Jakupa’s project description states: “The District Six Restitution Housing Project provides 108 homes for land claimants returning to the heart of Cape Town.” The same description says the design “balances collective memory with contemporary urbanism, leveraging land restitution to return displaced families to central Cape Town.” These are architect-supplied descriptions of intent rather than an independent post-occupancy assessment.
How the housing is arranged
The plan uses two linked forms: continuous bands of row houses and apartment blocks positioned at the ends of those bands. Internal streets and public squares organize the development into smaller micro-neighborhoods rather than one undifferentiated housing field.

The expansion envelope is a built-in allowance for possible additions such as another bedroom, a bathroom, or a garage. It is provision for future adaptation, not a statement that every household will extend its home. Actual additions would still depend on household resources, approvals, construction standards, and site constraints.
Apartments
The project contains 60 apartments arranged in ten clusters of six. Each cluster has its own identity and entrance, giving the apartment portion a smaller social scale. Individual apartment floor areas and bedroom mixes are not stated in the published project information.

Shared facilities are part of the architectural strategy rather than leftover space. The development includes internal streets, public squares, rooftop drying yards, and pergola-shaded braai areas. Why the project took longer to complete
According to the project description, construction was delayed after the original contractor went into liquidation in 2017. The account says condition assessments and site re-scoping were undertaken before work resumed with newly appointed contractors, with completion reported in 2025. That chronology is attributed to the architects’ published description and has not been independently corroborated in the available evidence.
How it fits the wider District Six restitution process
This 108-home development should not be presented as the whole District Six redevelopment or as a resolution of every restitution claim. A separate 2025 Phase 6 heritage impact assessment describes a wider Phases 4–6 process aimed at returning land to 954 families displaced under the Group Areas Act and subsequent forced removals between 1966 and 1978. The same assessment says Phase 6 aims to construct 153 dwellings.

Those figures describe the broader restitution programme and a separate phase, not the 108 homes in Jakupa’s project. Keeping the scopes separate matters: the housing completed in 2025 is one defined architectural project within a much larger and longer-running urban and restitution effort.
