Do You Need an Architect or a Design-Build Contractor for a Home Addition?

An architect-plus-builder route lets you develop plans before selecting a contractor; design-build puts design and construction under one owner contract. Compare the actual team, scope, pricing, and responsibilities before choosing.

Neither route is automatically better for a home addition. Hire an architect separately if you want to develop the design first, then seek builder bids for a defined set of plans. Consider design-build if you prefer one entity to coordinate design and construction under one contract. In either case, the people, scope, price process, local qualifications, and written allocation of responsibility matter more than the label.

What each option means

Separate architect and builder

In the typical design-bid-build sequence, you hire an architect for design, use the resulting drawings and specifications to solicit contractor bids, and then sign a separate construction contract with the builder you select. The design is substantially developed before bidding, which can make bids easier to compare against a shared scope. You manage two primary contractual relationships, so decide whether and how the architect will remain involved once construction starts. The AIA/AGC primer on project delivery terms describes this sequence and does not endorse one delivery method as best.

This route gives you the option to select a builder after the design is prepared. That can be useful if you want to evaluate more than one contractor against a common package, but the comparison is only meaningful if the documents and each bid make assumptions, allowances, exclusions, and services clear. Ask the architect what the drawings and specifications will cover and whether the package is intended to support contractor pricing.

Design-build

With design-build, you contract with one entity for both design and construction. The entity may be contractor-led or architect-led, and the design professional may work for or contract with the design-builder rather than directly with you. One owner contract can simplify coordination and clarify the entity responsible for delivering both services, but it does not mean one person performs every task or remove the need to define who makes decisions, handles changes, and bears each responsibility. Ask who your contractual counterparty is and who actually provides each service. See AIA’s overview of design-build contract relationships.

Design-build may bring construction input into the design process, and design and construction work can be coordinated or overlap. But the label does not tell you when a price becomes binding, how complete the design will be at that point, or whether the schedule will be shorter. Those are proposal and contract questions, not automatic benefits of the delivery method.

When to hire an architect separately

  • The design needs careful development. An addition that must fit a particular layout, style, site, or existing structure may benefit from a dedicated design process before you choose a builder. The architect can help evaluate the site, explore options, and identify jurisdictional constraints during schematic design. AIA recommends involving an architect when you are ready to enhance a living space in its homeowner guide to working with an architect.
  • You want to select the builder after design. A completed drawing and specification package can give several contractors a common basis for pricing. Ask whether the documents will be sufficiently detailed for comparable bids, and identify any assumptions, allowances, and exclusions that remain.
  • You want a direct relationship with the architect. A separate owner-architect agreement spells out the architect’s obligations to you. If you also want help during construction, request those services explicitly; producing plans does not automatically include site visits, submittal review, or other construction-phase work.

Separate contracts also mean you should understand how the architect’s work relates to the builder’s. Ask whether the architect will answer contractor questions or help assess proposed changes, and what happens if bids come in above your budget. The agreement should say which services are included and which would count as additional services.

When design-build may fit better

  • You prefer one contractual relationship. One entity is responsible for coordinating design and construction, although the agreement should still identify the people and firms doing the work.
  • You want construction input during design. A design-build team may bring estimating and construction considerations into design development. Ask when estimates are produced, what they include, how design changes affect them, and when the construction price becomes binding. Integrated work does not by itself establish a faster schedule or a fixed price at the outset.
  • You have verified the actual team. Check the proposed designers’ and builders’ relevant addition experience, references, licensing or other required qualifications, and authority to provide services where the home is located. Requirements depend on jurisdiction; AIA’s design-build guidance notes that eligibility is subject to local rules.

One entity coordinating both services does not mean the homeowner should accept an unclear division of duties. Find out who makes design decisions, coordinates consultants and trades, submits for permits, communicates price changes, and is responsible for addressing errors, omissions, delays, or changes. In contractor-led design-build, the architect may be contracted by the design-builder rather than by you, so ask how the design professional’s role and responsibilities are documented.

Compare the proposals on these seven points

  1. Design relationship and choice: Find out whether you will contract directly with the architect or whether the architect works for the design-builder. If you choose separate services, confirm whether the architect’s documents will be used for competitive bids.
  2. Scope and deliverables: List the design phases, drawings, engineering and consultant coordination, permit submissions, revisions, construction administration, site visits, and change-order support. AIA’s description of an architect’s basic services gives examples of common phase deliverables, but the agreement determines what is actually included. Treat the listed services as a checklist for discussion, not as work automatically included in every fee.
  3. Budget and price development: Ask who prepares estimates, at which milestones, what allowances and contingencies are included, and what happens if bids exceed your budget. For design-build, ask when the construction sum becomes binding and what can still change. AIA identifies budget responsibility and estimating as topics to address in the agreement. Also clarify who must approve changes that affect the budget.
  4. Accountability and communication: Name the owner’s contractual counterparty, design decision-maker, consultant and trade coordinator, permit applicant, and party responsible for managing errors, omissions, delays, and changes. Do not treat “one contract” as a substitute for assigning these duties.
  5. How selection and price are assessed: Compare qualifications and scope along with price. A low bid may omit services or rely on different assumptions. The AIA/AGC primer discusses low-bid, best-value, and qualifications-based selection approaches; choose the approach that fits your priorities and compare like-for-like proposals.
  6. Construction oversight: If an architect is involved, ask whether the architect will visit the site, review submittals or payment applications, respond to contractor questions, and help assess changes. These services are discretionary and should be described in the owner-architect agreement.
  7. Local approvals and qualifications: Verify applicable architect and contractor licensing, insurance, permit-submission and approval responsibilities, zoning limits, and building requirements for your address. General US-oriented guidance cannot determine the rules for a specific jurisdiction.

For an owner-architect contract, AIA also identifies additional services, owner approvals, completion obligations, and liability as matters to address. Read the actual agreement rather than assuming a proposal or project description resolves them. If the proposal refers to allowances or exclusions, ask what they cover and how they affect the total price. The goal is not to eliminate every uncertainty before work begins, but to know which party is responsible for each decision and how the contract handles changes.

Shortlist and vet candidates

  1. Write a project brief. Note the rooms and functions you need, target area, must-haves, budget range, known constraints, and preferred completion window. This gives each candidate the same starting point.
  2. Ask about comparable additions. Request examples that match your project in size, structural work, and local permitting. Review portfolios, contact references, and ask past clients how the project was managed. AIA recommends checking relevant past work and following up with clients.
  3. Request a written proposal. It should identify phases, deliverables, fees or price, assumptions, exclusions, estimating, permit handling, and any construction-phase support. If the proposal uses broad terms such as “full service,” ask for the specific work those words include.
  4. Map the contracts and responsibilities. Ask who contracts with whom, which entity is responsible for design and construction, and how changes and cost escalation are handled. In contractor-led design-build, the architect may be contracted by the design-builder instead of by the owner.
  5. Verify qualifications and approvals independently. Confirm applicable licensing, insurance, references, and local permit requirements before signing.
  6. Compare full terms, not headline figures. For an owner-architect agreement, address budget and estimates, additional services, owner approvals, completion obligations, and liability. For either route, make sure scope and exclusions are clear enough to compare.

What the available fee figures do—and do not—tell you

AIA’s homeowner guide, accessed October 9, 2026, gives broad percentage-based fee ranges of 8–15% for new construction and 15–20% for remodels, noting that experience, project complexity, and geography affect rates. The remodel range is not a quote for a particular home addition. The same guide mentions design service fees of 5–20% of the overall project budget in a discussion of larger commercial architecture projects; that figure should not be treated as an expected residential addition fee. Fee structures and included services vary, and there is no comparable, current, geographically specific design-build cost figure established here for residential additions. Ask local candidates for proposals tied to your project and compare what each fee covers.

These figures are context, not a way to calculate what your project should cost. No universal residential addition fee or design-build percentage has been published that can be fairly compared with the architect ranges. A proposal may price a defined scope differently from another proposal, so compare deliverables, construction-phase involvement, estimating, and exclusions before drawing conclusions from the percentage or total alone.

Common assumptions to avoid

  • “One contract means a guaranteed price.” The contract structure alone does not establish when a price is fixed or what may change. Get the pricing milestones, allowances, exclusions, and change process in writing.
  • “Design-build is always faster.” Design and construction can overlap, but the arrangement alone does not promise an earlier completion. Request a schedule with its assumptions and identify decisions or approvals that could affect it.
  • “The architect will supervise construction because they drew the plans.” Construction-phase services depend on the agreement. Specify the site visits, reviews, responses, and change support you expect.
  • “A lower proposal is the better deal.” Different services, assumptions, allowances, or exclusions can make headline prices misleading. Compare scope and qualifications before weighing the price.
  • “The same rules apply everywhere.” Licensing, permits, zoning, and building approvals depend on the property’s location. Confirm requirements with the relevant local authorities and qualified professionals.

Make the choice around the work and the relationship

Choose separate architect and builder when design independence, a completed package for builder bids, and the option to select the contractor after design matter most. Choose design-build when one contractual relationship and coordinated design-and-construction delivery better suit your priorities. Neither label settles price, schedule, design quality, or construction oversight: those depend on the specific proposal, team, and agreement. Before signing, make sure you understand who owes each service, how price develops, what is excluded, and who handles changes and approvals.

Frequently Asked Questions

Do I need an architect for a home addition?

Not automatically. An architect can help evaluate the site, explore design options, and identify jurisdictional constraints, especially when the addition has meaningful layout, aesthetic, or site challenges. Whether an architect is required for a particular project depends on local rules, so verify requirements for the property’s location.

Is design-build cheaper or faster than hiring an architect separately?

Neither route is established as inherently cheaper or faster. Design-build can coordinate design and construction and may allow work to overlap, but that alone does not guarantee a lower price or shorter schedule. Compare written scopes, price milestones, assumptions, exclusions, and schedule assumptions.

Can I get multiple bids if I hire an architect first?

Yes. In the typical design-bid-build sequence, you can use the drawings and specifications to solicit contractor bids and then select a builder. Ask whether the documents will be sufficiently detailed for comparable pricing, and make sure contractors identify their assumptions, allowances, and exclusions.

Will my architect oversee construction after preparing the plans?

Not necessarily. Construction-phase services such as site visits, submittal review, responses to contractor questions, payment-application review, or change support depend on the owner-architect agreement. Specify which services you expect before signing.

Who employs the architect in a design-build project?

It varies. A design-build entity may be architect-led or contractor-led; in contractor-led design-build, the architect may contract with the design-builder rather than directly with the homeowner. Ask who your contractual counterparty is and how design and construction duties are allocated.

The Bottom Line

For a home addition, choose separate architect and builder if you want to develop a design before seeking contractor bids and to select the builder afterward. Choose design-build if one entity coordinating design and construction better fits your priorities. Neither arrangement guarantees a price, schedule, or level of construction oversight: compare the actual teams, written scopes, contract terms, local qualifications, and responsibility for changes before you sign.
