be used for design or construction decisions.
  • Which conditions must be captured? A nighttime lighting assessment may require a defined operating state for fixtures and a documented observation window. Do not assume the source’s conditions apply to another property.
  • How will access and safety be managed? Identify people, vehicles, overhead obstructions, restricted areas and emergency procedures before flight and ground capture.
  • Who is qualified to operate? IMEG’s current service page says its drone operation uses pilots certified under FAA Part 107. That is firm-level capability information; the article does not identify the credential or authorization for the specific Denver flight.
  • How will data be retained? Agree on file formats, naming, map references, privacy controls, revision history and who may use the imagery.

Practical workflow for a defensible site assessment

1. Write a capture brief

Describe the site boundary, the question being answered, the required viewpoints, the measurements, the intended users and the final report. Separate “visual documentation” from “quantitative measurement” so neither is mistaken for the other.

2. Coordinate site and airspace conditions

Confirm access, lighting controls, occupants, traffic, obstructions and any permissions that apply to the location and time of work. The Denver account does not state its flight authorization or operating conditions, so those facts must be verified independently for each project.

3. Establish location control

Decide how GPS positions, photographs, meter readings and drawings will share a common reference. Record the coordinate system and any accuracy statement in the project documentation rather than assuming that a map overlay is automatically survey-grade.

4. Capture the planned evidence

Use the drone for the agreed aerial view, the 360-degree camera for panoramic ground context and the illuminance meter for light readings. Record enough field notes to explain unusual conditions, blocked areas or observations that a sensor cannot show.

5. Build and review the GIS package

Place the measurements, image locations, aerial overlay and notes together. Check that mapped points align with recognizable site features and that every recommendation can be traced to an observation or measurement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

6. Deliver a decision-ready report

Explain the method, date and conditions, identify limitations, show the heat map and imagery, and distinguish measured findings from professional recommendations. A client should be able to locate a condition, understand the evidence behind it and assign a next action.

Equipment guidance without overpromising a particular product

The source names equipment categories but no brands or models. An illuminance meter, also called a light meter, is therefore a defensible category for a professional discussion, but the article provides no basis for recommending a consumer model, a calibration class or a particular specification. Procurement should follow the required measurement range, resolution, calibration documentation and reporting standard for the project.

The same caution applies to the drone, 360-degree camera and GPS. Their suitability depends on the required image quality, low-light performance, positioning accuracy, operating environment and deliverable. A purchase decision should be made from the capture brief and accuracy requirement, not from the fact that a device appears in one practitioner case.

Common failure modes and how to prevent them

Using the aerial image as a light measurement

Problem: Exposure, contrast and image processing can make an area look brighter or darker than its measured illuminance.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prevention: Keep illuminance readings as a separate, documented data layer and label the aerial image as visual context.

Presenting an attractive model without location control

Problem: A 3D view or image overlay may look precise while its coordinate system and accuracy remain unknown.

Prevention: State how positions were established, what accuracy is supported and where the model should not be used for dimensional decisions.

Assuming one capture method answers every question

Problem: A drone can provide overview imagery but may not supply the close detail, survey control, thermal data or inspection access a project needs.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prevention: Match each question to the required sensor, viewpoint and deliverable before scheduling fieldwork.

Leaving conditions undocumented

Problem: Lighting states, vehicle movement, weather, occupied areas or temporary obstructions can affect what was observed.

Overstating the Denver case

Problem: The published account can be misread as proof of universal savings or accuracy.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prevention: Describe it as an IMEG practitioner case that demonstrates integrated visualization and communication, while reporting project-specific performance only when it has been measured.

The broader reality-capture context

IMEG’s current service page presents drone work alongside 3D laser scanning for construction and renovation. The range of listed uses—from surveying and mapping to observation, inspection, thermal detection and traffic analysis—shows why “drone assessment” is not one standardized service. The sensor package, control method, flight plan and report must change with the question.

The firm also identifies a historical presentation titled “Enhanced Visualization & Reality Capture from a Bird’s Eye View,” associated with the author and colleagues Shanna Olson, Architectural Lighting Leader, and Ryan Searles, Security Consulting Group Leader. The article refers to a June 9 AIA conference session; because the account was published June 12, 2023, that presentation should be described as historical rather than upcoming.

Bottom line for construction teams

The Denver lighting and security assessment shows a practical pattern: use an elevated nighttime image to reveal site relationships, use ground imagery and measured illuminance to add detail and evidence, and use GIS to present the layers together. The method is most valuable when the client needs to understand where a condition occurs and how it relates to movement, buildings and security-sensitive areas.
